On December 7 of last year, I was informed that plumbers needed emergency access to one of my bathrooms to fix an emergency water leak. Within 15 minutes, two plumbers were ripping huge holes in my bathroom wall. They patched the leaks (50+ year old copper pipes) and left. A week later, I got to wondering about my walls. I asked the bi**h in the office if they had any plan to repair the damage, and was informed that "THAT isn't an emergency". As of the date that this is posted, no one has arranged to repair the damage to my bathroom wall. I cannot complain to the parent company, as no one in the office seems to know if they are in Colorado or in Texas. I have lived here for four years, and had never had an issue until RPM Living bought the place. I even helped some of my friends to move in here... not any more. This company is screwed up like a soup sandwich.Save your money... there are plenty of newer, cheaper, better, and locally owned apartments. This is only one of MANY problems with these apartments... I just don't want to write a "War and Peace" sized review on Yelp.

After a year of constant water shutoffs, flooding in our apartment, laundry malfunctions, and many other maintenance issues, pinewood estates will be raising our rent by 300$, which is also 300$ more than what they have currently listed on their website for the exact same unit. It was also frustrating how they raised the asking price for rent by 100$ between my first and second inquiries before I even signed the lease agreement. During my first weekend in these apartments, a car got stolen out of the same parking lot my car was in, and there has been several occasions when you can hear gunshots within the apartment complex. The unit I moved into had the most low effort remodeling I have ever seen. Half the light switches worked, the bathroom has leaks, outlets were painted over, coax cables were cut and not installed properly, and any time I would put in requests to fix all of these things, it would take weeks or the request would just be flat out ignored. During the heat of the summer, our AC stopped working and we put in a maintenance request as soon as it stopped- nothing happened for 2 weeks. Out of frustration we finally called pinewood to fix our AC and they said "oh that's not a priority right now". The neighbors refuse to clean up after their dogs, and there's a schizophrenic lady who harasses people about "the government" and "the force field around the apartments" that the pinewood estates refuses to do anything about. 8am-10pm is when they say the laundry is supposed to be open, but there's been many occasions where the laundry has been locked during those times for no reason. These apartments are NOT worth the price with all the issues they've given us, and yet our rent is still being raised. DO NOT move into these apartments, they aren't worth it.

Moved here in feb place was just bought by another company have so many issues with my place from roaches to rats and ants the place is covered in mold I contacted the new management and they were really rude pretty much laughed at me and humiliated me. Will be moving out in feb do not move to this place it's bad.

If I could give zero stars I would. This is the absolute worse place to live. If you truly hate someone, recommend them here. I've had someone continuously enter my apartment and steal from me. I had to change the locks and put security cameras up. Oddly enough when I let the office know I was doing such things because of what's been happening, it stopped. Makes you wonder?! This is supposed to be a NO DOGS ALLOWED apartment but the ass holes above me have 2 dogs, that are constantly barking. I've made many, I mean many complaints to the office, security, even the assholes themselves. Nothing, NOTHING, has been done to resolve the issue. Maintenance takes forever and a day to make any repairs, and when they do, they don't last long. I've had to fix and re fix many of my issues here. That's costing me EXTRA money out of my pocket. My favorite thing is when I tell maintenance that something is wrong, they try to put the blame on me or pass it off as something else, ie my fridge wasn't getting cold, I called and he says oh it needs to defrost, I said no these are supposed to be automatic defrosting something else is wrong, he didn't mind me any attention and two days later the fridge completely stopped working. IDIOT. my kitchen was leaking, he said it's the dishwasher, I said that's not true I don't even use it, he said oh water builds up and you have to run it at least once a month or it leaks, bitch please, no one in my family uses a dishwasher and theirs never leaks. Well guess what!!!!??? Yupp, a pipe busted behind the walls of my sink, it took 3 weeks to repair and there was so much black mold, they didn't even offer to clean it, I had to call a cleaning service. I filed a report with the BBB! Yes I have pictures to prove it! The insects, rather cockroaches, is sooo bad, I have to deep clean my apartment 2 times a month, I'm talking taking everything out of cabinets and moving everything away from the walls . I spray constantly just to keep them out. I tried breaking my lease once, in the lease it says it's just 640 (one months rent) to do so, when I went in it was 2 months rent to do so. Mhmm, maybe you should update your fucking lease agreement than! The ladies in the office are beyond rude and always act like you're interrupting there life when you have an issue or walk in just to pay your rent. The washing machines and dryers never work and the few times I have used them my clothes come out smelling worse than they did before. I now go to my families home to do laundry. It's free and their shit works and isn't molding. They do no maintain the little bit of grass they have, the parking lot and sidewalks are a disaster. Oh yeah and they turn the water off every other week for 'emergency' repairs. If you have that many issues with your piping than you should resolve it in one swoop. Needless to say, I can not wait to get out of here. I 100% DO NOT recommend this place. Don't let the cheap prices catch your eye like it did mine. Oh and one of my neighbors has started a petition to shut this shit hole down for good!

