Olympus Alameda

Jeremiah from day one had been the RUDEST employee there. This complex does not take ownership of their mistakes, they are argumentative and just down right rude. Example, I called to inquire why they charge $80 per tenant to pay tent online. In the middle of our call Jeremiah proceeds to tell me he had people in the lobby waiting for him. I was like I am a paying tenant and still have questions. This complex is so money hungry that they don't care about their residents! I HIGHLY DO NOT RECOMMEND THIS COMPLEX to anyone! Especially young college athletes!

I moved into these apartments in 2021 after moving to ABQ. I was excited about my new city and my new apartment. A couple of months after moving in, my apartment was burglarized in the middle of the day while I was at work. I called the police and filed a report and when I notified management they did nothing about it. They washed their hands of it and didn't even check on me. I could no longer live here after this happened because I did not feel safe. Then they have the audacity to report me to the credit bureau for not finishing out my lease. These apartments do not care about their tenants nor their safety. Renters beware!!

The office staff here was extremely rude come move out time and falsely accused us of having dog pee on the carpet (which NEVER happened). The carpet had simply lasted its lifetime (3-5 years according to New Mexico renter laws) and attempted to charge us for full carpet replacement after basic wear and tear. When trying to discuss it with the staff we were told we were getting sent to collections after only 7 days of receiving the bill and they were just classless and rude. They were not able to provide us any evidence of negligence (rips, stains, tears etc. ) Beware before signing that they might try to scam you at move out. Do not recommend.

I have lived in apartments most of my life, Olympus Alameda apartment is one of the worst apartments I have lived in. The grounds are not pristine as stated residents consistently left dog poop and the apartments never cleaned it up therefore common areas did not smell the best. I notified them about poop left on the concrete one day and when they came out they had kicked it in the rock area. Some of the brick pieces on the building have fallen due to the cheap construction so beware. I also had items stolen from my car. Last but not least, my neighbors were extremely loud I asked if they could speak to them but they stated this was apartment living and would do nothing. We would hear stomping, vacuuming, and conversations. I think my neighbors were loud but also the construction of these properties was not the best or what it should be for "Luxury Apartments". These apartments cost too damn much to have the problems that I had while living in them.

If you love paying fees, this is the place for you!! There is a fee for everything. To pay your rent online, pest control fee (which I don't remember being told about for our boys)! Their address is 6301 Alameda... when our boys tried to call PNM to get electric in their name, that address doesn't exist. When the went to office for help... we gave you your address. No help!! Come to find out a couple of months ago, per PNM, they have 6201 Alameda. Our boys have had to pay their electric thru Olympus since May last year n they charged a $50 Vacant Electric Service fee on top of their bill!!! SHOCKER!! Worst one is this past Fall, the gentleman below them was fighting with his girlfriend or whomever so bad, our boys had to call the police twice that week cause he was hurting her. They never showed. Our boys had to leave their apartment at 2:30am cause that man threatened to kill them! The boy knew he had a gun cause he had shown up at their door one night with it! (Yes my boys were too loud one night but doesn't warrant knocking on door with your gun. Boys reported it to the office, one girl made the comment..." oh he must be drinking again"!! He was allowed to fulfill his lease as they did nothing! Now my boys have had to terminate their lease early cause one changed colleges and shocker... we're paying outrageous fees! I know we signed a contract but this was hands down the worst experience ever!

Update to my previous review. It is now 6 months later and nothing has changed. I never see the so called courtesy patrol we have. And if you try to call them you have to leave a message. How helpful is that?They promised to enforce parking and nothing has changed here either. Dog park has had some minor improvements but still not secure.The property itself looks horrible. It is dirty. Trash everywhere. Poop everywhere. They do nothing to clean it up. I see the same pieces of trash on the grounds everyday. I see employees walk right pass trash and do nothing. The landscaping is deplorable. Dead bushes everywhere. And forget asking to contact you directly. I have. Alls you get is empty promises. This place is not worth the money. It is not even worth what Greystar was charging.

Having lived all over the country, I can say with absolute certainty that this is by far the worst apartment complex I have ever lived in. Prior to being bought by Olympus, this property was owned by Greystar and staffed by competent, professional employees at a fair price. Since being purchased by Olympus, the complex has devolved into a disgusting, horrible, overpriced place to live staffed by incompetent and unprofessional employees. Dog poop is all over the property, and staff fail to regularly dispose of it when placed in designated trash cans, leading to horrific overflow, flies, and odor that you can see pictures of in a prior review. Many residents smoke weed and that smell constantly envelops the entire pool area and the apartment complex itself. Walls are paper thin and you will be guaranteed to hear your neighbor's conversations, music, and footsteps.You have to pay $15 a month for valet trash service, which sounds nice until you experience the infrequent pickups and refusal to dispose of anything not placed inside the tiny designated trash-can they give you when you move in. Normal household trash will not fit inside this container, so you should fully expect to be paying $15 extra a month to lug your own trash to and from the distant and frequently overflowing dumpsters. They will also not dispose of small shipping boxes from amazon, etc, unless they are completely broken down.The property is unsafe. 2 doors down a neighbor had his apartment broken into during the day with multiple items stolen. Thieves come by and check doors from time to time. This is possible because the complex refuses to have visible security officials on site and the many gates (which should provide some security) are frequently broken and therefore open day and night, allowing anyone to come in and out. In addition, the gates quickly swing outwards (genuinely bizarre) towards your car, which has caused damage to a number of resident vehicles. Lastly, beware that Olympus is going to start massively overcharging for these apartments. Under greystar, the priciest two bedroom apt on the top floor was $1700 a month, with one bedrooms going from $1200-$1400. You can now see on their website that they will be charging approximately $1000 more per month for the same units (for example that same 2 bedroom unit is now going for upwards of $2500 per month). I would highly encourage anyone considering this property to look elsewhere and not fall victim to this horrible complex's poorly run management and extremely overpriced units.

Major safety concerns! Part of why I chose this place at an overpriced rate was because of the safety and security I thought it offered. The staff refuse to do anything about the break ins and theft. My car tag was stolen off my vehicle one day and car broken into the same week! When I asked of enhanced safety measures they told me they weren't doing anything cause "crime is everywhere" and "courtesy patrol can't be". The gates are not secure, office staff insisted I wasn't telling the truth when I told them. Like I have a reason to lie about a gate. I am genuinely nervous about living her with children. Don't make the same mistake I did by choosing this place.

I am a nurse in Albuquerque and started renting when this property was managed under Markana, Anna in the office was amazing!! Unfortunately, as soon as Olympus took over it has gone nothing but down hill. The gates are constantly broken and our back gate is currently chained shut (as pictured below). Although when we moved in we were told the pool was year around and it is clearly clean, it's been closed for months (as pictured below). The Amazon drop box is and has been broken so you have to pick up packages at the office during business hours (and we've had multiple shipments that have gone missing). In regards to noise, it sounds like my neighbor upstairs is doing UFC every night. Staff has been less than friendly, and although they like to charge a premium for the property there is no initiative to fix anything (but they sure don't want to give a discount for not holding up their end of a contract). I'm currently in the process of moving out, I'll be out on the 28th but my lease extends to the 4th of June and they are charging me for the full month on utilities & trash. I've emailed the office twice requesting an update for prorated charges with no reply or response. I will be reaching out to their management team regarding these concerns and my disappointment with the takeover from Markana. 2/10 I would not recommend these apartments under this management. Drive through the lots and you will see a good majority of people moving out. All of my surrounding neighbors have moved out in the last 1-2 months and I will be out this weekend and I cannot wait!!
