The absolute worse ring of theft there is. Laptop stolen when their contractor came to do work. Also they will accept your money and not fix their PROPERTY properly. My toilet is moldy and I was told to basically leave. Not only will this mold cause sickness but mold will kill a person, in which they have no remorse and would rather move another family in. The air didn't work for an entire month and not just the air - the property is is infested with bugs and ants. Again as an army veteran this is NOT acceptable. I'm home bound but can't live in my own home due to mold. And what make matters worse you can smell the mold overtime. They even sent a molly maid to scrub it who barely spoke English to avoid replacing the toilet. How is the other bathrooms toilet new but the master bedrooms toilet is ancient ancestry old. So many things I can go on about but it's not worth my time or sanity.Being that I moved out of a moldy home and back into one makes the situation worse.. and the fact they are aware, makes me furious. Poor veteran- poor me- rich rental property lol

I am an out of state owner in California and have been using PS Properties for managing my three rentals in the Albuquerque Metro since 2015. I have made two unannounced visits to the properties and found them in amazing & pristine condition. Property was well taken care of, inside & out. Tenants were happy with the management team at PS, as well. Tenants & myself both feel that the managers are easy to work with & very honest. Being so far away from the actual property, I worried about getting an honest manger & was referred to this agency. PS Properties managed the units so well, I added a third unit to the portfolio in 2019. I would not have added a third unit if I did not have trustworthy managers.If you are looking to manage your property or looking to rent a place, be sure to check in with PS Properties FIRST!

I'm a man of my word, and I strive to be a good person all of the time. You'll see why this is relevant later in the review.We had a crazy experience (which I'll first say mostly wasn't PS's fault). I'll try to summarize it as best I can. Basically, being new to New Mexico, we didn't know that the state's law says one can never sublease under a renter. You must go through the leasing office. Well, unknowing of this we found a place on craigslist. It was a gentleman renting out a room in his apartment...So, guess what, after a couple months from the time we moved in, it turns out this "gentleman" was a complete "scumbag" and had stopped paying rent a while back, was pocketing our share of the rent money, and was getting evicted. He was trying to keep this a secret from us, so that one day we would literally wake up and be kicked out while he was covertly moving out his stuff (not kidding, he really was! Every night there at the end!)... But we found out, and it really sucked.Once he was out of the picture, we faced the crisis/stress of having to try and reach out to the leasing office---who we had never interacted with or dealt with before----to explain the whole situation. We were sure they would kick us out on the street. But, to our surprise, they didn't. I talked with Guy (the "Guy" in charge.. lol.. sorry I had to heh) and he gave us the rest of the month plus the following month move out (with rent paid to them equal to what we had paid the roommate in that situation) that way we would have time to find a place and they'd have time to find replacement tenants.Off the batt this all seems really good and awesome of PS, which it was, don't get me wrong. But the reason for 4 stars instead of 5 is due to the fact that shortly after all of the angles of the agreement were established between us and PS (we met in person with them, came to certain terms), we got a call from a different member of their staff saying they didn't realize we had dogs, and so this time WE were getting served an eviction notice. LOL!Guy is an awesome dude, friendly, etc., definitely, but I'd be lying if I said that it didn't suck to have this new stressor pop up. Even when we met in person, pets were never discussed, we were never asked about them, etc.. And we had dogs all through the time we lived there, but apparently now due to some prick neighbor complaining about our animals, our dogs would be the new reason we must move. It's funny too cause that downstairs neighbor (who we believed complained about our dogs) had a new dog/puppy THEMSELVES who we'd hear crying loudly every time they'd leave. Yet we were the ones getting evicted!At first the staff member wanted to give us one week to be out (as opposed to 24 hours, she said), but eventually told us she'd talk to Guy and get back to me.Well, she never did, but we kind of figured that they worked it out and we... probably...?... had the rest of the month... Again. So, it basically sucked to be confronted with this new issue after the nightmare that had already ensued with the "roommate" we had... And I wish it would have been deemed an error on their part and at the least perhaps a phone call of apology would have been placed to straighten things out. It's nerve racking when you feel you could be on the streets any minute... It's a kind of looming-over-your-head feeling that no one would like.So, that's our experience. If we had rented from PS under normal terms it may have been a 5 star rating. We'll never know. But I don't feel right in leaving a perfect rating when one day everything's fine with the guy in charge, then the next week or two later the Word that was given and the arrangement that had been established gets steam rolled due to an error that was not on our part (never being asked if we had dogs -or- them telling us we couldn't in general). The ol' switch-a-roo.Talk about a stressful couple months! But we lived through it. Luckily. But hey, 4-stars means "Yay! I'm a Fan!" according to Yelp. I think that's fair... Still pretty good, right?

We found a great investment property in Albuquerque to add to our portfolio with the help of Guy Gemmer and the PS Team. The process was much less stressful than past experiences with other brokers we tried working with to get this done. Guy and the team were always available to answer questions and they really looked out for our best interest. Great group of agents.

PS Properties is totally incompetent and irresponsible. I hired them to manage my rental property. It never occurred to me that they would stuff 2 families with 5 children and 5 dogs in the house -- especially when my contract specifies 2 dogs max. I asked for no smokers and found myself cleaning up whole dumped ashtrays on the steps and butts blowing into my yard -- not to mention having to clean up buckets of dog poops.You have to watch your monthly statements very carefully for bogus charges. One for over a hundred dollars and never explained and only corrected when I contacted another person in the company. I have been charged several times for fixing the renter's appliances even after I pointed out the mistake. The last one was never corrected.Appointments were made and never kept even without even a phone call.Repairs were promised and not made until sometimes weeks later. My gate is still broken.I fired PS Properties in June. The June rent wasn't posted until September. To date, the renter's security deposit has not been given as stipulated by law to my new property management company. Be forewarned.
