First and foremost, you don't want to take a thing that Oompa Loompa walrus in the office says at face value. Record ALL your interactions with Walter and get everything signed and in writing. Was told I'd be receiving my full security deposit-ended up being charged $200+ for a single pane of blinds that were TAPED TOGETHER and held up by TOOTHPICKS when I moved in. This is a typical thing their maintenance does-Mexican magic it and then knowingly charge exiting residents for their ineptitude. You will get charged for the entire buildings use of outside water too-they split it between the residents without telling them. Also, it's just not that nice for the price. Old nasty carpet, musty buildings that have NO insulation, terrible windows you'll have to tape up year round, rodent issues, aggressive dogs, tiny and unmaintained water heaters you'll get 5 minute showers with...the sad thing is that I could keep going. Do yourself a favor and move you and your family to a nicer community-you'll thank me later.

I've lived here for going on 5 years now. You get a garage with each apartment and one parking spot.When I first moved in here, this place was so nice. It has working class families, affordable rent for the space inside and washer and dryer already included.Right next door is a shithole complex called "wild wood". There is a riot or a standoff with swat one a week over there. But a huge privacy fence separating the complexes.Occasionally the people from the other property will make their way over to Abbots Cove. Understandably, the property manager can not control who visits the residents, however, this WILL be my last year here.

Worst customer service EVER.... Walter is by far the most incompetent sales associate I have ever encountered. Attempted to rent an apartment for a solid 2 months. Stood me up on 2 different occasions to meet and view the apartment. ignored emails, ignored calls but would periodically assure me they had availability. Call two weeks before I think I am moving in and was informed there were no open units. I wouldn't rent a place here for my dog

Parking Nazis! Poorly signed with overzealous tow drivers.Edit: After getting complaints about this review, I decided to be more specific. The parking situation here is not friendly for guests. You can get you car towed when there is no signs within 500 ft that would describe tow times. Abbots would rather get kickbacks from the tow people than accommodate a few people. Apartments are old and out of shape, drafty, and usually have stuff that doesn't work on move in. Creaky. When I moved in two years ago, the stove top half worked, the closet light was a non operational fixture hanging on exposed wires, and most fixtures here are ancient. Floods easily. Asked to have the gutters fixed, never happened. Shared plumbing that backs up too much. Plenty of skunks that come from the close woods provide hours of fun. Used to have overflow issues with the dumpsters, but seems to have fixed that. The upsides of this place is that they generally listen to you in regards to problems.Living room is spacious. The spare bedroom is SMALL! TINY. The units to not have central heat or air. Wall heaters, and AC units. One AC unit in the living room, and one in the master bedroom. Anybody in the spare room will sweat during the summer, as the vent running into the spare doesn't have a return, and not much air will blow out it. No air in the bathroom or kitchen. All electric. Compact water heater. Does come with compact washer/dryer, a stove, and a refrigerator. Garage is decent. Has electrical wired there. Consider yourself lucky if your garage is near your place. I know my neighbors was a healthy walk.

Honestly, after reading all the reviews I can say that I've had no problems with Abbots Cove other than the parking situation which everybody here underscores. Here is my review after living there for 3 years. The office people are very friendly and very helpful. The location is great because its close to downtown, close to I-70, and close to 270. The maintenance people are very responsive and every time I've needed them they complete their work promptly and efficiently. The neighbors are friendly and respectful. And you cannot beat the price for the value you get. Where else can you find a 2 bedroom town house with a patio and garage and washer and dryer included for that price? The spare bedroom IS very small but I don't mind because I live alone. The fact that heating is floor board electric can be a plus or a minus. If you have a family or roommates who are at home all day and you need the whole house heated it will cost you an arm and a leg. But since I live alone I only heat the room I'm in so it's affordable. The water heater tank is VERY small. If you leave the shower on for more than 20 minutes you will deplete your hot water supply (but since it's small it heats back up rather quickly) The apartment complex next door (Wild Wood) has been a problem but to be honest Abbot's Cove has done a lot to remedy the situation including hiring undercover police to keep a look out at night and building a barbed wire fence between the 2 properties so you can't blame them for that. And the spree of car break ins last summer seems to have been brief and ended. Now for my main and really only significant gripe which is the stupid, confusing, backward, inefficient, and very inconvenient parking rules they have. Even though I've seen nothing but good things from the office staff one can't help but wonder if the property management really is in cahoots with the tow truck company and if they are taking a kickback from all the cars that get towed, which is a lot. The rules say that between 8am and 5pm Guests or even residents without a parking permit (they only give one per housing unit) MUST park in the regular parking spots. And between 5pm and 8 am they must park on the road (but not if you have the permit otherwise you will get towed). So this means that you can't have friends come over at 4pm and leave their car at your place while you carpool somewhere and come after 5. They will be towed. If you have company spending the night you have to make sure they get out of bed before 8am to move their car or they will get towed. I've seen these vultures waiting at 7:55 am with the truck ready to hook a car and tow it the second the clock ticks 8. I've seen them tow a car from a practically empty parking lot at 5:15 pm while the girl who owned it was bawling her eyes out saying she was just there to pick someone up and drive them to work and she wasn't there for longer than 10 minutes. Not to mention that the tow truck drivers are the rudest, most calloused, and most disrespectful people I have EVER encountered. And Abbot's Cove is their golden goose which keeps laying the golden egg. I HATE the parking there. Just make regular reserved guest parking spots available 24/7 or allow parking on the road for guests 24/7 like any other complex does and you will make your residents much happier.

