Day of move in, all my new neighbors came and spoke with me. They all let me know my apartment was broken into 2 days prior to me moving in. They let me know a drug dealer lived in my new apartment and was likely the person who broke in. They alerted me to a huge hole in the fence which lead to my bedroom window. There was glass still left in my bedroom from the break-in. When I called to ask about it. I got the voicemail and never received a call back. Called again to ask when the hole would be fixed... Again no answer and no call back. So we fixed the hole ourselves. They left a lot of notices on my door saying I owed more rent... When I'd call to question them they agreed they were wrong but then the next month the same nice would wind up on my door.Anytime I called them I would be told I'd get a call back and never did. I've called this place more times than I call my mom.This company and employees don't care at all. And trust every negative review you see. I haven't found one that was false yet.

VERY, VERY POOR MANAGEMENT COMPANY!!!!! NO AIR CONDITIONING FOR WEEEEKS IN 90 DEGREE WEATHER!!!!! TOO MANY COCKROACHES AND OTHER BUGS EVERY SINGLE DAY!!!! It's a complete nightmare!! I moved in only two months ago and I'm already looking to move out! When the temperature outside is 87-92 degrees, my west-facing bedroom, with an L.L. Bean digital thermometer, reads 88.6 degrees!! Who can sleep in that? I spoke to the office who said that the Maintenance has already been here to service the AC's (May 7th, two weeks ago) and the ones that are broken, like mine and my neighbors, will have to wait until all the other 9 properties they own are serviced, and then the Maintenance will come back to fix ours. Who works like that? If something's broke, fix it and THEN move on. Don't wait WEEKS to come back... Management told me that Maintenance will come back to service my AC but they don't know when nor can give me an estimated date- that was on May 13th, today is May 18th... When I told them about the bugs, they put me down for Pest Control and again told me that they don't know what date the Pest Control will be here, but they should arrive around two weeks from now. Awesome! So the bugs can lay eggs and breed before help arrives. Again, who works or lives like this?? How can I, or anyone for that matter, live somewhere where the Management basically neglects you?... By New Mexico law, the Landlord is obligated to "maintain in good and safe working order and condition electrical, plumbing, sanitary, heating, ventilating, air conditioning and other facilities and appliances, including elevators, if any, supplied or required to be supplied." By law, the Management is also required to "make repairs and do whatever is necessary to put and keep the premises in a safe condition as provided by applicable law and rules and regulations as provided in Section 47-8-23 NMSA 1978." A "SAFE CONDITION" does not include me getting sleep deprivation in which I've been experiencing on a daily basis now- fatigue, can't concentrate, moodiness, irritability, forgetfulness, etc. because I can't sleep at night with my bedroom at 84 degrees or more. I've also been experiencing dizziness, feeling very faint, headaches, and nauseousness from heat exhaustion. I've almost passed out so many times... If you value good living conditions, don't move to the apartment complexes owned by this company. To not be able to function properly on a day to day basis because of your terrible living conditions is not worth it.

Slum Lords. The plumbing doesn't work, insect issues, washer and dryer on sight do not work. When I had black mold in my apartment they sprayed over it with spray paint.They lose your rent check and charge you late fees. The emergency 24 hour line goes right to voicemail. Never ever even look at their apartments.

In spite of the generally high rental vacancy rate in Albuquerque, this company does not obey the law! I would highly recommend renting elsewhere, especially if there's a chance of your moving to another state after you rent there. I rented one of their apts. for 11 months, moved out the end of May and moved to Cal., leaving my forwarding address with the property manager. I spent $125 and a lot of my own time and effort to leave the place clean. About June 15, I received a letter, dated June 8, from the property manager saying that I would get my refund of $385 (I paid a $510 security deposit, but I don't dispute the deductions) from the "corporate office in San Francisco." N.M. law requires that the deposit refund and a statement of deductions be sent within 30 days. Wouldn't you know, I have yet to receive my refund. The company is registered in New Mexico.I I don't believe the "corporate office in San Francisco" exists. They recently moved to a much smaller office in Albuquerque and also raised rents. I believe they're in financial trouble and chose me to take advantage of knowing that it would be difficult for me to sue them in Small Claims Court from out-of-state. Don't be fooled! They are very sweet when you move in and maintenance is acceptable for the most part (my unit was dirty when I moved in) but they cheat tenants whom they think won't fight back. Plus, that area of town, just W. of San Mateo, isn't the best. You can find a better deal elsewhere!