Pinewood Estates in Albuquerque New Mexico is horrible! Courtesy patrol is NEVER around. Somebody had slashed all four of my daughter's tires during the night. In the morning we went to the office to let them know about the situation so they wouldn't tag her car for being on the jacks. We left to go get new tires and as we were coming back, there was a man trying to tag her car. There are so many cockroaches inside and outside the apartments. They are constantly shutting the water off. It took a little over two months just to get the security deposit back. DON'T LIVE HERE!

This apartment complex is the worst place I have ever lived. I will advise you STRONGLY not to live here. Let me explain.When I first asked to see the rental property, the management would only show me a model. I asked twice if they would show me my actual apartment, and they refused. When I moved in on the first day, there were dead roaches all over the apartment. They hadn't even bothered to clean it up! I told the management and they had someone come in and sweep them up, but it was still disgusting.Three days after moving in, I started to see live cockroaches in the kitchen. People were telling me that it is ABQ, and there are roaches here. But there were A LOT. There was one morning when I was killing four or five, and then found a baby nest of cockroaches. I called the management and they acted confused. But that is a joke. Other tenants have huge problems with roaches and complain about it all the time. They made me wait SIX DAYS before anyone came to my apartment to spray. The apartment was unlivable, so I was staying with friends the whole time.When I came back into the apartment after they had sprayed, the apartment was much, much worse. I doubt they had sprayed at all! There were live roaches ALL over the place. I finally called and told them I had to break my lease because the apartment was unlivable. I went to move my things out and there were roaches in EVERYTHING. It was so disgusting. And they STILL claim that they don't have a roach problem. So I took lots of pictures to prove that that is a joke.I am dealing with the management now to see how much of my rent I can get back. The people that run this place are scam artists. Don't let them take your money like they took mine! Find another apartment complex! Trust me.

This is what I've been living through since August 2023 at Pinewood Estates.I really don't know if this is the same experience for every single building in the complex, but it's certainly hellish to live in building 13 of 1401 Pennsylvania St NE, Albuquerque, New Mexico 87110.Since moving into apartment 1080 in August 2023, I've dealt with:Sewer backups through the toilet and bathtub.Roaches crawling through gaps between walls and floors.Water leaks into my bedroom closet.Flooding with personal property damage from the apartment next door.Trash littering the walkways and public areas.Dog feces everywhere outside.Management ignoring emails and calls.Maintenance staff quitting, saying, "Pinewood Estates is madness," while blaming management for everything.After months of frustration, in February 2024, I finally met the new manager (the previous one had left). She claimed to have no idea about my situation, offered to move me next door, and gave me a $500 rent cut but then increased my rent by $115 because the new apartment was "recently renovated." I thought the nightmare was over. I was wrong.In the new apartment:Roaches continued to appear. I was told this was common in Albuquerque, so I reluctantly accepted it and even began feeding them.A loud running water noise came from the upstairs apartment (2081). Maintenance blamed the tenant for not closing a valve properly but didn't fix the issue.I received an eviction threat over a billing error they made.Repeated charges for renter's insurance, despite providing my own insurance info.Construction noise for months as they replaced walkways.Water leaks resumed, this time from the ceiling in my bedroom.I lost my temper with maintenance, who failed to respond promptly to the leaks. The next day, I received a call from the manager, threatening eviction for "disrespect."After this, I started documenting everything, recording videos, taking screenshots, and gathering evidence. The ceiling leak was eventually patched but left unfinished, resembling a "recently covered grave." I tried to stay calm, fearing eviction.Then, I heard from the new tenants in my previous apartment. They contacted me about issues and had the city inspect the building, which revealed significant problems. I requested my own city inspection, but after two months, no one showed up. I followed up and received a new reference number. It's too late for me--I'm moving out by the end of the month--but perhaps something can be done.For my mental health, I stopped thinking about the trash and dog feces everywhere, though it's still there.On October 3, 2024, I came home to find a bulge in my bathroom ceiling and a new leak from the upstairs apartment. I called the 24/7 emergency line, but no one came. The next morning, I called again. After waiting an hour, I had to leave for work. By then, a new bulge had appeared. Later, I called the office directly and was told the manager would call me back. She never did.When I returned home late from work, the ceiling had two damaged spots, my bathroom was flooded, and water was leaking into the living room from under the kitchen counter. The bucket I'd placed was overflowing with yellowish fluid. I called emergency services again but received no response.Today is October 5, 2025, and my apartment is still flooding. No one has shown up. The management office hasn't contacted me. I visited them personally at 4 p.m., and they promised to send someone, but it's now 6:27 p.m., and nothing has happened. I called emergency services again, and they gave the same response: "We'll put in a request." When I reminded them it's been three days, they said, "Thanks for letting us know."Pinewood Estates advertises "24-hour maintenance," but it's just one guy, constantly shuffled and quitting because he lacks the resources to fix anything. They also advertise "on-site security rounds," but I've seen security only about five times since August 2023.

