The Pavilions is in the Northeast Heights across from Tanoan East. The grounds include trees and grass which are regularly groomed. The community is usually quiet (more on this later, or if you are really interested please skip to the bottom). There is a mixture of apartments that have been renovated, not renovated, and not-fully renovated (e.g., not all renovations are uniform). The renovated apartments mostly include stainless steel fixtures and appliances in the kitchen and bathroom. Each of these rooms also include some form of stone or mineral countertop. Units are also furnished with a washer and dryer. Each unit also includes a gas fireplace with gas burning logs. Another item to note is that the stove/oven, dryer, furnace, and hot water heater are all gas. Some units have a nice view of the Sandia Mountains (such as mine), but also a view of the parking lot. Others have views of courtyards or the pool.When you need help with administrative issues such as general maintenance requests, lease questions, or community questions Maria in the front office is more than happy to help. When it comes to financial or issues that need to escalate to corporate Janice is your point of contact. When interacting with Janice you will need to send reminder emails as she can be hard to reach as she is not always in the office.A few things to note that make this apartment somewhat unique. There is a resident indemnity service that keeps track of a tenant's rental insurance; however, the system can break on renewals and over/double charge. Water for your apartment is shared across the entire complex, and it is broken down by number of tenants in a unit and square footage. I believe this also includes grounds water, so when the sprinkler system breaks that's your money going down the drain. So, it would behoove you to report those issues. You will also be charged $3 per month for pest control as this is not covered under your rent. A positive thing to note is that your security deposit is not the same as the first month's rent.For the most part the units are in decent condition, maintenance requests are typically handled in a timely manner, and there are not too many tenant issues. However, there are a few things that stand out: the HOT POINT brand washer leaked oil over my clothes, parts of the complex are deteriorating, I had a leak in my roof that took over FOUR months to solve, parking is an absolute nightmare due to selfish residents and lenient staff, windows are in awful condition and have large holes in them that let in the elements dust and noise, blinds do not fit the frames properly so they can fall and injure you, there is not enough recycling on site so bins will overflow and the wind will litter items over the complex, each unit has many gas appliances however carbon monoxide detectors are not guaranteed to be installed in every unit, some residents have installed cameras that point at bedroom windows, there is a massive problem with mail theft and the apartment is not taking adequate steps to deter/prevent it so I would very much not trust my mail here, maintenance notes are brief and not helpful: for example I had a problem with ants coming out from under my toilet and simply got a response of "added to log" and no one came to spray.My apartment used to be quiet, however, in particular my apartment 2422 is located right next to a tenant or guest of a tenant that has converted their garage into a woodshop, and no I don't mean hand tools I mean power tools (saws, sanders, vacuums, music/radio, etc). The bedroom window of 2422 is ~30 feet from this garage. The operation of the woodshop when coupled with the poor windows makes it seem as if everything is happening in 2422 (curtains help dampen the sound, but it's still loud). When this issue was brought up to management and further escalated to regional management it was stated that "did speak with my regional supervisor and unfortunately if this is being done during reasonable hours we are very limited to what we can do.". (This answer took over THREE months to get because I had to threaten to escalate this issue myself with corporate before local administration would act.) This is despite the lease having a clear clause of how the garage can be used. anything outside of that creates a liability for the tenant or complex. The staff didn't even offer to come hear how loud it was. I had been a resident there six years. This is by far the best apartment complex in the NE heights! Not only are the units spacious and modern, what's even better is the way I was treated for the three years I lived here. The team was professional and courteous. The gym is awesome. The pool is a great place to hang and I already miss everyone there. It is worth the extra $$!!!! I will probably be back there in a year or so :-)Thank you Misti, Susan and Nichole for being so wonderful!!