I have lived at Abbots Cove for nearly 2 years now and I can honestly say this is the WORST renting experience I have ever had. Here is a list of things that not only ruined my renting experience here at this property but will most likely affect your renting experience here as well.Insect and rodent infestation!I have seen several mice over the course of my years here despite numerous visits from exterminators. I have also seen cockroaches and the stray cats are more than I can count. It's SO bad I had a stray cat attempt to get into my unit by hiding and then trying to dart in through the only door as it was starting to get colder outside.Mold and mildew!The upstairs air conditioner literally stopped working because it was so infested with mold and mildew. When the substance was tested it was found to be a mix of mold and mildew.High crime rate and drug dealers/drug use!This property has a really high crime rate. Cars are constantly broken into, packages shipped to tenants on this property are stolen on a regular basis. In fact, the warehouse next to this property burned down as a result of arson. I have also noticed several units that are occupied by potential drug dealers. The smell of pot is really strong around some of these units and I highly doubt skunks are the cause of the smell.Incompetent management!During my time here at Abbots Cove there have been several incidents of requests being put in to have certain appliances fixed and these requests were simply ignored. When I first moved into this unit, I found that most of the appliances in this unit were either partially non-functional or completely non-functional.When this was mentioned to management prior to moving in, they simply did nothing and hoped it would never be mentioned again. Even worse, the manager of this property attempted to intimidate me into keeping my mouth shut about what goes on here to the parent company (Oakwood Management). This is absolutely reprehensible behavior on the part of the manager (Brian).Brian even attempted to get me to take this review down. He directly told me that if I posted a negative review he would do everything he could to make my life hard. I didn't know at the time what this meant exactly but I found a 45 day notice to vacate the unit a day later. I truly believe this is not the first time Brian has attempted to both intimidate as well as evict a reliable tenant simply because he doesn't like that person for one reason or another. The management here clearly do not care about their tenants and even go out of their way to try to make their tenants miserable simply because that person stated there were problems that needed to be addressed. Do yourself a favor and stay FAR AWAY from this... cesspool.

I've been at abbots cove for a year now. Actually just resigned my lease today. I have no complaints. Except maybe the terrible parking jobs of my neighbors but that's beyond the control of the property manager. The guys in the office have been nothing but welcoming and kind. I enjoy stopping in there actually. I've never had a problem receiving my packages on my porch and my car has never been broken into. The neighbor is quite and off the beaten track. I would highly recommend joining this community.

DO NOT LIVE HERE.My car was broken into twice, and my apartment was as well while I was out of town for a while which led me to believe someone had been watching me and knew I was out of town and had been gone for a while.Watched a guy break into someone's apartment because they had a brick of cocaine in there. Don't let the fact that the development is well lit and full of families living there fool you. Sure this place is cheap, but it is definitely not worth the cheap rent. Pay more and live somewhere nicer where your car won't get broken into and your apartment won't get broken into. Oh, and don't worry. The Columbus police are well aware that this is a bad area and that things like this are going on, but you'll only see them when you call them AFTER something bad has happened and you had the need to call them.

The price looks good, but you get what you pay for.Front office is very unpleasant to work with, and very rude. The 2 maintenance guys break more than they fix.My apartment's drainage is linked to 3 other units. In the year I lived there, my kitchen flooded 3 times. Thankfully I was home, but it still ruined many towels. They said it was too expensive to fix, so they keep calling a plumber. It's extremely messy and takes a long time. Once we were up until 2 AM until the plumber was done.The best was when maintenance went into my apartment when I was out of town to fix my dryer. They forgot to close and lock my sliding patio door. When I got home I noticed the sliding door was open about an inch. I thought I had been robbed. When I complained about it, do you think they gave a rats a**? No. They said they can come and go as they please when a work order is open. (BTW, the work order was 5 weeks old, and I had given up hope.)Upon move-out the front office and property management (Oakwood) don't agree on how much to refund. I left the place in better condition than when I moved in, yet got less than 50% of my refund. Think long and hard before deciding to move there!
