From the minute I arrived onto the property filled with flowers, trees and welcoming smiles I knew I was in for a treat. Jen showed me into my downstairs room with lovely historic appointments but all the amenities I'd need. Later I met her and some other folks out in the barn for a trail ride through the fields and woods of their property. You can tell Jen is experienced with riders of various levels of accomplishment yet she found ways for the young beginner right on through to the more practiced among us to be challenged and have fun.Afterwords I spent some time petting the barn kitties and family pooch out in the yard. After coming back from dinner I enjoyed a soak in the jacuzzi with some sparkly wine. Before turning in I checked my Facebook and posted a photo from the afternoon ride. Breakfast was amazing and Instagram-worthy!I was ready for the day ahead of me selling my art in Cincinnati. My business trip truly got started off as a mini-vacation all thanks to my time at First Farm Inn. HIGHLY recommend!

DO NOT RECOMMEND, especially if you have indoor pets; even if they are well mannered. I was moving from North Carolina to Cincinnati and was exhausted after hauling a dog and horse by myself, which took 17 hours. I let my dog, Kado, out to go to the restroom (I'll admit I did not put him on his leash, and I'll take the hit for that) however; there was no one outside except Jen, the Inn Keeper, and I thought it would be nice for him to be able to stretch his legs as there were several acres of land and he had been cooped-up for 17 hours; he played nicely with their dog, Odo, and Jen acted as if that was no problem so I assumed it was okay. Kado eventually pooped, and the first thing Jen said was "OHHH, he just HAD to poop right in my front yard...my dog always wanders off and does it somewhere else!" I assured her that I carry plenty of doggy bags and would pick up after him, which I did. Then, she commented that she didn't realize Kado was a "big slobbery" dog and wouldn't have allowed him to come if she had known. I told her that I would be more than happy to leave and stay at a hotel; she said this wouldn't work for her because I had booked a room for a week and she wouldn't be able to rebook, so I stayed. Everything went downhill from there. For the rest of my stay I was relentlessly reminded of what an inconvenience we were to her. She told me she didn't want Kado on her carpet (which was in every room but the kitchen) and that Kado needed to stay in the kitchen. She also asked me to have him sleep in my truck. I was completely uncomfortable with the idea of leaving my dog in her kitchen and in my vehicle unsupervised. She ended up giving me a towel for him to lie on in our room. Kado stayed with me during my entire stay. He was supervised at all times and went with me whenever I left the house. He did not chew on anything, pee in house, bark or get drool all over the furniture and walls. He did however, pee on one of Jen's plants that was on her porch. She was not happy and let me know in her usual passive aggressive manner. How dare that little rascal pee on a plant... I assure you he was punished accordingly! Also, if you are traveling for an extended amount of time like I was, don't bother asking to do laundry...she will allow it but only after she makes you uncomfortable while she makes it known that it's an inconvenience. ...again, in a passive aggressive manner. She told me on the first or second morning to just let her know if I needed my towels washed. This was immediately followed by a rant about how she doesn't understand why tenants wash their towels so frequently and that they don't need to be washed for at least seven days...of course after the rant, I wasn't about to tell her that my towels smelled musky like they had been left in the washer too long and that I'd like different ones. On the fourth day I decided to hide in my room and just "do my time" until my reservation ended. I thought that it would be easier because I could just relax and enjoy a couple days without Jen's passive aggression; however, I stepped out of my room for five minutes and it began again. I decided I'd had enough and promptly packed my bags, loaded up my "big slobbery" hound and horse and told her we were leaving and that it was obvious that Kado was too much of an inconvenience. As I was paying she told me I had to pay for the rest of my unused days. I of course said no and that her "pet friendly" policy was misleading as her place is in no way pet friendly. She said that I was an irresponsible owner because "on the website it clearly states that all dogs must be crated at all times while in the house." I want to make it very clear that nowhere on the website did it say that dogs needed to be crated. It does however say that "cage-trained dogs do fine," which is not the same thing as "you must have your dog in a crate at all times while indoors." I didn't heed the words of the other poor reviews that I read, and now I wish I had. Jen tends to refute poor reviews with snide comments about how irresponsible for disrespectful the tenants were, but I find it hard to believe that everyone that writes a poor review is in fact obnoxious, disrespectful and ultimately a liar.

