Lived here for the past year, it's genuinely a decent complex. Very quiet and hidden away from the main roads so it feels like your own little area. The maintenance crew is good, I haven't had to interact with them too often but they answer quickly and always say hi if you see them around the property. Front office staff are friendly and knowledgeable, all you can really ask for. The apartments are old for sure, there's parts of the floor that you can feel sink when you step on them. My biggest pet peeve is the community laundry. I didn't realize the apartment I leased didn't have a washer and dryer so that's really my mistake. Parking is okay if you get lucky with where you live. I have 2 lots nearby so I usually find decent spots. The folks that live here are generally nice, quiet and really keep to themselves. All in all, compared to some of the complexes in ABQ you really can't go wrong with Riverwalk.

The apartments aren't that nice as shown in pictures. I have mold growing in my restroom and it was noted in the moving in check list. All they did was paint over it. It's back again and I do believe I am getting sick from it. There were stains in our carpet when we moved in, all though it was shampooed. Our restroom looks so outdated from the 90's. Now with the whole COVID going on, you can never reach the office. Also we get a lot of bugs coming into our apartment. Another downside is you can't even use the storage on your porch, it's for "maintenance only."

For a one bedroom apartment it's almost a $1000.00. If a tenant wants new appliances they will update you for an extra fee a month.

I am writing this review for any of the single women interested in living in this complex. One of the things that concerned me the most while I lived there was how unsafe the north side parking lots are at night. They are pitch black, and backed up to an arroyo. If you are a person who has situational awareness and an understanding of self defense, you are in the very fortunate minority, and you are the least likely to become a victim. However, if you read texts while walking, talk on your phone, or generally do not pay attention to your surroundings, I suggest that you do NOT park on the north side of Riverwalk. In general, there has been some highly questionable foot traffic on Calle Cuervo, and your situational awareness should be used no matter where you park.Unfortunately, Albuquerque law enforcement's crime statistics of assault point to one key item: opportunity. Nothing presents a better opportunity than a darkened parking lot. It is likely a matter of time before a crime takes place because of this. There are other dark areas on the property as well, typically along sidewalks in between buildings. Never be fooled or distracted by a pretty office in an apartment complex; that is a sales tactic. When you meet with staff, pretend you are interviewing for a job. Pay attention to everything, and to how people are treated and spoken to that come in while you are there, especially the residents. Ask some high maintenance and very annoying questions. If the staff are not overly helpful and focused on taking care of you, you will notice it. Do not ignore your gut simply because they offer a "resort style pool". You need the right fit in a "home" environment. It is your place to recharge. And always remember: you will never live in a model apartment like the one they are selling to you. Never.I wish that I could say I had found my place there, as moving is such a chore. What would have assisted with the many issues I faced during that time, is a consistently helpful staff. Of the several people I interacted with over a 2 year period, most attempted to assist. Others need some guidance on the concept of customer service. Residents pay to live there, which in turn, pays the salary of every Riverwalk employee. If there are no residents, there is nothing. Albuquerque is very much a small community, and word of mouth is our city's strongest form of advertising, be it good or bad. One more notable item: My partner did not live with me during my time there, so she did not have these firsthand experiences. She helped me stay focused on approaching these issues with manners and respect. Speaking truth in kindness brings change, but I waited until we had moved from Albuquerque to write this simply because I did not want to cause issues with my home environment at that time. Stay away from this place. You sign a lease at a specific monthly amount and thy sneak in extra charges without notifying you. Very discriminatory, disrespectful, and snotty. Office personnel is horrible..dismissive, selective listening, and sarcastic responses to serious questions about the conditions in their cheap, small 1,000.00 one bedroom apartments. They will raise your rent an extra 100.00 a month at your one year rental lease re-newel. STAY AWAY FROM THIS HELL HOLE.zero stars

Failed to properly notify me about work being down in the parking lot. It is not normal to see work being done with in the apartment complex on a Saturday. I have lived here for 2 years and it has be normal practice that management would leave a notice on my door of upcoming work. They left me a notice when the building was being painted but never about the parking lot being repaved on a Saturday. This is poor management by NAILs. I do not recommend staying here as management is too lazy to properly notify their tenants of changes/work that will impact their tenants. When asked management why they did not come by and notify tenants, they only responded with "it was on the portal this week".

Not worth the price. Quality and customer service is severely lacking. If you want to pay $1550 a month for a one bedroom apartment only to have to call maintenance multiple times a week then this is the place for you! Leo the manager is extremely rude and condescending, as are several of the maintenance crew. Can't wait to get out of here. The only bonus is the location.

I had high expectations thinking my apartment was going to have updated appliances! Nope everything is old!! Nothing was even repaired. The stove/fridge/dishwasher is like from the 80s! The most disgusting area is the bathroom. Come on its 2021, can't this unit at least have some upgrades! I am so upset with myself I wish I had seen the unit before signing my lease, fml! The bathroom has mold, the washer and dryer has dirt and hair in it!! I almost threw up after seeing the rotting wood in the bathroom!! Do yourself a favor and don't move here!! There are other places that are way better!! I tried to reason with the staff but they are not helpful which sucks!!
