Acacia Gardens Lies!The cost to live there is $150-200 more than the rent. They haven't opened the pool that they promote with the property, and the one that is open (after 5 years of telling new prospective tenants it was just about to open.) They still haven't requested a permit for the pool that isn't open, and will keep misrepresenting. They lock the good pool once or more a week without putting up a sign or notifying tenants and keep the chain low so people won't realize it's closed. The grounds are the reason I am giving it one star. I liked the grounds. Not all areas are good, but around my apartment was very nice.

DON'T EVEN APPLY!!!! In September '23, I viewed a few units that were nice. I made the mistake of applying for a unit because I needed to get out of my apartment before October. I submitted everything requested, and I got an email and phone call saying I was declined (blessing in disguise). I was told by the leasing agent that since I didn't get the unit, I would get the admin fee back but not the background, which is totally fine. I was told it would take 30 days for me to receive the check. It's now 96 days and counting and no refund of the admin fee. I've called SEVERAL times and told that the check will be there within 30 days and when I ask to speak to the manager have been told the manager is not in or the good excuse of "the manager is in a meeting." The last time I gave a warning of disputing the charge with my bank, which I did. I gave them multiple chances to fix the issue, but 3 months later, NOTHING.

This complex is in a convenient location, fairly priced for the area, and the grounds are very large and perfect for walking. My only real complaint is about the transparency, and the amenities. We were told the fitness center and rec building would be open early May, both verbally and in email, and those are still yet to available for use. There are also two pools on sight, both full of water, with umbrellas put out and lights on, that are also not open. This is a bit more frustrating since we do pay a monthly amenities fee. The apartment themselves are also nice, with upgraded amenities if you pay extra, but this place would really be worth it with better communication, and the opening of these facilities.

Be aware - all one bedroom apartments are supposed to be updated so none of the leases will be renewed. If you are moving in now, make sure you won't have to move out again in a year. We have lived here over a year. The property is under new management. We have had to put up with all sorts of renovations and construction, constant water shut offs, black widows and roaches in the summer, maintenance requests - like ten, mysteriously deleted because they "tried to call me" - they must not realize we have call logs to check this. Before I have to leave, I will get the joy of hearing all of the construction as my neighboring apartments are gutted and renovated. Despite all of the surfaces improvements (like the worst quality painting of all units you can imagine - one coat of airbrushing and a second to "touch up" over old blistering paint, dirt, debris...) Instead of benefitting from the improvements, we have put up with constant noise and disruption all to learn we will be booted out when our lease is up. Moving to another unit will require another security deposit and either a big jump in cost in an updated unit OR knowing we will have to move again in a year to renovate.By the way, Acacia Gardens hasn't notified us of this plan - my neighbor's lease was up and his notice was put on the wrong door. Questions were asked and this is what I've learned. So, wait a year or two before giving this place a try, or find a place that isn't in such crazy transition.

*Responding to the bot like management response.* Cockroaches everyday is not an occasional insect, and because of Covid-19, sanitation and limiting health hazards that could effect breathing should be a top priority. I am positive that the people who work for this apt and/or property management company would not be so blase' about roaches climbing on them while they slept. As anyone can read on multiple sites that rate these apt it is not an isolated thing. The management is insincere, rude and dishonest.

The experience while living in the apartment was below average. We really, really old appliances; literally the oldest oven I've ever seen. Requests to have it replaced were ignored. Things would break a lot and maintenance would take forever to arrive.Don't bother trying to pay rent online. Their system charges you a substantial fee. It'll tell you the payment was accepted, only for you to find out days after the due date that your payment was rejected and you owe a $200 late fee.Just have your bank send them a check instead. Most banks have a bill pay feature and they don't charge you; and banks actually have a GOOD website.However, where our experience REALLY went south was after we moved out. They really gouge you. We gave them 60 days notice but they still charged us $1,000 for breaking the lease, which is absolutely ridiculous.