If I could give this place negative stars I would but 1 is all it let's me. Water issues since we moved here. Constantly being turned off. Claiming it's an "emergency " emails sent out after the water is turned off or never even notified. Call to talk about why this is happening and property manager won't even get on phone ( Gina Alfieri) I could go on and on about the issues here but I don't think people will read it all and the parent company RPM management won't return your calls and Gina just dodges the calls. Find another place to live.

TLDR: A corporation buys up affordable housing, price gouges all of the people who needed affordable housing in these unstable economic times, and is now trying to pass off mediocre apartments as a luxury complex. If you have any morals or ethics, please don't move here. I lived in these apartments for 3 years. The original owners I had for 2.5 of them, the new management moved in for my last 6th months of my stay at Pinewood. My review will be of the apartments after new management bought up the place. Apartment:I lived in a one bedroom for $530.00 a month before new management bought the place. After the New Owners bought up the place they raised the rent for the same apartment to $894.00 (as listed on apartments.com).Believe me, even if they replace all the appliances and carpet, the place will still not be worth $894.00 dollars.Management: Obviously, pretty terrible. The first thing they did was give nearly everyone a late fee and said "the other owners gave you the fee". This was a lie, in the month before the old owners closed their office for the long holiday weekend. Due to this they extended the grace period to the 4th (it was normally the 3rd, but due to the holiday weekend they extended it a day). When New Management came in they saw an opportunity to make a few quick bucks and jump-start their process of forcing all the people who needed affordable housing to leave. They gave the majority of the complex a late fee and tried to blame it on the Old Owners. When anyone went in to dispute it they were incredibly hostile and rude. Location: This is the biggest draw of the complex. The biggest benefit is you are right by a highway entrance, so it takes about a minute to get to the highway. However, the highway exits near the area are not very efficient. So it takes about 4 minutes from exiting the highway to getting back to Pinewood. Which still isn't too bad. You also live right by the city bike path, and are surrounded by 2 parks (however one of the parks is pretty mediocre). Both parks have homeless camps nearby, so sometimes they'll be hanging around in the parks. Other than walking to the park, the area is not too pedestrian friendly. You are right by a busy street with crazy drivers. Other than walking to the park there are not too many places to walk to. You are right by the Reagal Shopping district, however you have to walk across a bunch of parking lots to get to. There is a movie theater within walking distance, but walking much further than the theater and you have to dodge cars since there aren't any effective sidewalks. Uptown shopping district is nearby, but you will mostly be driving to it since walking there isn't too pleasant due to the cars and parking lots. So other than a park and a movie theater, the area is not too pedestrian friendly. There are also a lot of homeless people walking by and into the complex. Water/Plumbing: Incredibly inconsistent. Frequent water shutoffs and hot water issues. After New Management Bought the place, they said they were working towards a "permanent solution" to our hot water. We proceeded to go nearly 2 months with minimal hot water, and water shutoffs almost every weekday. The buildings also have a Shared-Pipe system, so if one of your building-mates has cockroaches, they will crawl into your apartment through the sinks and bathtubs. Bugs: Lots of cockroaches. New Management charges you $15 a month for "pest control". I never saw someone come out to spray during my tenure there.Lease:Most apartment complexes have you give a 30 days notice if you plan to leave. New Management at Pinewood estates makes you give 60 days notice if you plan to leave. This is so they can get you with a "hah, gotcha" and make you pay an extra month. $300 Month-to-Month fee... it was $50 with old management..... Security: I have heard and seen the aftermath of car-break-ins. But I have not experienced it myself. There is one guy who sits in a car at the entrance of the complex, and I'm sure he occasionally patrols, but unfortunately he is just one person and carjackings still happen depending on where your car is parked. They do not have security cameras or emergency phones. They have a number to the security guy, but they don't do a good job at letting you know what it is. Security Deposit: They might as well call this a "donation" because you will not get it back.In summary, do not move here. Ethics and morals aside, these are not good apartments for the price you are paying, and management is quite shady.

This is the absolute worst place to live in my opinion. Only spent 6 months here with constant issues. The bugs are so bad you'll see about 12-15 a day even with spraying every week. Water gets shut off every other week. Laundry rooms infested with mosquitos and washers and dryers rarely work. I didn't listen to reviews because they are cheap but they really are that bad. Sewer leak that they refused to clean up right outside of our apartment. Left human shit all over the place and found covering one piece was sufficient as a "clean up". Roots growing through all of the plumbing. Management is rude and manipulative. Did our walk through 2 months ago and still have not received our deposit back. Refusal to give receipts when busy. Attempted to take advantage of my age and change my move in date the day before I was supposed to move in (ha they thought), faced back refusal to my new apartment complex because I had not given my 30 days notice right away and then once they had the 30 day notice they took 3 days to fax back rental confirmation for new apartment, and when we called to set up a walk through a day in advance the staff was completely unfriendly and refused to make an appointment. We were just told to come in and if they weren't busy they would walk through with us. Large apartments for a cheap price but the amount of issues and rude staff when asking to fix those issues is not worth it! Extremely unpleasant experience living here and would not recommend to anyone. If you are thinking about renting here please look ANYWHERE else!!!