I bought a gift certificate at a church auction for 2-hours of horse back riding. I reserved a day for my 11-yr old daughter and her friend to come. The woman who took my call (Jen) explained the kids would be prepping/brushing the horses before riding. The day before I called about the reservations because of thunderstorms forecasted. Jen explained to me that another family had booked for that time, plus a couple, and that she wasn't sure if she had room for my daughter and friend. I explained to her that I had reserved 6 weeks prior and that she had taken my credit card number (isn't that what a reservation is?) and she said "ok" but it would be a big group. The next day cleared up so we were there and apparently the family had cancelled so it was only my kids and the couple. Right off the bat things started off wrong; Jen did not like my kids (two well behaved girls) and was smart and nasty to all three of us. I was shocked. She apparently expected us to know all the lingo she threw out at us (how to brush, where to brush, equipment names, ect...) and got smarter when we didn't. For example, after we brushed my daughter's horse thoroughly, Jen came by and rubbed between the place where the horse's front leg met his stomach and said, "you did not brush his [some horse word I don't know] as i told you three or four times too', in a snide, condescending manner. Most of what she said was like this, smart with an edge. She was rude! She would walk to other side of the barn to talk to the couple and get angry that the girls and I couldn't hear her. She was strange definitely not a people person. After a half hour the horses were finally saddled and the group went to the corral to practice. After about another half hour they went through some paths. Jen had mismatched my daughter's friend with a feisty, 6-yr old horse that wouldn't cooperate with the girl, so Jen tied that horse to her horse and led it; needless to say, the child had no fun.. She has taken many lessons at Winton Woods and feels comfortable on a regular horse. She was very disappointed. Needless to say, when they came back to the barn after about 50 minutes, I asked Jen after the girls dismounted if we left or stayed to help. Jen snapped at me and in her familiar condescending way, "I would consider it very rude if you left..." at that point I cut her off and we got into it a bit. There were people waiting for the 12 o'clock ride and I simple asked if we helped or left; she had no right talking to me like that. Jen of course blamed the kids and said they did not listen and so on.. so I asked the couple who rode with them what they thought and they agreed with me; I wasn't imagining her rudeness and disrespect. After our little interaction Jen was a little bit nicer, but not much, and when we left (I asked first, I was too afraid not too), she chased me to the car and demanded payment; my daughter was paid but the friend I paid for. I reminded her that I already gave her my card number on the phone and she said that that unless I paid cash, she would charge $5 more. So, I paid $65 in check to avoid going into her house for to charge it, instead of the $60 cash charge. She assured me she would not double charge my card; we'll see. The girls told me some misbehavior on Jen's part that took place during the ride, but this review is long enough!I would not recommend this place to anybody. She knows a lot about horses but she charges so much for so little (less than an hour of riding) and her behavior was quite strange. I'd go elsewhere.

This is an amazing place to spend the weekend. The house and grounds are beautiful, and you'll feel like a welcome guest, not just a customer. Jen and Dana have thought of everything. We relaxed on the porch with wine and cheese, soaked in the hot tub, played an infinite game of soccer with Odo the dog, and petted the cats. Of course the main attraction is the horses, and when you go for a ride here you're not just going for a ride, you're getting a riding LESSON, and a good one. Jen is passionate and knowledgable about horses, this is not the kind of place where you pay to sit on bored, tired horses and walk in circles. We took a beautiful ride around the property, and everyone in our group got individual attention based on their skill level and the horse we were riding. We stayed in the 1870s room, and it was clean, cozy, and comfortable. The ONLY negative thing I can say is that the bed is very squeaky. I suppose that's to be expected with the antique furniture, but it can make an intended romantic weekend a bit....awkward. This was my first trip ever to a bed and breakfast, and I would definitely come back again.

This is a great getaway for a couple or a family who likes animals. Our kids loved playing with the cats, the dog, the chickens and the horses. We had fun sledding and horseback riding and exploring the farm. Our room was huge and easily accommodated our family of 4. The 3 breakfasts were great and Jen was very hospitable. I would recommend this B&B to families with well-behaved children. We read the reviews on Yelp before our trip and can assure you that the couple of bad reviews here were a result of discourteous guests.

I have been riding with Jen at First Farm Inn for 2 years now, and it has truly become my "happy place." Jen is so knowledgable about horse care and horses, and has a passion for sharing her knowledge with others. I have learned so much about horse care and what it takes to run a barn, and the horses who live at First Farm are truly the luckiest horses out there. A stay at First Farm Inn includes delicious home cooked food, comfortable accommodations, and the ability to interact with goats, dogs, cats, and horses -- my version of the perfect vacation. With 2 ponds, trails, woods, 3 rings, and rolling hills, First Farm Inn is idyllic and welcoming, and the people who work there are knowledgable and inviting.

My husband and I stayed at the First Farm Inn for three nights in June 2024 and we loved it! Jen is a delightful host who is thoughtful and friendly and took good care of us during our stay. I love horses and had minimal experience riding about 30 years ago. I am now 75. I knew there would be horses on the property and envisioned that I would be petting them but had not planned to ride. Jen was encouraging and assured me that with the right horse and a lesson before the trail ride, I would be fine. What an amazing experience I had! She showed me and another rider how to get to know our horses and be comfortable with them by petting and grooming them. She gave us a lesson on the proper way to ride and also be confident in our ability to handle our horses. It was so much fun and Jen was always right there with us on the trail ride, guiding us on handling our horses and making sure we were comfortable. It was awesome! It was the best riding experience I ever had thanks to Jen. My husband didn't ride, but he enjoyed our stay as well. The accommodations were very cozy, clean, and comfortable with a farm house vibe. Jen's home-made breakfasts were delicious and had generous portions. No need to have lunch! We would definitely stay here again when traveling through the area. Actually we would consider it a destination. Thank you Jen for a warm and wonderful experience.

This was the best first horseback riding we could of ever imagined. Jen was a great instructor. Very informative and extremely experienced. The interaction she allowed us to have with her horses from the beginning to the end made us feel very comfortable and really enjoy our experience. I would recommend her and her farm to anyone.