If your ideal apartment complex is a place with outdated appliances, poor management, and losing your deposit for no reason, then this is the place for you. Let me start off with the good: The complex is quiet Now the bad: Trying to get things fixed in your apartment is nearly impossible. I had a broken rack in my fridge and i called twice to get it fixed. A month later, I called and they said they had no documentation on my request. Once i asked for their names and requested email verification of the work order, magically, the rack was fixed that day. You really have to nag them to get basic things done. The main reason for my complaint is in regards to my deposit. I typically receive a full deposit back when i live in an apartment complex but Spain Gardens tried to charge me for everything. I was charged $50 for paint fees! I made five nail holes to hang photos and aside from minor wear and tear, I kept the walls clean. The lady in the front office told me they charge for paint fees (that's something they should put in their contract). Speaking of contract, while i lived my one year at Spain Gardens, the original company was bought out by a new company. The new company tried to make me follow their guidelines even though I signed a different contract. My original contract stated I needed to let the office know a minimum of 30 days that i would be leaving the apartment, the new company stated 60 days. I never signed any documentation where 60 days was the requirement, yet they still tried to charge me. Now back to my deposit. I wrote in my move-in inspection that the walls were already dirty and showed signs of wear and tear. So, I knew the apartment wasn't painted prior to me moving in. So when I told them about that, their response was, "Oh we don't have your old contract" so i was charged $50 for paint fees. I was penalized for them not doing their job and receiving all the existing tenants contracts. I believe they made that up because without my old contract, how would they have known when any tenant would be up for renewal? They also tried adding 3 additional months to my contract. I knew my lease was up in May yet they tried to tell me it was up in August. I had to go back to the office with my original contract and show them what was agreed to. All of this came off extremely shady. I was also charged $25 for an exterior window screen, a window I literally never opened once while I lived there. They said the screen was ripped. Whether a cat tore into it, or it was old and damaged, it didn't matter. They felt i was at fault for it which makes no sense to me. I should be liable for only items inside the apartment, not exterior! Yet, they didn't care. Lastly, a few weeks before my lease was up, my smoke alarm battery ran out. Because I was in a rush to get moved out and move into my new place, I left the smoke alarm on the counter and the day i finished cleaning, I saw the alarm on the kitchen counter. But when I received my deposit, I was charged $25 for a new smoke alarm. I called multiple times and after enough complaining, they called back and said, "Oh the maintenance team just needed to put batteries in it". So I got that charge removed but still, what if i never complained? That's when i knew they we're just adding fees and charges to get as much money from me as possible. I cannot stress enough to look elsewhere. The new management team tries to squeeze as much money from you as possible. The low rates may seem tempting but it's not worth it. Plus you'll be overcharged for utilities. I'm sure they'll be a response to this message from the company saying, "I'm sorry you feel that way and please call this number so we can make things right", but it's a lie. I called them multiple times and they didn't do anything. This is the first 1-star review I have ever given by the way.

Leon, Macennia, and Savanna are all so helpful and friendly! Whenever there's an issue they resolve it within a reasonable time. However the apartments really need to be improved on. There were many problems that should have been fixed prior to moving in.

These are upon move-in. The most disgusting place I have ever seen. The staff is extremely unprofessional. The manager is a coward and won't deal with with tenants. She was witnessed slamming the door of an elderly tenants face and locking it on him. The leasing agent D'nessa is shady af and is a complete liar. I advised a prospective member not to rent from this company and a termination of contract request was taped to door. Im happy to accept the termination. These places need to be condemned. I will be contacting the health department and sharing these disgusting photos. ***BEWARE: DO NOT WASTE YOUR TIME OR MONEY. FIND SOMEWHERE BETTER. YOU WILL THANK ME Funny how the manager appears here but couldn't be available to deal with a face to face issue. It wasn't cleaned period. Had nothing to do with my standards. Crumbs on the counter? Range hood fan?? I wish you would say that had been cleaned. Your properties are disgusting and should be condemned. Just because your rent is a little bit lower than most (still too high for that dump) doesn't mean you don't have to clean an apartment after tenants move out. You and your staff are crooks and you know it.

WOW. Just got my invoice from moving out, and you guys really are thieves. I shouldn't owe you a cent, I had to wait weeks for a roof repair, no one ever came to spray for bugs and I suffered through fighting an ant infestation by myself because no one came to spray, I had a neighbor who left garbage by MY porch and attracted bugs but you never tried to put a stop to it, I told you there is black mold coming out of every crack, and you have the nerve to charge me $95 in utilities and crap as I leave? That billHas never been that high EVER, and I also had to pay the tab for the previous tenants when they left because you didn't bill them directly- I got the damn invoice. And you cannot possibly tell me that my $400 deposit doesn't cover cleaning fees and I still owe money, yet you did it! THIEVERY. Don't move in here, save your money because this is bullshit.
