We have had this issue since the end of May and they still haven't fixed it. The toilet runs all the time and Solaire Apartments have not found the time to fix any of these issues. Such a dissapoiinment! Shape up!

Walk in apartments seem promising, but once I moved in I was not happy with signing a year long lease. I already found a lot of problems with the apartment which got fixed a week later or not ( minor) or repeated issues. Already looking for another home and I am only half way to my year. There are several fees you have to pay for that are NOT optional! No security cameras to the parking lot. Pay for a home! That's what you're basically doing , paying for all the apartments issues and small unnecessary charges. Pool has not been cleaned since we moved in, just with a leaf strainer. Who knows if it will be professionally cleaned for the summer. Most tenants are quiet besides the sad pups home alone. But once in awhile there are late nights you can hear outside. If you are a light sleeper. I'm sorry, you will wake up at 3-4am due to vehicles peeling out in the parking lot or reving their engines. It is So annoying. New paint job on the building, so random construction days onsite.. located near everything so that's good. Elevator on site but it will be out of order at least once a month. If you can get a good balcony view of Sandia mountains and ballon festival. Finally, regular parking is scarce. ButThere are covered parking with no lights under it.

I've been here for about 2 years and I cannot say I've many issues, I mean sure some things have gone wrong here and there, but I've been met with helpful people who've fixed the problems, with little no no issues, people are all just trying our best out here and things will happen no matter where you live in Albuquerque or anywhere for that matter, but I do appreciate the office staff they've always been kind and helpful and that in itself is something to be noted :) Thank you!

I moved out the end of August (2024), I provided a 61 day notice to vacate to avoid the issue of not providing the required "60 day notice", which I also personally hand delivered to the leasing office. My trust in Solaire grew worse and worse with each year I was there. When I moved to Olympus Solaire (it's former name) 5 years ago, my experience was great with the management, staff and maintenance in 2019. After the change of ownership, EVERYTHING went downhill and created the worst experience I've ever had in my 20+ years renting my homes. I just received an invoice for cleaning charges that are absolutely ridiculous, considered normal wear and tear, with a threat to send me to collections if I don't pay them. That apartment is WAY CLEANER than when I moved in! I'm so absolutely disappointed in Solaire's management of the property and numerous issues I experienced all around. The last straw, and ONE reason for vacating, was when Solaire had LOTS of cars towed and booted, including mine in a reserved carport, and caused damage to my car, on May 20, 2024, they refused to accept any responsibility for the damage to my car, for their lack of advance notice to many residents, placing blame on the residents for not moving their vehicles (the office and their phones were busy with many calls while I was in there that day), and ignoring my concerns - this, on top of MANY issues I experienced, I would never recommend Solaire to anyone, not even an enemy, nor can I be honest about my experiences and the high rent for older units (like the one I rented). There are other apartment complexes and rentals with newer apartments and less headaches. Solaire is not renovating all apartments (they are charging me to stretch the old carpet in the apartment I lived in, which has been wrinkled and bulging for years), even though they advertise renovated apartment homes. Ask to see the apartment you will be renting, if you choose to rent at Solaire and are expecting a renovated unit with new appliances, etc. I'm very disappointed in my experience the last few years (under current management) and very relieved I no longer consider it "home", when it was so stressful for me to live there any longer. Terrible management, terrible office staff, and terrible policies. Changed policies after move in. Rent increases due to "market value" over $100 at least per year. Management will forget to email you if there is going to be work compketed in the parking lot, and have your car booted. Acknowledged that they didnt send the email and didnt even apologize after dealing with all the stress and missing work to deal with getting the car unbooted, plus damage to my car from the booting service. Office staff treats you as if they believe they're better than you. Unit was lived in for 5 years and was left in immaculate condition. Photo and video proof. In 30 years of renting, never been charged for damages and have always received back the whole deposit. Was charged upon move out almost $340 for "paint touch up, cleaning fee, and carpet cleaning and stretching". All of these items were better maintained than the average renter, and left in much cleaner condition than if a "professional" cleaning person would have come in. All "damages" did not go beyond "normal wear and tear", and they still charged. They are crooks, and should be ashamed of themselves. Do not rent here if you do not want to receive a bill upon move out, even if you spend hours breaking your back to clean everything to be spotless yourself to hopefully save the money that would have been wasted on a housecleaner. These charges should only be applied if someone actually leaves a mess. Website states renovated units... not all units are updated or renovated. The carpet in unit was not new when moved in, and now being charged 5 years later to clean and stretch the already cheap and cheaply installed carpet means they are not updating it again. Upon moving out, discussions with other tenants proved this is not an isolated incident, and more tenants are leaving for the same problems. Over 5 years, lots of turnover with office staff, and none were better, so the problem lies with management or owners. (For reference: The tenant was my mother.)

