We just started with CPS a few months ago and thus far the experience is poor. They are not a match for our condominiums. They do not have an inhouse maintenance department or person, so they do not perform minor maintenance issues. If the gutter is full and overflowing, the deal is we, the homeowners, are given a company to call and have them make the repair. This goes on for all minor building repairs. Our Board made a terrible mistake. If you are a large apartment complex or a condo complex with your own inhouse maintenance personal, then this company would probably be OK. But for a condo property of 16 units, we homeowners are on our own for building repairs. They do not return phone calls or emails. They are not BBB rated. CPS knew we were not a match but signed us anyway. I cannot get a copy of our management agreement, Fidelity insurance or Broker's license. What does that tell you.

Our condo association has been with CPS for several years. They started out great but has been on the decline over the years. There is no accountability, instead of taking ownership of their employees' mistake, they blame everything on the association. When you question and hold them accountable they act like you are in the wrong. Accounting takes months to correct their errors. CPS nickels and dimes associations for everything from phone calls to calling contractors (that they recommend) to come to do repairs, to phone calls with board members and onsite visits, items for technicians to use and to run financial reports. They do not follow the associations' by laws. Responsiveness is horrible. Instead of taking 24-48 hours, it takes weeks to hear back from property managers or you do not hear from them at all. They really do not manage, they just pay the bills and charge a lot of money to do so.

I have called since December and still no phone call! I have called and called, wore a reviewsContacted the BBB wrote a report on there. The young lady finally emailed me and told me she should call me at noon the next day if I was available I responded with yes I am. I'm not only did a phone call at noon, but I called them at 1:30 asking what the next step was the guy had no clue. She calls me back at 3:15. I'm already irate with her and told her it's not a good time for me to talk to her. Now I've called Wednesday and Thursday. And still have nothing.. I've left voice messages. I've even emailed her.. so your communication is still not there!

Sold our condo. The title company had charges from Capital Property Solutions of $262.35 for HOA Status Letter and $300 transfer fee. That's $562.35 that CPS received from our net proceeds to tell the title company that our HOA fees were paid. This is an exorbitant amount with no justification. Sellers are getting ripped off.

No one ever answers the phones. If someone does, you get transferred to voicemail or simply hung up on. Since January 1 my community has been salted twice; the roads are a mess and the sidewalks were not cleared. There is a complete lack of professionalism or care. The HOA is targeting certain community members while others are given carte blanche. Dues went up $50and we get less help now than before.

They knit pick on the most ridiculous thing, making up new rules to suit themselves. For example, instead of allowing the city police to monitor the "no parking " on our streets, an email was sent out stating homeowners would now get an immediate $25 fine. Residents as a whole are not parking on the streets. Previous communication stated that any kind of workers could park on the street. But one of our neighbors got a letter from CPS claiming that they were parking on the street, but it was workers painting their house. Where do they expect workers to park? They also are totally non responsive to any communication challenging their interpretation of the rules.

Good reviews are most likely from business clients or employees but I doubt any are from residential or regular property owners. Example, Jonathan D's review below is almost the exact same review he posted about a completely different HOA. CPS cares.....about fees and fines more than managing their property. The quickest litigating business I've ever had the displeasure of working with. The property I own has horrible maintenance, condescending and inaccurate violations notices, poor customer service, and generally has been a complete nightmare to deal with. My property has 2+ HOAs every year and CPS has by far been the absolute worst ever selected. Potholes in the roads, trash strewn about, fences falling down, and all they care about are fining their residents and sending BS violations letters that usually aren't helpful or accurate. Wish I didn't have to work with them.

What a joke these people are....17 story condo building that had GREAT management before these fools took over. No accountability.....no response....cant fill positions vital to the building. Board members parking cars since management can fill positions. Erica, the building....never in building off site for "management meetings". What a joke these people are. If you are in a Condo and are looking for new management....THIS IS DEFIANTLY NOT THE COMPANY TO USE!!!!!!! If anyone would like to reach out to me for more info, I would be happy to speak to them.
