Have been thru 3 Management changes since I moved in and they have improved 1000%. Pandemic wrecked havoc on Owners with law having to allow renters not to pay. Then finally these freeloaders were evicted or left. They have 2 pools, a jacuzzi, weight room and a secure parking and entry fence that doesn't permit vagrants in. My Rent has escalated but now at $915 their making up, wish it were lower but safety is my main concern! You must have a look see to determine for yourself.

I lived here for many years during my college and graduate school years. I moved out to start an adult life, and floundered more than I planned to. For the last year, I found myself back here at the Villa. It felt like coming home. These apartments offer a homey feeling that no other community I have ever looked at could compare to. The amenities are fantastic, an indoor and out door pool, a library (yes, library), gorgeous old charm, a fitness center, free storage, I could go on. The laundry is shared, but the facilities are decently kept, and I wouldn't expect my own washer and dryer in unit at this price point. I had planned on staying a while when I moved back. It is with great sadness that I decided not to renew my lease. Although there were a few factors that went into my decision, few of these reasons were within control of management. One reason though, did, and it has left a very sour taste in my mouth. It is now May and projected to be 90 degrees tomorrow, and the air conditioner is not on, nor is there any sign that they plan to turn it on any time soon. I understand that when the office controls the heat and a/c it is impossible to please everyone. However, I don't think anyone wants no a/c when it is 90 degrees out. The hallways are worse than the outside, and I would be dying inside my apartment if it were not for the fans I purchased as a result of the unreasonable temperatures. I am told that the a/c has been on in the local jail for weeks, yet I don't even have the open to pay the electricity cost to use the air conditioner that I pay rent to have access to. Again, I get that it's impossible to please everyone, but this is insane. During my first time living here, this was not an issue, so this is a change for the worst. So, I would not recommend this place for this reason at this point. If the excessive heat doesn't bother, I'd say go for it! The neighborhood is not good at all, but I must say that I have felt safe inside these walls all the while while living here.

I would only give this complex two stars. The apartments are roomy and reasonably priced. The amenities are fantastic. Indoor, outdoor pool and clubhouse with two pool tables. And now for the bad news. The temperature in your apartment is controlled by the office. They turn the heat on WAY too late in the fall and turn it off WAY too soon in the spring. (Did I mention you pay utilities?) So if you don't mind freezing, this is the place for you! Management consists of a couple of elderly women who enjoy sitting on the front porch smoking much more than running an efficient apartment complex.

Sad I had to move out. The apartments are the best as far as under $1000 a month can go. Very friendly and efficient staff. Only downside, really, is the location. I always rounded up when I paid rent. Even though I didn't get my deposit back (carpet, window, stove, etc damage) which was well deserved, they still sent me a check for my backrent! I never had problems, and the staff would often try to set up holiday get-togethers for those without loved ones or plans for the holidays. Great pools. Gated parking. Sufficient workout room. Nice balconies. Air conditioning and heating always worked, as with the dishwasher. Anyone who beats up on this place must be very rude, self-righteous, or crazy. If you can stand the idea of living in a poor neighborhood (most of east albuquerque) then run here!

I wanted to reply to my original review of Villa Apartments, but there is no ability on Yelp to add a comment. Villa Apartments paid for a company to come tell me that there is no ability to prevent cigarette smoke coming through the ventilation system when I run the heat, and it comes through the vents even if the heat is off. So If you live here and don't smoke, you will get second hand smoke (my coworker lives here and gets it also) because the wealthy owners in California spend money on making the outside front look pretty, but actual units have numerous problems such as in my first review. The management, of course, leaves a fake "we are concerned, call us" reply, but in reality they exist to serve their wealthy masters, licking their boots, and nothing gets truly fixed. Rent a house instead or get your own.

OK Guys, I'm trying to figure this stuff out. Somebody has been using my name and BS about me. Listen, this time it's really me I hope.I've lived at Villa Apartments for over 10 years, yes they jacked the rent this year, but compared to what I've seen concerning apartments, because when they jacked the rent by $50 I freaked. Started looking at all the apartments in this area and found out I really didn't get screwed, they just protected me so long, so I got used to it. Still, right now I ain't got that much, hoping they won't jack me again next year. I live on a fixed income now. To me, I'm living in luxury because it's so cool here and they don't tolerate BS. Which means it's quite, I have PTSD (pissed at the world), so the quiter things are the better for me. Yes we have the usual gun shots, it calms me, grew up in south L.A., however when I hear a lot at one time I tend to take Marget out of retirement. Don't shoot no more, just nice to have Marget next to me, just in case. But overall, you can't beat the Villa, although I like to play with all the people. Hey, I'm a retired Doc, ain't worth a sh-t anymore, and still tell bad jokes, everybody knows I ain't hurting them, they just have to tolerate my bad jokes.At any rate, the Villa is cool if your cool. Plus, living on the 3rd floor I only have to worry about ricochets LOL.If you want a cool place to live with security, the Villa is a place you should check out. Just sayin'Danny

Rented here for about a year. Immediately after moving in our closet doors fell off their tracks and our towel rack fell off the wall. Tried getting a work order to get these fixed and it never got done. Our mailbox lock didn't work, they never got around to that either. Don't expect them to get anything repaired. Residents are rude, I found laundry left in the machines nearly every time I went in there. But if we left ours in an extra 20 minutes there was some pushy old woman sitting there waiting to put you in your place. Overall the units are nice, the indoor pool is kept clean (the outdoor was disgusting), and staff had good people skills. But I never experience a ruder community or a more disorganized maintenance staff.
