Champagne Manor

Our wedding day back in May 2024 ended up being a great time but leading up to and succeeding our wedding day has been a nightmare...We participated in the promo deal in which we had to pay a lump sum upfront to help with improvements with the venue; which included a glass arboretum which we were told would be complete by February 2024 and is still not complete from what we have been told from other couples who have reached out and toured the property. Per our contract we could "cash out" vendors at certain amounts and substitute them with vendors of our choice. Per our contract "cash out" amounts we are to be owed around $3k, which the owner Jason and I agreed to. Fast forward about 6 months later we still have not received a dime of what we are owed per contract. He has told me we'd be reimbursed a certain day, that day comes around and nothing. Now, I have not heard from Jason in about 2 months.As other reviews state, communication is a big problem. It is a task to get into contact with Jason and weddings are already stressful enough but even more so when the venue is inconsistent and not transparent with communication. Just one example is when we asked if the glass arboretum for the reception area would be complete in time for our wedding. Jason gave us the run around and my mother in law ended up reaching out to the construction company directly to get the answer.Yes, the venue is wonderful but the amount of added stress and lack of professionalism from the owner is not worth booking your wedding or event here. There are tons of other great venues in the area.

This place is absolutely breathtaking! Apparently it's a former home turned into a venue. I attended a fundraising event here and it was the perfect backdrop for it. It's definitely off the beating path of major highways but I think that's part of its charm. There was plenty of parking and the wait staff I did encounter were amazing. And that sunset set over the lake will literally take your breath away. I was in such awe almost forgot to take the pic of it lol.

Scam scam scam. Do not ever book here whether that be for a wedding or event!!! Check all reviews first!!! We bought tickets in 06/24 for a holiday party 12/24. After months of no communication or posts I had to chase and message for weeks to get details and they finally cancelled the event 1.5 weeks before. They did not cancel publicly but in my dm. We were refunded bc I disputed to my credit card but we didn't get back the money we spent on booking a hotel and car service and dresses and hair appointments. I wish I would've read the reviews before I ever purchased. READ OTHER REVIEWS.

A truly breathtaking location. Guests will drive for a bit in the countryside and be stunned after turning the curve with this welcoming them! Great for outdoor events with the lake and carolina blue skies. Perfect for photo shoots inside as well! Beautiful bridal suite Very magical experiences!

Champagne Manor has been permanently closed. Beware if you call and book the venue, as the owner no longer has rights to the property.

Don't book this venue!!! We are waiting for a refund of 5,000 that we have not received. Please avoid the anxiety of booking with a dishonest venue.

Our experience with Champagne Manor was incredibly disappointing and aligned with many of the negative reviews on google and the wedding websites. The event was poorly executed, and there was not a single positive aspect to highlight. Communication was lacking and the so-called all-inclusive services fell short (the caterer said he is the worst venue he has ever hosted at). The setup and overall organization were chaotic. After researching the owner, Jason, we discovered multiple pending lawsuits with some pretty serious allegations. It's disheartening to think others may be misled by the potential this venue might have from his well rehearsed sales pitch. I strongly advise against considering this place for any event--run away as fast as you can.

As a guest, this place was too good to be true. Lots of bugs from the pond close by even with fan, dirty, and not maintained. Cans everywhere from a previous event, and messy landscaping. Rooms not cleaned and checked prior to wedding day. The wedding ceremony area was full of weeds in the pathway, guests were picking before the ceremony to give the bride good pictures. Wish it was a better experience for guests and wedding party. The vendors mentioned this is typical at this venue. Pictures with captions.

Do not ignore the bad reviews!!! I will try my best to summarize how disasters my wedding planning and wedding day went all because of Jason Lottmann.Communication: When initially booking/touring, we would receive email responses from Jason about 10+ times a day answering all our questions, thoughts and concerns, making the booking process fairly quick and easy.....a few months down the road when we started having concerns about the venue and lots of questions, that's when we wouldn't receive any response from Jason. It would take anywhere from 1-5 emails and a time span of 1-4 weeks to get a response that typically looked like "we will get you an answer this week" (we would never get an answer). This wasn't just a one-time thing; this was how Jason communicates with his clients after they fully pay him and sign contracts.Venue Upgrades: The reason we agreed to tour Champagne Manor was because they were advertising a new glass ballroom + more venue upgrades coming spring 2024 (our wedding was fall 2024). Without the new glass ballroom upgrade, I would never have considered having my wedding there simply because I don't like the plastic tent they were using as the reception area. When we signed our contract, we were promised the glass ballroom and other venue upgrades for our wedding...after months of bugging Jason for a response to simple question such as "can we get an update on the glass ballroom" it finally took him until the a month before my wedding to tell us that he wasn't able to upgrade to the glass ballroom, which is excuse was he didn't want to ruin a month worth of wedding by Turing the venue into a construction zone....But anyone would be able to tell you that that's something you think about ahead of time and not after you make clients pay for the price of the glass ballroom... Jason then told us that instead of the glass ballroom, he will upgrade his current white tent to a glass building...that also was never upgraded so we didn't get any new upgrades and were stuck with he same white plastic tent....Money: When we signed our contract and paid half of the contract price, we were paying more $$$ for the fact that we will have the upgraded glass ballroom + more upgrades. A few weeks after signing, Jason had sent us an email "FINAL PROMOTION" basically saying if we pay our remaining balance or "up to 10k" he will give is 25% cash back a month before the wedding "great way to make money" so we discussed with Jason and each other and thought it was a good idea. At this point, our balance is paid, and Jason will be owing US money for the promo deal....after that, Jason had sent out a few more promotions which we did not take part in since we didn't have a balance with him anymore.Fast forward to a month before the wedding when we get news that we will not have the glass ballroom, we felt we should not be paying for the glass ballroom and that's not what we are getting.. contract states that if the glass ballroom isn't up by your wedding date, you are eligible for a full refund. So, we did what made sense and asked for a partial refund. After going back and forth with Jason about the refund, he then tried to say he will give us our requested refund but will have to waive the "promo deal refund"....what??????? of course we did not accept that!!! Now that left Jason owing us a partial refund for the glass ballroom we never got, and what was owed to us for the promo deal. From the date we were supposed to get out refund til today (4 weeks after my wedding) we have NOT received our refund from Jason except for $587.50. We made sure to remind him almost on a daily basis of what he owes us and he would tell us every time that we will get our money on this date, that date and we would never get it....Since we didn't get the ballroom, we had to have our reception where our ceremony was which was outside and I brought it to Jasons attention that he need to figure out a way tp lighten up the reception area since there are no lights when it gets dark...He told us he would try to figure something out but never did. I had to use my own money to buy candles/holder to make sure my gusts has some sort of light so the reception isn't pitch black...Also on our wedding day, we were getting phone calls from our vendors in the morning telling us no one was at the venue setting and and that the venue was "trashed" from the wedding the days before. I had to get friends and family member to rush over to the venue to start cleaning up the venue since Jason and his two helpers were no where to be found helping out. During our reception, the wedding planner was walking about and handing out to the guests PLASTIC CUPS because Jason wasn't able to provide glass wine cups as well as my guests had an arrangement of white and pink napkins on the tables because Jason also couldn't make sure there were enough white napkins for my wedding day......

My husband and I just got married at Champagne Manor in October and the venue was amazing. It's even more beautiful in person. Not only that but Jason, the owner, is super flexible, available, and helpful! He really made the process so much easier. The views are amazing , landscape is gorgeous, and the mansion is the perfect back drop for photos. Would highly recommend !