I do not recommend anybody live here! It was one of the worst experiences my boyfriend and I have ever had. The first problem we had was with maintenance. The guys were very very nice, they just couldn't get much done. When we moved in, right off the bat we noticed the place wasn't properly inspected (or just not inspected at all). We put in a request about the water heater because the water was way too cold for us to take showers or baths. Someone came and looked at it and noticed it needed to be replaced... For a week we were stuck with cold showers in the middle of winter. We weren't too upset because we figured this would be the only problem we would have.The next minor problem we ran into was different lightbulbs were going out almost every week. My boyfriend told me that one time when one of the maintenance guys came to replace them, they told him that the head maintenance man purposely buys cheap lightbulbs that only last a couple of months. That was definitely annoying, but once again we shrugged it off.The next issue we had were bugs. Ants were coming into the place in almost every room. It got so bad, I was finding them in my puppies fur so we left for a couple of days. I looked at the apartments website to see if it was taken care of, and it showed that it was... Well it wasn't... They were still everywhere. I even called them to have them come by again and nobody answered. I never got a call back, so eventually I just called the office itself to have them let the maintenance men know, and I was told that she would let them know and that they have bug people come out and spray weekly (or every two weeks). I was always home and NOT ONCE did I see anybody spray in or outside. There are to this day hundreds of ants all over the sidewalk by the apartment we lived in. We also had issues with roaches and spiders, but not nearly as bad as the ants got. My boyfriend is extremely allergic to bug bites, and is very lucky nothing bit him while we were there.Now, onto when things got serious. One morning my boyfriend was leaving for work. He came outside to see a smashed window from his truck. Some very very important work related items were stolen. More and more of our neighbors came by asking if we were okay, and were telling us that this was a regular thing in our neighborhood. Cars are stolen on multiple occasions, garages are broken into, apartments being broken into, etc. Hearing all of this, I call the front desk and ask why there are no cameras with all of the incidents that occur on a regular basis. She told me that it was because cameras were too expensive, there is nowhere to put them, and it doesn't look good anyway. It blows my mind because I see that the buildings are always being repainted and touched up almost every week, and i'm being told that its too much for some security? Every once in a blue moon I would see security drive around the place, but that is it. Apparently this happens so much that they have actually held safety meetings on what residents should and shouldn't do to prevent these things from happening. Pavilions is a a big target because nothing is being done to catch these people. The only luxurious things about the place is the way it looks on the outside, and their nice gym. I can't even say the pool is nice because its always dirty anytime we went to try to swim.After a while we gave up on trying to reach out to anyone there for anything. We decided it wasn't safe for us to live there anymore and it was too expensive for everything we had been through. Today was our last day to have the apartment, so while my boyfriend was at work, I was gathering what we had left and was trying to clean the floors. I left the front door open and the blinds open because too many lights were out for me to see what I was doing, I was trying to rely on natural light and some fresh air. All of the sudden I see one of the front desk ladies drive up with some people looking for an apartment. I'm thinking, she has to know its our last day! Maybe she is taking them to another one. She walks up to the front and peers into the window seeing my stuff and not even acknowledging me. She walks back to the cart and I'm hoping it's the end of it. All of the sudden a man peers through my door uninvited. He was one of the people looking for an apartment. He told me "Just wanted to see the place" while I am standing there trying to clean with no freaking bra. I was mortified. He asked if I enjoyed living here, of course I told him no. He finally left. Less than an hour after that, I'm walking to recycling to throw some water bottles away, and I see that couple driving to come see me... They asked me more questions about why I didn't like it there and I told them everything. If they hadn't caught me there, they would've once again come in uninvited. It's not even just that, that pissed me off. This lady was going to show them an un inspected apartment that could've been trashed.

We have been living in this place for almost an year now, (so I do feel pretty qualified to write this review!) I also have to mention that this is the only place we ever lived in Albuquerque, so I can't really compare it with any other place.When we moved to this city, we were told that this is the best area to stay. I would certainly agree - This is probably the nicest area in ABQ and when you are looking to rent, there are not many options available - Pavilions probably is the apartment complex with the best landscaping (although there are other communities in which the apartments itself are better looking from the inside than this place). The employees are all very nice but unfortunately behave just like employees - They can't (or don't) make any decisions in terms of rental discounts or other minor changes like appliances etc. Everything is fixed and they pretty much tell you to take it or leave it - don't know how long this attitude would last, especially that we've seen many families vacate since we moved here (and we're going to join that club in a couple of months)There are several good things about this place - The gym is open 24 x 7, the pool and jacuzzi are great and are well maintained. The service is great when you call them with any home repairs - never had to wait more than a day. They organize monthly parties during which all the tenants are invited for a pool side party with different cuisine each time. They are pet friendly and are right next door to the O'Keeffe elementary.The bad and sad parts are the security - the apartments are pretty much on the road and anyone walking on the road can walk into your front door just by taking a few steps. This place deserves a wall at the very least. Its an unfortunate fact that in the cul de sac i live in, 70% of the garages were broken into - Don't know if its true but I was told that the thieves have actually managed to make a duplicate garage opener and are able to open and close garages themselves! My neighbor just left a suitcase outside her home on the 2nd floor and by the morning the suitcase was ransacked. Some residents lost their outgoing mail and as a result we have to leave our outgoing mail in the leasing office instead of the mailbox. Of course we all know that Albuquerque has a crime problem and it is only worsening but the management has to do things better to protect residents against crime. They told us that they hired a private security but I have never ever seen that security guy and the break-ins are only increasing!I would say that my biggest complaint here though is their pricing! We chose to stay in a 3 bed 'renovated' home - the renovation essentially consists of granite countertops and laminate floors in the living room - and we pay 1700 for this - gives me heartache every day that I am throwing money into this!Are there good things about this place - absolutely yes, and some of the problems belong to the city and not to the apartment complex but the management certainly has to do a better job about security. And finally, do I think I'm getting the value for what I am paying - Absolutely Not!

