As a former resident I would say, DO NOT RENT HERE! there are constant maintenance issues between the apartments, the gates and the pool, staff is rigid and unable to make their own decisions, property owners are turning over, maintenance staff is turning over, rent is raised at every opportunity and they have a tendency to enact new policies and restrictions without warning. Watch out for the private water billing too, they reversed charges twice when we brought it to them. This is not sour grapes, I paid early every month, never complained to the office and did some of the maintenance on my own. Just my opinion but, STAY AWAY!

Best place to live! The community is very friendly and quiet with no disturbance! Events are always held and prizes given away! I love Via Vista!

I moved to this community in October 2023 when it still had a 4.5-star rating. Within a month or two of my arrival, New Earth Residential took over management. Almost immediately, the rating dropped to 2.9 stars and now sits at 2.8. I discovered this because I started searching for a new place after just a few months--my car had been deliberately damaged with rocks by a neighbor (caught on video).While the renovated apartments are decent (though far from luxurious), it's clear that the upgrades are superficial, and the management is by far the worst I've ever encountered. Jacqueline and Ayda, the individuals in charge, are unprofessional, manipulative, and vindictive. You don't even need to do anything wrong to receive this treatment--in fact, if you voice concerns or are a victim, they will treat you even worse. I have documented proof of harassment, false accusations, and gaslighting from both of them. I had to hire an attorney just to get through the last few months of my lease because of how appalling their behavior was. When I tried to reach out to New Earth Residential's main office in Colorado, my calls were ignored.This management team acts as though they control the community rather than serving it. They misuse their authority, bullying residents with a sense of power that is entirely unjustified. Honestly, I doubt they would succeed anywhere else. People like this--narcissistic and abusive--should not hold any leadership positions.Beyond the management issues, the community itself has taken a turn for the worse. There's a regular presence of intoxicated people at the dog park harassing neighbors, the landscaping is neglected, the security gate is often broken or left open, and the rules that should be enforced simply aren't.If you're a professional looking for a decent place to live, steer clear of this property. I recently moved to a place managed by Greystar, and the difference is night and day. Via Vista may still have a 4.8-star rating on Apartments.com, but nearly all those reviews are from before New Earth took over. Shame on you, New Earth Residential--you had the potential to maintain a nice community, but your poor management decisions ruined it. I'm certain I won't be the last to experience this, and in the end, I believe karma will catch up to those responsible.

I fulfilled my lease and left a spotless apartment on May 31st. On June 1st a new management company took over and as of today October 12th I still have never received any type of statement or refund of my deposit! I have spoke to them repeatedly since July 1st and I only get lies that it is on its way or they will send it! I have never dealt with such dishonest people. I'm getting ready to have to go to court if this doesn't get resolved asap! I have even left messages for the manangement company Peak Living, LLC

Finally move out bill was ridiculous, I was charged $1,300.00 to replace the carpet. I only lived there for 7 months......not acceptable.
