cute local coffee shop in Newport! definitely your neighborhood coffee shop! stopped by here a couple times after surfing and the matcha and coffee always hits! they whisk their matcha which I really appreciate :) the staff is so sweet! their breakfast paninis are yummy too with the sauces! I appreciate their pricing as well, not too crazy! overall 4/5!!! definitely will continue to come back!

my friends brought me to this spot and i loveee it now! i got the unsweetened matcha latte. it was definitely not watered down and the taste was so defined which i loved. my friend got the chai latte and also said it was tasty.it's such a cute vibe here. we sat outside in the tables in the back and just chatted. loved it overall

Been coming to this place as often as we can. However,We will NOT be coming back ever again!!Today, my wife was verbally assaulted by an employee or owner while I was inside grabbing a coffee for her. She had parked in a spot, we now realized said Vacancy employees only. The employee came up to her parked car and yelled and cussed at her for "parking in his spot" . She said sorry, that her small kids were in the back seat. It didn't stop him from cussing her out. She is literally in tears, all over accidentally parking in a spot that we weren't suppose to?? We will never come back again, I cannot believe that someone would cuss out a customer for "parking in their spot" . So sad that this happened.

Recently checked out vacancy coffee after a run on the boardwalk. I ordered an iced maple latte with whole milk and half sweetener. The coffee was delicious and perfectly sweetened. Such a cute gem located accross the street from the beach.

Vacancy coffee had some of the best matcha I have had in a while! They whisk the matcha and the Valentine's Day special with strawberry was PERFECT. The iced maple latte was delicious. The ambiance is great.

The beach + iced coffee = Blissful me. Simple as that.Every time I visit Newport Beach, a short walk to VACANCY COFFEE is warranted before settling into the sand and basking in the sunlight with that vitamin SEA. Don't let their name fool you, it's never really vacant here. I've seen people camp out with their laptops, others that quickly pick-up and go, and since it is pet-friendly, a few puppers from time to time. Even though the interior is on the smaller side, don't forget there's some lovely outdoor seating in the back.Minimalistic, plant-adorned, bohemian vibes.I have a few favorites here: ICED LAVENDER LATTE and the ICED MAPLE LATTE, both made with whole milk by default. The lavender is a little overpowering, so slightly adjust. I also love their ICED COFFEE, which comes a little bigger than their iced lattes. On my last visit, I opted for VANILLA iced coffee. Dreamy. Pricing is great for a third-wave coffee shop. I'd say $4-$5 average. It's one of the reasons I continue to visit. As others have stated, parking is only available on the street, so plan accordingly. See you next summer!

Friendly fast service and great coffee. Not huge selection of Coffee offerings, but it keeps drinks consistent. They have some cool gear too. Located right on highway one so you can get your coffee before or after beach hot or iced

Cute coffee shop in newport beach, love the outdoor seating and the proximity to the beach. A quick walk across the street and you can enjoy your yummy latte with a view! The maple matcha latte is my go to and I recently tried their maple latte which was just as amazing. Always a clean area and kind baristas, such a gem.

Gothic mocha: 8/10Maple Latte: 6/10The gothic mocha is pretty unique and has a nutty flavor to it. It didn't taste much like a chocolate mocha, but the charcoal gives it a different taste/texture. I didn't taste maple in the latte at all--it seemed like a standard latte to me, but was decent for the price ($5.50).

Unfortunately this is Jo longer our little hole in the wall hidden gem. It's become so consistently crowded. Honestly I used to love it here. They no longer have WiFi for this reason and today it took 20 minutes to get my coffee making me late to a meeting.
