I lived at these apartments for 2 years and let's face facts I was less than impressed by any of the amenities or staff. So I moved in a year prior to COVID 19 hitting . The day of my lease signing a car had been shot up the night before by a tenet with a 45. Caliber hand gun . To which I was assured that those tenants were being kicked out by the front desk person Kinsey . I was never given a check in list . The front desk tried to rent me an apartment that was no longer vacant and had me fill out paperwork for that apartment . Once I was moved in it was pretty quiet until summer hit and then I heard non stop street racing on Montgomery . The pigeons then became a huge issue and health risk as they would lay eggs on your door step and shit all over the damn place especially in winter . The tenants at this time were professionals quiet people . As time went on the management changed and it got worse . The appliances that were provided by VLC were aging for example my water heater gave out 2 times in the two years I was there only to be replaced by one that couldn't even fill up the tub with warm water for a bath . Both times the water heater exploded and sent stinky water into my downstairs neighbors apartment . Any time I explained the water heater was going out to maintenance I was ignored . Also in the middle of the COVID 19 pandemic the front desk staff notified me that there was a leak into my downstairs neighbors apartment . They stated they wanted to resurface the tub which would have kicked me and my son out of the apartment for over 24 hours and they didn't offer to put us up any where else . If you have a problem past 5pm forget it the emergency line will not contact maintenance til morning . Currently the staff is extremely rude they will write you letters requesting things in all caps , when told about issues they give you snarky remarks . My girlfriend fell down the stairs due to ice I told the front desk about this and their response was "well it's snowing out there why would we put salt" only after this did they send out a email saying "the ground is slick" . The only saving grace of this place was the view and fireplace other than that they allow ghetto people to move in . One of which I saw hopping into a Dodge Challenger with an Ar-15 one apartment had 8 people living in it with no action taken by the front desk. And there is no security . Also the apartment is infested with roaches and ants that stink when you kill them . If your goal is just to have 4 walls and a roof then look no further . If you want a nice place to live find some place else . Ps the pic of the gym is not accurate and there is no onsite laundry facility unless you bring your own in which case be ready for a monthly call to maintenance to snake your drier vent because you will have to spend 4+hours drying clothes due to the clogged lines . Summer the current front desk person continues to leave the front desk closed and is constantly off site so you'll also be at the neighborhood post office if you have any resemblance of packages .

Moving from out of state I was really excited for this place, honestly. The first tour was nice, the pictures are beautiful and you're right next to the mountains! Everything you'd possibly wanted in a place so what more could you have asked for, right? Nope! I was told they were going to do this upgraded apartment for me and when I showed up traveling across three states to see, I came to a dump. The cabinets were awful, the light fixtures weren't as promised and it looked like they skimmed over the guest room that obviously was someone's kids art room. They thankfully fixed it as soon as they could but we're constantly invading the space for several weeks, not allowing me to settle in which I started school. On top of that, less than two months in the first big storm came through and caused a leak in the master bedroom over my tv, Xbox and bed. After telling them, they took a few weeks (yes, weeks) to fix it and left a big hole for birds to fly into the ceiling outside my balcony! But wait, there's more! After having several sketch people go through the accessible doors, and the cops being called on what appears to be meth heads in neighboring complexes, they finally started doing some patrol that was promised months ago! Then, I fell in the shower and asked if they could just simply fix it. Not receiving much effort I had to fix it myself, and when they came and saw it, they just confirmed that it wasn't leaking and left it until I ended my lease! (This was 7-9 months before it ended as I was on a yearly one). Finally, things went normal and calm so it wasn't too big of a deal except for when I tried moving out. After finding a town house and being fed up for paying for an overpriced apartment, I ended my lease but the manager was such a jerk and rude that I felt uncomfortable going into the office. I even saw several tenants drop off their rent days after it was due, but she treated me like dirt as if I was a kid who only asked her to do her job and make it a suitable place to live. The other staff were always wonderful, the maintenance dudes were really cool guys and super friendly. I just felt like the main manager lady was just fake and always grumpy, so why stay there? They say they're open to a certain time and seeing as any normal person would get off of school/work by 5-6pm I figured I could stop by but they were always closed because they left early! And opened up later than stated, such a joke! Last time I check they had someone break the gym windows when I was checking my mail which was ghetto and they also always had their pool shut down. The parking even got ridiculous in some spots. Overall, this was a terrible place that was in a nice area. Sure you get views and the feeling of being secured, but it's not worth it. Find somewhere better and cheaper, Albuquerque has plenty of options. This is based off my personal experiences so I'm sorry if this offends anyone, but I'm not going to be intimidated by anyone.

I have been a new resident at Villa la Charles apartments for about 17 years. As the apartments are older, sometimes things need to be repaired or updated, and the staff is always quick to make any necessary repairs and address any issues promptly. Management has changed a few times but I have always been very pleased with their courtesy and attention given to resident needs. The rent for this area of town is very reasonable and I have never had a problem with any neighbors. I would not have lived here for this long if I was not happy.

