So excited about our first new construction home, that was greatly disappointing & bad craftmanship!!!!!!!!!!!we have a right to get an attorney to make them get on the ball and make them pay for any replacements!!Major flaws in quartz island in the Kitchen, and the big shot big boss will not tell the owners what's going on, as to not get them mad for the fear of getting fired, they DON'T WANT TO TELL THE OWNERS OF San Joaquin Valley Homes. The paint was watered down big time on all exterior trim, looks very thin on all the wood and in the bathroom!This is bull shit man! Mr. Steve Musgrove is his name, the so called BIG BOSS, he is charging us an additional $700.00 for the mistake they made with our counter top, talk about a person that don't give a SHIT about his own customers! Wanting to charges us even more money to replace the top, after there own guys said they never should have put this top in our kitchen to begin with! We also told them to reimburse us $1000.00 dollars and they refused!Anyone wanting to get with us and get an attorney contact me here with your phone numbers, If we can get about 15 people here, we can get a BOND and get an Attorney. If we don't ban together they will continue to take advantage of all of us and future buyers.I hope a lot of people read this, our experience here with this company was also a night mare! Ask the lady that works at the model home office she told us many times good luck trying to get stuff fixed after the fact . They don't follow thru with what they do . Exactly why I pulled out of the Verona house ! Hell no your not going to hit your year end number In December and build a shitty house . Screw that ! You guys suck . Let me summarize a long story of a family who was so excited about their first new construction home, THAT WAS GREATLY DISAPPOINTED!!!!!!!!!!!If I can describe the quality of home, unfortunately the only words I can use are HALF-AS$#%!LITERALLY FROM OUR HOME TO THE COMMUNITY! While I love the idea of smaller higher end home, this idea was not followed through. When your house was RUSHED TO BE FINISHED and your in your final days before you have to sign loan docs again, you know their is going to problems. Well, we had our first and only walk through RIGHT BEFORE our loans documents were about to expire, of course TONS OF ISSUES with the house, enough we're we didn't want to sign for it. A big red flag was when we kept being told that the warranty department was great at fixing things. A HOUSE SHOULD NOT BE SOLD IN THE BASIS THAT THE WARRANTY DEPARTMENT WOULD FIX IT!!! SURE, PAY ALL THIS MONEY AND LIVE IN A CONSTRUCTION ZONE!!! THE NEXT DAY WE WERE TOLD WE HAD TO SIGN FOR THE HOUSE AND THEY WOULD GUARANTEE THE ISSUES WOULD BE FIXED. AFTER SEEING THE QUALITY OF HOME THEY HAVE WALKED US THROUGH WE COULD NOT TRUST THEM!!! WHO WOULD BUY A HOME FULL OF MAJOR FLAWS!!!! THATS WHEN THEY TOLD US WE HAD TO SIGN THE HOUSE OR THEY WOULD SERVE US PAPERS. INSINUATING LEGAL ISSUES AND LOOSING THOUSANDS OF DOLLARS THAT WE HAD PUT DOWN. ONLY TO LEARN THAT SERVING PAPERS MEANT THE CITY OF VISALIA STATED THE HOUSE WAS LIVABLE. Which yes the house was livable, LIVABLE IS NOT THE DESCRIPTION OF A NEW HOUSE YOU WANT TO BUY, A HOUSE WHERE YOU PAID FOR THOUSANDS A DOLLARS OF UPGRADES. We still didn't sign!!!When upper management stepped in, our disappointment grew. While we walked the house to see the issues that needed fixing. They kept staying the flaws "were within reason", literally telling me my furniture would cover most of the tile that had issues! After spending thousands of dollars for a tile upgrade, you expect a flaw here and there, but when it's spread through the whole house, ITS RUSHED WORK!!!! Even when we told them it was ok that the house wasn't finished on time, and we rather not have it RUSHED TO FINISH!!! (after passing by and seeing that the house was still just studs and the due date was coming up.) Them assuring us that they would pay our fees to resign loan docs if they needed to extend the time. Another deception as stated what happens in the above paragraphs. WE ended up paying almost $1000 to extend the loan docs!!!!! WE!!!!!!!! Let's move on to now, we moved in, had the major issues like the tile semi-fixed. Luckily fixed before we moved in. Still have spots where tile hurts when you walk on it. My kids the other day scratched their foot on it. The very thing I told them would happen but they kept telling me these tiles could never be completely flat and it was within reason!! We have had the warranty department come in and start fixing some of the many issues. Let me tell you, YOU DO NOT WANT TO LIVE IN A HOUSE THAT NEEDS WORK SUCH AS DRYWALL ISSUES, PAINT ISSUES and so on! Specially with small children in the house, isn't it the reason your buying a new home not to deal with a mess while your living in it already???? But know we have bunch of other issues come up! They have sent some very unprofessional contractors. Contractors giving us the run around blaming other contractors, and saying it wasn't their job to fix it. WE STILL have a list of things that need fixing, some things being major and not looking forward all the dust and mess construction makes. ALL WHILE PAYING FOR AN MOVE IN READY UPGRADE HOME! IS THIS AN EXCEPTION CASE????!!! NO!!! SAN JUAQUIN VALLEY HOMES!!! NEIGHBORS TALK!!!!! Even the neighbors I don't talk to, I have seen various contractor working on their homes!!!!WHEN I WAS EMBARRASSED OF SHOWING MY HOME TO MY FRIENDS AND FAMILY, EMBARRASSED OF WHAT WE HAD ACCEPTED TO BE SOLD TO US. I CAN WITHOUT A SECOND THOUGT TELL ANYONE WHO CONSIDERS TO BUY A HOME FOR SAN JUAQUIN VALLEY HOME TO RUN AWAY!!!!! AND FOR THOSE WHO BOUGHT A HOME AND HAD ISSUES, YOUR NOT ALONE!

