I'm a new resident at The Grays Point, this morning at 11:15 my fiancé went to place a nail in the wall, and the whole sprinkler systems exploded. We called the rental office and got no reply, then called emergency maintenance who directed us back to the rental office because it was during business hours. We called 911 helplessly as watched our brand new apartment with all of our newly purchased items be destroyed by 2 feet of water. The fire department showed up 15 minutes later and was unable to get the sprinkler to stop for an additional 10 minutes. Finally they were able to stop it, the water ruined our unit and the 2 beneath us. The apartment manager assured us they would take care of us and get us relocated into another unit. We were told they wouldn't assist us with moving our belongings but that we could change to another apartment. Which was unacceptable but we were willing to negotiate. The fire Marshall and department started they had never seen this happen EVER in his career. The apartments were thrown up within months, cheaply made and with faulty equipment. After the fire department removed a good portion of the water, a carpet service was sent to start extracting the carpet, at which we were told we needed to remove our furniture that was completely soaked then and there. The apartment manager had maintenance come and move our sectional out to a garage to dry in 20 degree weather AFTER the carpet company explained it was a waste of time and wouldn't dry. We waited 6 hours for the manager to call and say you can't leave your apartment, and left with a inhabitable water soaked, slowly molding and rotting apartment without any dry area accept a small section of one of the 2 bedrooms that were destroyed. We were given this message after 5p when we couldn't call and contact anyone else from the corporate office for help. We were left displaced and literally out in the cold, and are 2 disabled veterans. With over $10, 000 in damages to our belongings. That's what we get for trusting Ardent communities and serving our country!

This organization is criminal don't ever live there because if you move they will charge you for things that have been there for a decade, maintenance is horrible on top of it all.

My wife and I lived at the Sawmill Ravine properties just over a year. We're quiet people (well at least my wife is). We keep to ourselves. We're good to our neighbors. We keep common spaces nice. My wife spent her own time looking for lost pets (and with some success). We donated our old cat carrier to the complex for other lost kittens. The above is to say that we weren't problematic residents. We did our best to live simple in our apartment community.The folks working in the office were kind. They assured us that we could make our house a home. They encouraged us to decorate: hang pictures, TVs, etc. They didn't warn us about the Bethel road drag racers that would wake us up in the middle of the night. They sold us on the idea that we could live, cause normal wear and tear, and expect no surprises at the end. I feel naive.My wife and I excitedly got a puppy after a few months of living there. He's an absolute treat. Like all puppies, he had a few accidents as a baby. He liked to pick at the seams of the carpet, digging with his paws. I knew that I'd be paying for carpet replacement and made peace with that. He's now a fine young man, and caused no further damage. We always picked up his poop - something that select other dog owners didn't have the stomach for.We started looking at houses after notice of a significant rent increase. We had just seen a place that we really liked, so the deal was sealed. We made an offer, purchased a home, and informed Sawmill of our intent to leave.When we moved out, we didn't leave anything behind. We swept and mopped. We dusted. I struggled to get our grill off of the back patio (I lost the key). We vacuumed, despite the need for replacement. We pulled all the fasteners from the walls. We didn't paint, as the complex uses a gray color that would require a color match. We turned in our keys and made our way to our new home (we love it!).I'm writing this review weeks later, having just received a final bill from Ardent. Never did I imagine that it would request such an amount.The charges include hundreds of dollars for paint. Among the items were: the count of nails holes from hanging photos and art, discoloration of baseboard, adhesive damage on a bedroom window sill (caulking?), and splatter on the kitchen wall. We didn't take an awl to scratch or damage any caulking. We live gentle. The oven is flat against a wall in the kitchen. Splatter is inevitable if you cook in the home. They need backsplashes. The pictures that they took of the "damage" were as mild as you can imagine.Next they cited a cleaning charge, with nothing extravagant. It appears (tough to decipher handwriting on the invoice) that they are charging for a lightbulb or two? This was followed by the carpet (I have no problem with this charge.), a fridge cleaning charge, a final water bill (again, no issue here).Surprised by the bill I tried to log into the renter portal to review the lease, a statement of billing, and to find a detailed itemization of the charges (materials/labor hours). It turns out that they lock you out of your account the moment you dare to move out (Spoooky!). Next, I called the office for the same documentation. I was told by the agent that they would send it to me. They didn't. Days later, I called again. This agent told me that they would not send me anything due to my outstanding balance and that I should have saved copies of everything before I moved out.In my opinion, this policy is predatory. I want to see what I've paid for, review the agreements, and have further detail of the new billing, so that I can protect myself and ensure that the charges are sensible. It appears as if the property management group wants to keep renters from becoming emboldened enough to challenge them.What is the purpose of pet fees and pet deposits if they aren't to be applied to the additional maintenance driven by the pets themselves? Why the false narrative that you can make the apartment a home? Why can't I access transactional details because I have an outstanding balance (I just got the notice)? Why does the rent go up when it seems to me that the complex is already raking it in? I think the last question may be part of a wider issue plaguing the renting class in our metropolitans. Comparative pricing empowers the larger landlords to raise the rent, justified by overheads or not. It's a vicious cycle. In my opinion, it's greedy.So, if you drove past the apartments at Sawmill Ravine today and thought to yourself, "I might like to live there... It looks nice.", my recommendation would be to keep driving. Make the next right onto riverside drive, and keep your eyes open for a sign advertising another set of townhomes. Hopefully they're managed by a smaller, less corporate establishment that has their thoughts set on more than the bottom line.