Dirty windows, infested with roaches, very poorly maintained. When I moved in, I found 6 or 8 very obvious problems (exhaust fans not working, doorbell not working, dishwasher not screwed to the countertop so it would tip over when the door was opened) so quality control as far as maintenance is zilch. Asked office to give me heads up for repairs as I work nights and sleep days, so naturally maintenance comes barreling in the next day at 9 am and said his work order didn't mention anything about coordinating repairs with me. Outside of windows are filthy, I asked when they would be cleaned and was told they don't clean the outside of the windows. Attached photo shows my kitchen window - the only window in the whole apartment where I can get to the outside is the right side of the kitchen window as it is removable. Note how dirty the left side of the window is. Complex has valet trash service (when they show up, which isn't Sun-Thurs nights as promised). Was not provided with a trash container as illustrated in the brochure they give you about the valet trash service, apparently none of my neighbors were either, so usually see bags of trash sitting outside everyone's doors at night - does wonders for the roach infestation problem. Asked office for a container and was told (verbatim quote): "Ill see if we have more cans. I may have to order some. Ill get one to you!" - that was three weeks ago. They "renovate" the counters with that horrible/cheap looking speckled epoxy, they sprayed the unit downstairs a couple of days after I moved in - without warning adjacent residents - the stench/odor from the epoxy was overpowering for 3 days, had to go stay with a friend. They don't accept packages, so anything shipped via USPS you have to make a trip to the post office to pick up. The floors creak badly, feel sorry for the tenant below me. I took this apartment because it was close to work and they provide full size washers and dryers (which can be hard to find at this price point in this area), but will definitely not be staying once my lease is up.

Lived here for 7 years and recently moved. This is what I observed in my time here:1) owners are greedy m'fers. They charge us a portion of a water bill that the management uses to water lawn, clean appliances, clean apartments. Each unit doesn't have their own water meter so I have to pay towards other residents abuse of water like in large families and the unending sprinklers during summer2) buildings and apartments were built in the 70's but they charge us a lot of rent because it's the neighborhood value. Other complexes in the neighborhood are newer and better maintained but I paid 1200 for a 2 bedroom!3) long time residents get fukked with paying higher rent but live in old, not-upgraded apts. my neighbors live in the newly upgraded apt with new appliances, apt looks great and they pay the same as me but I live in the older original apts. this is the same with all the long time residents and there are a lot of them because these new rules (mandatory valet trash pickup fee, mandatory shared portion of apt building used water bill, recent rent hikes because of ongoing apt upgrades and building beautification in order to satisfy newly opted section 8 tenants)4) section 8 tenants have trashed the parking lot with garbage broken bottles, noisy parties, drug deals in parking lot, more and more police cars being called to property and random fights. Not saying it's all section 8 tenants faults but I lived here long enough to see a correlation. Little to none of these incidents happened before they started to take section 85) they charge pet rent which is ridiculous considering the complex is full of dog shitz everywhere I walk. Why are you charging my dog for space that I already live in? Why are you charging pet rent if no one cleans up the dog shitz? If you install cameras everywhere to bust the fukkers who don't pick up dog shitz and have a cleaning crew to pick up dog shitz from lazy owners every day I will happily pay the pet rent6) there are lots of ants, spiders, roaches and scorpions that crawl into the apts. I'm OCD clean and I still have to worry about this shitt The pest control they use won't get ride of the pests because the building is old as fukk and there are cracks everywhere and holes under the kitchen sink7) they recently increased the amount of water utility bill in the middle of a lease and calls it an addendum they finally realized how much water these section 8 families are using before section 8 most tenants here are older and retired, or single people. Now there's 6 to a 2 bedroom8) they give you warnings because your balcony has furniture not marked as patio furniture but they let the section 8 tenants leave toys, books, regular folding chairs out on the balcony because they know and the tenants know they can't be evicted because of section 8 there has to be a lot of serious violations like damage to the property, drug use, criminal activity to evict section 8 tenants Loud parties, lots of noise, people walking in and out of apt all day and night slamming the front door is ok, screaming in apt is ok because children are expected to scream and stomp on the floor above you, not picking up dog shitz is ok, leaving clutter on front door and balcony is also ok because section 8 tenants are guaranteed housing and can only be evicted for serious violationsThis is just my observation no discrimination against section 8, I have met very nice and responsible section 8 tenants who are usually the older and retired ones, single ones but the families are out of control and they know they can get away with it my neighbor is section 8 and we chat all the time even she can't stand section 8 familiesDon't believe me? Before signing the lease, drive by here at nights a few times. Ask to see the actual apt you are leasing not a display... check under all cabinets for rotting wood. if it's not an upgraded apt (wood countertops are not in upgraded apps marble countertops are) check windows to make sure they all locks look under the sinks for rotting and holesI moved to California so my post will say San Francisco.

I lived at Villa La Charles for the past 3 years, and while my experience wasn't "perfect", it was an overall good experience and if I had to, I would live there again. First let's talk about the not so good (which were all taken care of, and may sound petty). The building is fairly old, as are the appliances, fixtures (except the a/c which worked great), etc. My fridge broke once, the balcony door was hard to open, countertops flaked, paint chipped, amongst others. Next issue was the birds, there are so many damn pigeons and they are fearless and gross. They inhabited my balcony and stairwell and shit all over the place, it was nasty. Lastly, as it is old they are constantly working on the place so it's inconvenient and sometimes noisy. I had to park far away a couple of times, clear stuff off the balcony, shut my gas off, it was a pain. For all my trouble it could've been a bad experience, but fortunately the good outweighs the bad. The management of the complex was great. When ever I had a problem they tool care of it quickly. They never would dismiss my issues and were friendly to deal with. They were fair and courteous and that's all I could ask for. For trouble with the pigeons they cleaned th e carpet, for issues with appliances they would credit my account. The sound proofing of the apartment was great, I never heard my neighbors and it was quiet. Although I would recommend staying away from Montgomery as the traffic sounds did come through. I never once dealt with crime, even though I was right on the main street and I was constantly going out of town for work. I felt safe, and that's important to me. My neighbors were cool as hell and I had good relations with all of the ones I came in contact with. I loved having a washer and dryer in my place, definitely a plus. Let's face it, apartment living can suck. But at Villa La Charles you can get by with minimum stress and annoyance. The price was right for me and I was fairly happy the whole time.