The list is too long, so I will begin with the most recent and repeated thing to expect from this property. You pay monthly rent for covered parking and when someone parks there, there is no way to move the car because while the management says it can be towed, there is nobody to call to tow it. In the past 14 days, I have not been able to use my spot for 4 days because different people take it upon themselves to use your parking. Then I have to park in the next building over, carrying groceries and being accosted by homeless people or Mormon missionaries. As a single woman, this is scary and the reason I pay for this monthly parking that I don't benefit from. When I email management with pictures i get no responses or that there is nothing they can do. They could reimburse me for the times I don't get to park there for one AND give tenants a number to call to have cars removed like Olympus did when they owned the property. Both of these cars are multiple time offenders. They keep doing it because there are no consequences. I must have deleted the pics of the Tahoe and Accord who also use my spot.The outside smells like dog urine and if you live on the first floor, it has been common to have dog poop right outside my railing on inside the railing. I even bumped into a woman whose dog peed and was pooping on my doormat! I reported her and nothing was done. Once you sign the lease, you are on your own. Management does nothing to support you. Don't move here!

The Apartment builds are beautiful, the amenities they offer are great. So far there are two different choices, a "Santa fe" colored cabinetry and grey as pictured. I personally love the updated grey look.

I sure wish l could move. I wanted a 6mo. lease and they said ok l was in a hotel out here checked out when they said everthing was good come sign the lease and get your keys. I went to the office here after checking out hauling all my belongings down the stairs at the hotel and went to sign and get my keys. They told me they had no opening for anyone to check out in 6mo and said l had to sign an 8mo lease instead. Never heard of that before but l signed it so l didn't have to go find a hotel and haul my shit back into a room. They never answer email that they don't want to deal with and neither does the corporate company AMC LLC. Find somewhere else to stay if you can.

DO NOT MOVE HEREDO NOT MOVE HEREAMC LLC, get your leasing office to do their jobs. I wrote this review a month ago and it has only gotten worse since:"I moved in in October and up until the new management took over, I had a wonderful experience. They were quick with maintenance and friendly and it was very clean. Since the new management took over, the elevator and walkways are filthy. Not to mention how they covered the beautiful Olympus Solaire sign with a printed tarp that says Solaire apartments. It looks trashy. Maintenance is so slow (still have not gotten back to me) and the office staff have none of the records...it's been over a month since they took over. It took asking 4 times and going back down to the office to get our portal login, which costs $10 by the way. There is a line every morning of disgruntled tenants having rent, maintenance, and other issues. Disappointed with this new management compared to the wonderful management of Olympus."The new update is that they are trying to charge us 900$ that we already payed, on top of this months rent. The money was paid by cashiers check, as requested. When the 900 was still on the account, we went down and explained that we paid it. They asked for the check stub. Went all the way to the bank to get the official receipt. We gave it to them and were assured it would be taken care of. A week later, nothing has changed. I go in this morning and she says "I'm doing it right now before I post rent, I'll call you, I'll make sure it's done". By 5:20, it's still not done. I go back to the office (the 4th or 5th time at this point) and she's in her office. The other lady at the desk said she will make sure it gets done and I gave her my number and told me to call me when it's done before they close. No call. And now they've added this months rent on top of it. And they're closed. We wanted to pay this months rent early but now we can't. And now we have to go down first thing in the morning and spend even more of our time dealing with them while they do nothing and lie to our faces.Not to mention that the amenities aren't even usable. The key fobs were broken for a month so you couldn't use the gym. That's fixed now, but the pool won't be up and running until "sometime in late spring". They still only have 2 people in the office and one of them doesn't have the authority to do anything or help anyone. And they still only have ONE maintenance person for the entire complex.I tried to give them the benefit of doubt when they initially took over, but this is absolutely ridiculous. We are not the only tenants having these problems.Save yourself the money and stress and live literally anywhere else.

Garbage especially on weekends so it is difficult to have so much garbage inside the apartment because Solaire does not allow us to have it outside, it seems to me a danger to the health of everyone who lives here