I was very excited initially. The workout room is great and pool is gorgeous. However the office staff is cocky when you express concerns and the walk through when moving out was ridiculous! They charged me for things I did not do! I have rented in four other states before moving to New Mexico and have never experienced anything like this! That walk through experience alone makes me regret ever living there!

I relocated to New Mexico for work and faced an unexpected injury shortly after, leading to significant financial challenges. Despite multiple attempts to reach out to property management for support, my calls, emails, and texts went unanswered, and late fees accumulated as a result. Things got worse when I witnessed a fatal police shooting near my apartment, which severely impacted my mental health and increased my treatment costs. When I inquired about the community's safety, I was ignored.The final straw was during my lease renewal in August. Management promised to retroactively reduce my month-to-month rent from $2250 to $1805 for August and September and waive all late fees, on the condition that I made an upfront payment of $1805. It was based on this promise that I agreed to renew my lease. However, once I paid, they failed to honor any of the agreed-upon terms--leaving me with inflated rent and fees that I was assured would be adjusted. Although they eventually removed the pet fees for my documented service dog, this back-and-forth added unnecessary stress.The manager admitted to making these promises, but said corporate refused to honor them after I renewed my lease, leaving me financially strapped.. The deceptive practices and disregard for tenants--especially those facing disabilities--are appalling. Renters deserve transparency and support, not empty promises and mounting fees.

I feel like I am living on a luxury resort! The Gorgeous landscaping, resort style pool, a high end barbque, & work out area make feel calm & safe. This is not a typical apartment setting, this is home. The landscape is a serene oasis with a ton of mature trees, plants, lush grass, & a stunning waterfall. It's very quiet & all the neighbors are kind - they smile here! The staff- Susan, Maria, Benny are amazing & on top of every need! I love it here. My boys love it here too & we are close to the park, school, & trails. We love the pool!

Good maintenance staff, but (some) very unprofessional and evasive office staffWe would advise anyone that is considering Pavilions to think twice. The online payment system just does not function properly, and mistakes are always to the disadvantage of the resident. Beware!Ever since the system changed, every single month we had to go to the office to have them waive the late fee that was added to the bill before it was late. Some of the personnel were very professional and courteous and aware of the problems and grievances. Yet, there were others who just did not care and did their bestto evade our grievances. In our move-out day, we were charged three (3) times for each utility item. When we talked to Janice (Property Manager) about the issue, she first tried to put us off by saying that it was only the way it looked on the ledger. At this stage, she gave us the feeling that she had more important jobs to do, and we were almost anuisance, and the problem was our inability to understand the changes in balance. After we insisted on discussing the details and proved her that we stayed there for only 9 months but were charged 11 times for each utility item, 3 of them being at the date we moved out, she finally had to agree that she couldn't make sense of it either. She promised to call the management and clarify the issue and get back to us ASAP. We have never heard from her after that. It has been more than three weeks, two attempts to talk to her in the office and notes left to the front desk, but we have yet to hear from her. This is not only unprofessional but highly disrespectful as well.

Pros: *The grounds are nice and well kept. Lot's of green grass and mature shade trees.* It's an older crowd living there so not a lot of screechy kids running aroundCons:*It will take weeks to get a work order completed. Not just once in a while but every time. *The walls are thin. You will hear and feel your neighbors slam doors play music etc.*The rent will go up every year. Why? Because the apartments up the street charge more so they feel the need to keep up. Be aware the apartments up the road are newer and nicer and offer better amenities and security. * The mailboxes are broken into regularly and there is vandalism to vehicles. There are no security cameras or patrols. There will not likely be any as this would cut into corporate profits.* When you go to the office during normal business hours to get a package it will be closed 50% of the time with no indication when it will reopen. * The water / trash / sewer bill is an average of the one big bill they get monthly. If your neighbors waste water you will pay for it. The bill will double in the summer because you will be paying for sprinklers and pool water.