My partner and I just moved in on September 1st and it's been a terrible experience from the beginning. Since getting accepted, they changed our apartment number 3 times. Twice to a one bedroom when we applied to a two bedroom. After the second time they assigned us to a one bedroom, we went in to get this corrected as this was second time they made the same mistake. When we went in we were treated terrible about the whole situation and our leasing agent, Alexis, was combative and argued about the unit assigned being a two bedroom. She stated the unit that we toured was a one bedroom (it obviously wasn't as we were in the unit a week prior). Alexis, said she was just in the unit she assigned us and was certain it was a 2 bedroom. To clear things up, we suggested she go with us to look at the units and confirm. She refused and sent the other leasing agent there at the time to confirm (we were correct). As a prospective tenant/customer, I would never expect to be treated so poorly. She was rude, unprofessional and provided really terrible customer service all around.This should have been our sign to take our losses and find somewhere else. However, we were sold on the fact they were brand new, reasonably priced, and so close to our work. So we brushed this under the rug and moved on.While getting everything worked out, we mentioned several times through our communications that the unit we toured and eventually assigned was missing a vent fan cover in the spare bathroom. We were assured this would be handled and taken care of by the time we moved. That in fact never happened and I had to follow up multiple times after moving in to get it fixed.Once we moved in, we quickly discovered that the AC in our BRAND NEW apartment was not working. We put in the maintenance request right away and were contacted immediately stating they would get someone out right away. We made the request around 3:30 and no one showed up until after 9 o'clock. At one point our apartment was 85 degrees and no one seemed to care. Due to the heat, it resulted in us having to leave our doors and windows open, ultimately leading to mosquitoes and flys all over our apartment. When the maintenance man did finally made it, he made it clear he was not going to be able to fix it because he wasn't a HVAC technician and just left us with a portable AC. Before leaving he stated someone would be out the next day to get it fixed.The next day, we heard nothing the whole day and had to reach to out to see when they were coming. We were notified at that time that no one could come out because it was Labor Day. That was understandable and what we assumed. However, that was never communicated to us. We were then told it would Tuesday then. It took them until that Thursday to get it fixed. We were without AC for over four days.A week later after getting it fixed, we are back in the same position. The AC is again not working. We put in the request for the issue right away again. We were contacted and told that it will be Monday until someone would be out. Per the maintenance person, only the company who installed the AC can do the work because it would void the warranty to the whole building. He also stated they were closed the next day (which is a Friday) and it wouldn't be until Monday at the earliest.Frustrated and with the questionable timeline of repairs and explanation, I contacted the office to discuss the matter with our property manager, Sara. I tried to call the office several times and never got an answer. It took my partner calling to the main Ardent number and getting transferred to the leasing office to get someone on the phone.This seems to be the normal for them. We have a left voicemail that did get returned, it takes quite a bit of time for them to return text (often you have to follow up again to get a response). It would appear Sara is never there because every time we had an issue and asked to talk with Sara, it's aways she's out for the rest of the day or she out of the office. We've been into the office like 6 times since July dealing with everything and she has been there once. I have asked for calls back several times and she never returns them.It's definitely felt that they aren't too concerned and there is no sense of urgency. The only time that there's a sense of urgency is when money is due.A little bit of understanding and an adequate apology would go a long way. It has been a part time job dealing with everything. I feel like some kind of compensation should be given due to all the problems.I caution anyone considering this community or any of Ardent's Communities.

