DO NOT MOVE IN HERE! My lease is upIn a month and I cannot wait to get out of here. Since I've lived here there have been at least two different companies managing the property, and both have been equally inept. Don't expect to have anyone actually answer the phone when you call, don't expect them to call you back when you leave a message, and don't expect them to respond to any of your emails, because they won't. These apartments are advertised as "luxury" apartments but they are anything but. They are definelty not worth the rent that is charged. The customer service here is awful, and there is never anybody actually onsite if you neee anything. There have been several ongoing issues that we have experienced in our time here including loud residents (if you live on the bottom floor expect to be able to hear every little step the person above you takes, which is particularly troubling if you're trying to sleep). There have also been several nights when people are outside yelling for various reasons, and once there was some type of domestic issue and a lady broke a window in the stairwell. More recently, the hot water has been out at least once a week and sometimes more, and the current company has not been able to fix it. When we finally called to complain, we were told they legally didn't "have to do anything about it since we can boil water" and the city only requires them to "try" and fix it. I have two kids and I cannot give them baths, I can't bathe, and I don't have hot water readily available for other things. When we spoke to the maintenance manager she was rude and refused to give us her manager's phone number. I have sent her manager an email and have yet to hear back. Again, awful customer service.Upon moving in, I was told that the fountain would be fixed within the next few weeks (that was February). It is now December and the fountain is still not working and it's honestly an eye sore. I was also told that the pool would be open by Memorial Day, but it actually didn't open until a month later at the end of June. Then, in early August, there were people outside partying and they trashed the pool. There were cigarettes and trash everyrwhere. Something affected the PH of the pool and it turned a putrid green color. The gate to the pool wasn't locked for a week allowing residents to go in and use the pool, which was most definitely hazardous to their health. After two weeks it was finally fixed, and by then it was only open for another few weeks. Basically the pool was only open and usable for about 7 weeks, so if you're moving in because of the pool, don't because you will be sorely disappointed.Another issue has been the laundry. The washer dryer combos that are in the apartments take forever and wrinkle your clothes. They are tiny and can't hold a real load of laundry. The laundry room is another story: it's freauently filthy, people break the washers and dryers on a regular basis, and sometimes the washers stop mid cycle so you have to keep walking over to turn them back on. Also, the lock is broken so the door to the laundry room doesn't lock. The other day my husband went to grab our clothes and there was some random girl huddled in a corner in there on her phone. Super weird, and also worrysome. The security here has never been particularly great, either. As previously stated, residents are loud late st night and sometimes fights occur and property is damaged. My husbands truck was broken into within about a month of living here. If you have read this far, I hope that you take what I have said seriously and choose somewhere else to live. Dot make the same mistake I did and sign a lease for this awful place. For the price there are much nicer places to live with much more attentive property managers and fewer issues.

Although this apt. Complex is located in a prime location by UNM and the law school, please do not rent here! My husband and I stayed at this complex for 6 years- management became worse over each year. In fact management changed almost every year. Currently there is no management at the property to contact. In addition they will not respond in a timely manner to any serious complaints. For example throughout the winter the hot water was non-functioning for approximately 3 to 4 weeks on and off. There also was a sewage backup in which raw sewage was flowing down the sidewalks and it took several residents complaining to finally get them to clean up the mess. I had to actually call the city and make a complaint.

ROC Management Group "runs" this apartment building. I've lived there for 7, going on 8 months now. Positive: The unit I moved into was newly renovated and looked like the luxury apartment that caught my eye on the website. The unit has refrigerated air that works pretty well. The covered parking is kind of nice.Negative: The washer/dryer (in unit) barely works and can only support about 3-5 pounds of clothing per cycle due to it's incredibly small size. It broke down within 5 months because of a design flaw, according to the technician that fixed it. My shower clogged within 2 months of moving in. It took the management company over a month to get someone to unclog the shower drain. The previous tenant had long, thick black hair which had obviously not been assessed before I moved in. One of the two sets of keys had to be replaced immediately since it didn't work for both locks. One of the lights in the kitchen has never worked and I have placed several work orders to get the electrical/wiring fixed, to no avail. Two weeks ago the entire complex lost hot water for 48 hours. The water heater(s) had to be replaced. 3 different property managers have came and gone since January 2018, it seems ROC can't even keep their employees happy. The website shows a beautiful courtyard with a pool and fountain, however they barely got the pool operational this year (it was just an empty pit for years before that, according to other tenants). The fountain is still a dried up eyesore. I had to pay out of pocket to have the living room DSL line activated, even though we were told it was already active before I moved in. Conclusion: These are decent apartments (not luxury as advertised), but there seems to be to many negative aspects and poor property management to justify me recommending this complex to anyone. It also seems like the managers use false advertising and nefarious sales tactics to get people to move in which is disingenuous at best. By extension, I would be very skeptical of any property managed by ROC and Selena Boss.

These apartments are located just a few blocks north of UNM's north campus, and just down the street from Whole Foods and a couple of decent restaurants. It's a fairly quiet neighborhood, though my car got broken into a couple of months after I moved in. There is a vacant lot on the South side of the building where people sometimes hang out and party loudly. I like that the units are gated all the way around, so all of the apartments face an inner courtyard. 4 stars because there is covered parking but it was not assigned, so I would often have to park on the opposite side of the complex at night. Also the washer/dryer combo in the upstairs unit was not effective; there is a quarter laundry room on the property. Alex is the property manager from Monarch and he is the absolute best, very communicative and helpful.

This place is great! Have been here for over a year now. Would not mind renting until the housing market cools off. My wife and I are very happy and management with Rhino Realty is great. They take care of things very quickly.

Buyer beware! Do not do business with this company. They do not value your professionalism and they don't pay their bills. I wouldn't want to be their tenant.
