Perfect urban camping. Easy check in. Friendly and helpful staff. Gated. Quiet. Clean. Level sites. Full hookup, 30/50 amp sites. Pet friendly. Non-smoking except inside your RV or at the designated smoking area. Easy access to I-25 Great place to set up if you just need a safe place to park your RV while you explore the area. Yes, it is close to the airport. No, we did not experience a lot of noise from airplanes.

Pikes Peak RV Park is a little gem located in Manitou Springs. We stayed in sight 19 which was very convenient for getting in and out of the park. Its proximity to red rock canyon open space park and Garden of the gods park were incredible both within 2 miles of the park. There is a trout stream that runs alongside the park if you wish to fish. The owners told us that they have rainbow trout in it and we watched a crane fishing along the edge in the afternoon very cool. With the Veiw of Pikes Peak right from our site was incredibly awesome. The quaint little town of Manitou Springs is right across the street from the entrance with plenty of shops and services for you to enjoy.We would highly recommend staying here. The park is well kept up spaces were a little tight but we had no problems backing our 30 foot rig into the site the staff was great very helpful with every question we had.

I stayed at Pikes Peak RV Park for about two months and it was fantastic. First, the manager Sheryl squeezed me into a monthly site at the last minute. I had made arrangements elsewhere, arrived, and realized it would not be suitable - so I called her in the middle of a crazy hail storm, and she was helpful, friendly, and polite. She got us in, and we loved being here. The park is small, but it's located in a mountain village which has been around since the 1800's and everything is small in this town, if not a little wonky - which is what you get when you're building amongst beautiful red rocks and a charming creek! The spaces are cozy, but honestly, it was never an issue - we had our 24' trailer in both the middle section and then by the creek, and both were comfortable. The maintenance gentleman JJ is more than happy to help folks get parked, and he does so with a giant smile on his face. Actually all the staff, including Sierra and Mo who staff the front desk are friendly and helpful. They've got great tips on visiting the area, are more than willing to patiently explain to their guests how to best navigate the local attractions. Hints on great dog parks, and also a vet recommendation and more. We were allowed to receive our medical deliveries and Amazon packages here - and we always received a call or a hand delivery to our RV. We have a dog, and I LOVED the two fenced dog park areas - there were some folks with shy dogs, and it gave everyone the chance to take their pups out for a romp - plenty of shade, dog poop bags, and a trash can that was emptied DAILY by the staff here. It's walking distance to downtown Manitou Springs, and there's even a free shuttle that regularly stops outside the park which we often used. And the town is adorable - tons of things to do every weekend - we went to an art festival, and there was a marathon we cheered for, and a drum circle in the park Thursdays, lots of shops and places to eat. Anyhow, the staff here really amazing - they kept the entire park clean and tidy, the bathrooms were spotless every time I went in, and the laundry facilities were ALL functional for our entire stay (honestly, we've RVed from California to Maine and across Canada, and the laundry rooms can be the stuff of nightmares - but NOT here!). If there was any issue JJ was immediately on it (we had a wasp situation at the first site, but they took care of it on the same morning we asked for help!) I would not hesitate to stay here again - and am already looking forward to our next visit.

This is a long review that I couldn't put everything because of the word limit all this happened over the 9 month period of Being here. It's About how we were treated about what goes on and how bad the park manager is. There are a lot of thing I can't add because of a limit. She non renewed us on June 30th with no reasoning. She is lucky we have a place to go because it is the middle of summer and she would have put me and my small children out with no where's to go. I hope you know you just created a lawsuit because there is not one reason on the paperwork for why we are getting non-renewed. We have a lawyer taking on this as this is posted per of getting the letter from the manager on 6/30. between her calling CPS and making false accusations, letting someone physically assault me (I have pictures of the marks and I can get the police report), all the drama She created. I would not recommend this park. I would love to go into detail of everything that has went on. I have information from people that worked at the park on things she has done and did and how she treats the employees especially when the big boss is coming(and if she retaliates that's a nice lawsuit against the company). the company would reach out I'd love to send everything over. Including full videos all the pictures and the full review it won't let me post. Big boss has your back but won't tell them the full truth of what happened. Wouldn't recommend park bc of manager.Edit: Actually I was not told more than three times to clean my site because I cleaned it up right after she had asked per the videos I was trying to sent to corporate, and she actually nonrenewed us because i went on my Facebook and I didn't put any names but I had ranted about the problems I was having, and she nonrenewed us because it pissed her off after she stalked my social media. :) because everything was fine, because she knew that we cleaned up our site and the lady in the park warned me ahead of time to find a place because she knew she was going to renew us over freedom of speech, but great team that works together right lol. but it's OK cause we found a park That's cheaper has bigger sites and definitely treats. Their people a lot better. Glad to know that your corporate office can be played like a violin by the manager. And then the fact that she wanted to put one of your employees at risk of going into the creek to cut down trees because she can't budget correctly hmmm.

This place is top notch! When you look at other RV parks, I don't see where you can even compare. Lots are really nice, the whole place is immaculate, and the people that run the place are the best. After living in a home in the area, I found that the folks at Pikes Peak RV Park are kinder, and friendlier than the people that were my neighbors in the home I lived in for 3 years, nearby. Cheryl, Kim, and JJ were more than helpful. As travel nurses, and newer RV'ers, we needed some other services as well. They went out of their way to guide us in the right direction, and when the RV was stuck in the ice and snow, we had no need to call for help. They were right there, getting Harvey RV free. I expect to be back to Pikes Peak RV park between assignments, and it will be like coming home to old friends!

Location is the only reason to stay. You pay for that only. This is a gravel cash cow for the owners for absolutely nothing but a gravel parking spot. Have had enough of these COVID abuser RV parks. We have a new rig and the money, but will not support price gougers like this! The Park only 1 more mile away has amazing amenities and is cheaper. This place is ludicrous!!!

Do NOT choose the 20ft spot for vans/car camping! They advertise as privacy fence and electric hookup- what they don't tell you is that you literally park on the septic tank covers and the privacy fence is to block view from the basketball court. Yup, meaning all you hear is the bouncing of basketball and smell of sewer. Highly DONT recommend this place!!

Sites are way too small. Utilities don't lineup to site. Promises of a pool and exercise room is not on site but through a park about 1/4 mile away, doesn't belong to R.V. park. Way over priced; I was expecting a lot for over $100 per night, it's basically a parking lot with hookups. Lots of noise from the road. The plus side is the owners are friendly. But this place needs to spend a couple hundred thousand to make it worth the price they are charging. I can't believe it gets so many customers? I'll never come back.

Rented a 50 Amp spot for 3 months, great location with walking distance to downtown Manitou and very easy access to major attractions (Garden of the Gods, Pikes Peak, North Pole, and Manitou Incline)All the staff are good people and the General Manager couldn't run a better campground.Looking forward to coming back and staying again, this little perfectly located campground is now on our 'great place to stay' list.

Location is great. Camp ground is so uneven for all rigs over 30' using 50 amp spots. We started with two extra pads to help level and the gravel slid the pads over causing damage to the leveling system. Manager and her Husband (a mechanic for RVs) accused us for bad judgment on setting up, in their most level spot they had available. This was the third spot they put us In to try and level. Now we are stuck here past our time waiting for repairs. Possibly having to fly everyone home.Once I mentioned posting a review, the manager became hostile and raising her voice. Accused me of threatening her. Now we're being asked to leave once we get the repairs needed just to drive. For leaving a review. We only asked if we could get a little compensation for a spot that is Not level enough for our coach but the best they had. Maybe try dealing with the owner.