I brought out my lease just to move from their property. I cleaned the apartment out and left the unit cleaned from trash or anything. They are now trying to charge me for a paint fee which they use flat base paint and cleaning fee as well as for water bill that I already paid. This lady name Rebacca in the Turnover Division is rude and nasty but wasn't being rude and nasty when i paid over 4,000 to Ya'll. If I'm telling y'all these charges are not in my lease, why do you think I'm going to pay it if you can't provide the documents. I just hate this place. Wish I had read all reviews for ardent property. Which it's so many bad ones smh they not going be around to much long.

I can't even begin to describe the headache. This place has been for the four years we've been here. The sad part is we are the only family on our street that has been here the longest. People tend to move out of these homes within a year. One of our neighbors actually moved out after six months. They don't like to come and fix anything properly. Our first year that we were here, our smoke detectors were constantly going off. We asked maintenance to come and fix it. She looked at them and said there was nothing wrong. In the middle of the night, the middle of the morning, the fire alarms were going off. Management is disgusting and has a bad attitude. We have never been late on our rent, but for some reason they choose to feel like they can talk to you however they wanna talk to you. I recently asked about being able to move out of our unit because our jobs are transferring us to a different state and was told that it is at their discretion. However, in reading the lease several times it is not in the lease. The person stated that they are not obligated to allow us to buy out the lease. I asked where in the lease does it specifically say that and what she sent back was the dates of the lease. So it's not written in the lease that we cannot break our lease if we are moving out of state. The sad part about it is our lease is up in a month so they're not losing anything. HOA is a joke. Complain about everything! If not enough mulch is put down, if you have things on your porch, your garbage can needs to be in a certain place. My car was almost stolen in front of my house and I emailed management to let them know. We have a two car garage and only one car can fit in the garage. Even with them knowing that my car was almost stolen from the front of my house, they still insisted that I park my car in the garage and also keep the two trash cans in the garage. I explained to them that the car cannot fit in the garage with the garbage can. They have no courtesy for anything or anybody. It's all about money for them. They sent us a lease renewal and the lease went up $500. No warning just told us to check the comps. I would never in my life rent from them nor would I ever allow anyone that I know to rent from them.

The staff that work at The Village at Gantz Meadows, an Ardent Property managed apartment complex, are not senior friendly. The have gone back 1 1/2 years and billed my 74 year old mother for every service call. They want it in a lump sum in October. This spans 2 leases. The first lease never included service call charges. She's had maintenance come out to fix a broken toilet, her furnace, backed up drains, and her refrigerator that stopped cooling. The property manager, Tammy Whoever, called my mother crazy multiple times on the phone to the point where she made her cry. Do not let anyone you know rent from this place/company. They are mean, discourteous, and the property manager thinks she can charge what she wants. I am looking into a Tenant Attorney at this point. I'm tired of the veiled threats, accusations, and suppositions they make regarding my mother's mental health. She just retired last year from being a labor/contract negotiator for over 30 years. They have no right to treat her so poorly, this woman deserves respect, not the pettiness from someone who thinks she's "in charge". I'd have done zero stars if I could have.

The properties are severly overpriced as is the costs during moveout. Over 900 dollars for paint and carpet all because the couch left a mark. I do not recommend this place to anyone.

We moved in about 6 months ago while we wait for our house to be built. The Kenmore Place apartments were brand new - which was a nice thought. However, the amount of noise is unbearable. We are on the ground level. We couldn't have been placed in a worse unit. Never mind the fact that we hear the lady and her children and her boyfriend's children on the 2nd floor BUT, we also hear the toddler on the THIRD floor running and stomping around. Why are we hearing anything from the 3rd floor?! That's how crappy the flooring is in this place, and what I can only assume is how ALL of the Ardent Properties are. Why in the world would you skimp on flooring?! I do not recommend any Ardent Properties unless you can stand the lead feet, stomping, running, wrestling, etc. Oh, and forget talking to Management about it - they have to "witness it" and if they can't get there in time you could "always call the police". And they do nothing about people not picking up dog poop or trash, so good luck dodging all of that! But they will gladly give you a written warning for setting a small bag of cat litter outside your door while you get the rest of your trash together so you can make ONE trip and not several because heaven forbid the trash receptacles be close! Ardent Properties are a joke.
