I stayed at the Riverview lodge. Joyous vacation rentals advertises false information about 100% of the property. Pictures of the home, if shows a kids bunk room with 3 beds. That does not exist. Shows a hot tub, it has on with stairs broken through it. I received a email letting me know it will have trash bags, toilet paper, aluminum foil, etc-had none of this.The properly was filthy, trash is trash cans, dirty bathrooms, oven, fridge, coffee pot, etc. The thermostat had a note that says dont go above 60.... Its winter time, neither of the electric fireplaces work(yes I know how yo work them, i have my own in my home, the igniters were broken and the guy tells me to stick a flame somewhere in the area) not doing that with such old stuff, it would blow up knowing my luck.The water situation was even better, they have limited water. After arriving and turning on pump i was warned to not flush toilets and to only shower as a emergency. Once the water is gone then thats it.. I was very disappointed with this cabin, every year we go to different ones and this was the worst. Hopefully people read the review, the man Charles uses the excuse that he is in Florida and it is not his fault.. Great property manager... I will never take my family to this companies homes again... Dennis

I rented Mountain View Lodge from Joyous Vacations. I had problems the entire rental period. There are no window coverings on any of the windows. The house was dirty, dusty, trash from the previous renters was never removed and was there when I left causing flies and awful smells in bear country. The refrigerator went out during our stay. The BBQ pit does not work. But the worst problem was the fact that the electricity and water did not work for 2 days. This house is off the grid and does not work properly. Rent elsewhere. Joyous Vacations refused to issue any refunds. The house is not as it is advertised. It says there is a coffee maker. There is none. I contacted Charles with Joyous Vacations and he authorized the purchase of a coffee maker. I went to Walmart and purchased a coffee maker. Now Joyous Vacations refused to reimburse me for it even though I have a text where they authorize the purchase. Joyous Vacations is not a reputable company so don't give them your money. There are so many other places to rent from in Colorado.

We had a great time at Riverview Lodge! It is peaceful & relaxed and quiet. The views are tremendous & the home is spacious and ample for a large group. The Deck is also nicely angled for the maximum use of southern solar exposure and views. Some of the furniture is downstairs has been worn a bit, but it's a kids area / family play room with couches and Foosball & Pool tables. The upstairs bedrooms are nice and Log Beds are very artistic and comfy. Kitchen is well stocked but the dish washer is disconnected due to not wanting to waste water. BTW: The water situation seemed fine to us: IF YOU FOLLOW DIRECTIONS. It is in all the emails and posted at the home that water is in a 2000 gallon cistern. So they ask nicely to be aware and conserve water. This means turning the PUMP SWITCH ON OR OFF upon arrival & departure or even at night sleeping to reduce chances that a loose toilet handle can run out an entire cistern of water in 10 hours. We spoke with the folks who manage this home and they said the Outdoor Hot Tub had been damaged & discontinued due to the limited water situation and has been off the advertising for quite a while now. We were quite happy there & enjoyed our visit tremendously.

Before renting -- be sure to read the Rental Agreement... It states that no refunds will be given if the home is dirty or household appliances are broken when you arrive!!!! This doesn't sound like a joyful vacation!23. Other There are no refunds of money if an item like a hot tub, stove, oven, washer, dryer, or household item is broken or not working at time of arrival or if the home is not clean. My family and I rented the Horseshoe Lodge October 2016. There was a sewer smell throughout the cabin the whole time. The manager and water guy had us open the windows as a solution. Before renting from this business, Joyous Vacations, I recommend searching reviews...they're not so great.

Stay clear from Joyous Vacation Rental Properties and everyone associated with them. These people are only interested in taking your money. Our group rented a house in Buena Vista this May and it was disgusting. Not only was it not cleaned prior to our stay, but it looked like someone was living there and cleared out sometime that day before we arrived. Coffee was still in the coffee pot, food was still in the fridge and freezer, bedding had not washed, no towels in the bathrooms, the bathrooms had not been cleaned and were so dirty with hair, lint, and grime on the floor and toilets that you could write your name in it. Thick dust on tables, dirty floors and carpet, and Inside the toilets, bathtub and shower was grime and soap scum streaks from many many showers and no cleaning. They even left scraps of soap in the shower. There was food stuck on dishes, silverware and pots in the kitchen. Who does this? Who puts a property online and lists it as a rental and then does not professionally clean it before people arrive? We were frustrated and felt cheated by the lack of respect shown to us as guests of this group. They should be ashamed and shoudl be professional and issue a full refund for our stay. The group that runs these properties shoudl not be in this business if they do not care about their customer and making it right. The owner Mark Joy refused to refund our money, and would not even return our email to address this. What a bunch of crooks. Please don't rent from these people. I hope this review keeps others from losing thier money from renting with this group.