My experience is similar to the other reviews. The warranty department is garbage. They are extremely slow to respond IF! they respond at all. We had a ton of issues and they do everything they can to not honor the warranty. Worst home buying /owing experience ever. I have lived in my home for 1.5 years and I am having to pay to have my issues repaired by someone else because Sjv won't. Make sure if you buy a home from this company you inspect it with a fine tooth comb. Once you sign the papers they will leave you hanging.

I do not recommend buying a San Joaquin Valley Home in the Visalia Area. They made my first home buying experience a true nightmare. I've only been in my home for less than a month and when I have issues with the home (which are under warranty) I seem to NEVER get a call back or even an email regarding the issue, I've even filled out multiple Warranty Request forms to no avail. And I have no where else to turn since this is a San Joaquin Valley Home, there is no one else to address these issues with. I feel stuck and trapped in my situation. My only resolution is to pay someone else to fix the issues with the home but that makes no sense when my home is brand new and still under warranty. I regret this decision so much, and find myself crying every single day about it.

My home is just 6 month old and had a leak under the sink and behind the bathtub. I had to really do a lot of talking to get the warranty department to fix it should not be so difficult. And It should not have such shotty work.

Although it is San Joaquin Valley Homes motto "Service First, Quality First", definitely do not reflect what this company is about. Little over a year of owning the home. Many things (both major and minor) started to fall apart or malfunction. I had to hired an electrician to fix the outside lights in front and back of the house for none of the lights were working. The heating unit/ furnace had not worked for one month leaving us with no heat in the midst of Winter which I eventually will have to hired a HVAC company to fix. I already paid a handyman to fix a door handle that were dislodged from the door, slow draining sinks, and replace toilet seat cover. Not to mention a dishwasher that showed signs of wear and tear less than a year of ownership. How can a brand new constructed home fall apart so quickly? By the way, the house was barely lived in and was unoccupied for two months. Customer Service Warranty department very rude and pretty much directed me to refer to a homeowner's binder for help. She failed to listen to my concerns and totally ignored my feedback. The builders do not stand by their work. There are negative consequences for not listening to their customers, even for a large company.

After our 2 year warranty mark is up I'd like to give another review on where we are at two years after moving in. This is what y'all are paying for guys. Now I don't fully blame the warranty dept, I think the contractors need to be held accountable as well, but my opinion buying a home with this builder, be prepared to fix things yourself.

I bought a new construction home from San Joaquin Valley Homes and let me just tell you, what you see in the showroom floor when you're picking out your upgrades is NOT what you get. Their representation of black cabinets is dark BROWN. Just BEWARE because what they show you is clearly black and what you'll get is brown. Disappointing to say the least and of course SJVH won't take any fault and would rather loose a customer than make it right. Just moved into the home as well and I'm already finding things they missed and didn't care to pay attention to detail on. Lots of shortcuts taken here.
