Pam needs to reaccess Ray. ) There is a new leak in the kitchen ceiling, it's where the rectangle light was removed and patched 2) the light above the kitchen sink we can't get to work, tried new bulbs 3) dryer isn't drying (takes forever) 4) the drawer in the master bath fixed by Sol never stayed fixed 5) the blower above fireplace isn't working 6) outside light not working 7) when using more than one outlet the breaker switch in the garage gives way and has to be reset - be specific 8) when using an outlet in the laundry room it sparks like it's going to start fire 9) when water is used the toilet in the linked bedrooms runs and leaks 10) heating system not working correctly - Since moving in won't go above 62 on Thermostats 11) doors are hard to close (expanded and are too big). 12) Vent on stove leaks grease down walls from previous tenants 13) Laundry room smells rotten, particularly in mornings I called after a week of no response to the above issues and Ray basically raised his voice so loud that it felt like he was yelling. Then berated me that these issues were taken care of and I must be wrong. He told me her personally talked to the person whom was to due these repairs and they were done and I must be lying.Pam is sensible, calm and would never treat anyone like this!

I am leaving a two-star review for a couple of reasons. First, it took almost three weeks in the middle of monsoon season to fix three major leaks in the roof. The leaks were so bad they filled up three trash cans and the paint on one of the walls bubbled because of the water.I also felt that the wiring may not have been up to code, with some of the fans being attached to dimmer switches.Finally, I often felt like communication was difficult and I would have to call multiple times to get someone to address my concerns.

P Quail Realty is a great property management company, it is easy to get a hold of someone in the office, and they quickly respond to emails. Everyone is very professional, helpful, and understanding. They are all very knowledgeable about the property management process. Do not rent a home from these people. I ended up in a house that had been neglected by the owner, and had all kinds of issues (overflowing toilet, leak in skylight, mice in between floors due to probable holes in deck, off track/broken closet doors). Some were repaired, some were not. The morning I turned in the keys, I removed every weed. They still took 500$ out of my security deposit for weeds, and cleaning a pond (cleaning the pond was never specified in the lease. To me, that is a professional's job and should have been specified), repairs (after I'd moved but still had the lease, someone came in and broke a towel rod which I reported), and missing light bulbs/doors back on track (as mentioned above, I reported the doors). Also, they were very rude and condescending most of the time. Stay away!

Over promised, under delivered, under communicated.I take responsibility for not doing my due diligence on the company, however the overall service was awful and a waste of money, we had communication issues and late payments. I own a home in Downtown Albuquerque with a casita in the back. We originally reached out, met with a member of their team which he told us he could have the place rented for 1700 per month, we signed with them and they charged us a 200 dollar marketing fee, no big deal. The gentlemen we signed with then ghosted us, and P Qual didn't bother to contact us, when we contacted them, they had said that member no longer worked there and apologized for not reaching out, and they could actually market the property for 1200 instead. Within 4 weeks we had tenants. Things were good, tenants paid on time, until I moved out of state, I was managing the back unit on my own, and it became difficult due to PQuail's bad communication practices, every time I would contact them, I was speaking to someone different, and talked to me like I was such a inconvenience to them. When the tenants would put in a work request I tried having someone ready to fix what ever issue, however it would take PQuail 3-4 days to figure out a time. I had issues with payments, one month they had just removed me from direct deposit, and I had to call for them to deposit my money. The following month, I had the same issue, so I called them, I spoke to someone who informed me they had mailed me a check to the property they managed for me, this wouldn't be a issues however I live out of state, the lady I was with on the phone made it sound like it was my fault, and that I needed to wait until the check was returned to them for them to pay me, luckily the issue was resolved before my mortgage payment was due. When my tenants from the back unit moved I had asked PQuail to access the casita and give me a quote on how much I should rent it for and their reply was "I wouldn't quite frankly the casita scares me". When the tenants moved out, they took a very long time to do the move out inspection, and they told me it would take up to 45 days to put together a report, which they never provided. I recently received a email from them with a invoice from a work order that I never approved, when I asked about it, they said they were not sure why they didn't run it by me, but I was still responsible for the bill, and the tenants deposit did not cover that work order. I flew in to town to look at the house, I found some discrepancies that should have been charged to the tenants, the main one being one of my closets was missing it's doors! To add to all of this, the gas company shut off the gas because it was never transferred back to me. Over all the service was bad, and I wouldn't recommend this company, especially if you will be out of state, you might as well manage it your self.

Where to start....I will give them this. They were EXTREMELY quick in finding me tenants which I do appreciate. Now for the rest of my year with them. First flag: My tenants moved in during the month of September, October came along and the team sent me a text asking who I wanted to use to change over the swamp cooler. My issue with this is that I do not have a swamp cooler and the text showed me that they send out mass messages and do not bother to just do a quick glance at my paperwork. Next: communication. This is the WORST communication I've had with any company. Don't try to call, no one there can help, they cannot answer your question and tell you they'll call you right back. Now, when they say "right back" they mean within 72 hours. It's always Pam that calls you back, I feel bad that she has to do everything even when they are called a "team". The communication was so bad that when I told them I didn't want to renew the lease with the tenants I had Sara and Sarah and Michelle and Pam all call me or email me unsure of what I was doing. One of the girls told me I confused them saying I wanted to sell my house. Not sure how this was relevant to my email stating the lease would end and so would my business with them, but nonetheless it was "confusing" for the team. I was so fed up I went into my lease and found my tenant's email address and contacted her myself to make sure she knew I was not going to renew so that she had time to find a new place. Turns out she did NOT know that I wasn't going to renew. However, she was VERY nice and her and I kept in contact the remainder of the lease agreement since PQuail didn't know how to be the go between. Lastly, I was bothered with how I was not getting any type of information on how to end the lease and my business with them. I called many times and nothing more than a note from Michelle saying "Pam will call you". Now, going back to the fact that the tenant and I became friends she told me everything. My tenant called one day to see when the final walk through would be so that she could get her deposit back and Michelle's response to her was, "we don't know yet, we are trying to get the owner off our backs". I was not a fan of her bad mouthing me to my tenant. Especially since she was acting as if I'm unreasonably rushing for answers.... I gave PQuail a 6 month notice that the lease would end and not be renewed, and my tenant gave them a 6 week notice that she would be terminating the lease early. All in all, this was a hassle, unorganized, and stressful. I thought I was paying them to de-stress my life.One more thing, I asked for them to explain my deposit and how it was used and why I was less $100. It has been weeks and the reply I initially got was, "We'll send the check out once we send out the tenant's". So, I guess I'll never know. I'm assuming it's their monthly fee for September, but that's just a guess.

An excellent company who are a pleasure to work with and just solid genuine people.I wish more places was like them!-- UPDATE --I have now worked with PQuail realty (as a tenet) for 2 years and my opinion of them is only higher than before. Good people, good work ethic...honest and balanced in their approach to everything. Not only would I go through them again to rent, I would hire their services if I had property or needed real estate help! They are not only knowledgeable, but well founded...a rare gem!
