Lucaya House

It was the worst situation I've ever gotten into renting from this horrible landlord. First of all the apartments were disgusting full of hoarders and bugs. After receiving bad reviews they added a whole extra month of rent we didn't owe just to get us in court. Then on the court date they changed it to the correct amount. The judge was upset at this and yelled at her but gave the landlord a judgement for the correct amount like she wanted. Then they started saying we weren't sending in the payments. They take us to court every month now because they love harassing people and each time we have to prove to the judge they are lying and we really did pay. They are snakes.

I rented the complex at 1800 Gold Ave. in 2009. 1. The place itself was dirty when I moved in, and took me two weeks to rid of a foul odor.2. Maintenance was horrible: I asked them to fix the air conditioner and they turned off my electricity for a day and a half without warning and had an inexperienced maintenance guy (like 19). The food in my fridge went bad.3. I left the place 2 months early on military orders. I was fine with forfeiting the deposit even though I didn't have to. I thoroughly cleaned the apartment including dusting blinds and cleaning the stove. I received a bill for an additional months rent charge plus $600 in fees for cleaning. The statement included that I took the hall lamp, damaged mini blinds beyond use and left the place a mess. None of it true!!!It was completely my fault for not getting the initial inspection in on time since I was in Texas the first month, and they completely took advantage of that.I paid all fees that were charged and was never late on rent. They may seem nice up front, but be careful not to trust them. This was also in 2009 so I'm sure even if management hasn't changed, they will say it has. So Lucaya, 1 star for you!!! I'd give them 0 if I could!

I live in the 1801 coal complex and have been here for almost a year. I had several items that didn't work such as my air conditioner, stove vent, light fixture, and bathroom vent.i also have a hole in the floor of my bedroom which still Jas not been fixed.!!!! I told the worker in the front office ,she said she would have someone out right away. It took them over a month to fix the items. When I asked about it they said they only had two workers. Really ? . So when rent came around I told them I would pay the full balance when they were able to fix the items in my apartment. They sent someone the following week. So I go pay rent and I have a late charge I said why did I get this, the fat woman working in the office said because your rent is due on the 1St so your 15 days late. Really? Today is the 14 Th so that would make my rent 13 days late am I correct? Or do I need to go back to school? So I said nothing came back to pay the late charge and come to find out I have another late charge lol I said wtf?! She said I haven't payed my rent in full for the last 3 months. I said ain't my rent 635 ? She said yes so I said how am I not paying my rent in full? Her response was it's the system. . So I pay my rent for the month of November on the first and to my surprise I have another late fee!!!! How the fuck do I get late fees when I'm paying on the first???!!! So please if anyone is looking for a place to rent do not rent from these people.!!!! They cheat you for your money!!! Again do not rent from these apartments!!!! I give them no stars!!! But I can't continue without giving them a star so here ya go you fucking slumlords the star it's making me add!!!

I only gave 1 star because I can't give zero stars. These are the worst apartments I have ever lived in. There is major cockroach infestation in the whole apartments and I gave them several opportunities to remedy but they never fixed it so I had to pay for a professional exterminator to come myself three times and there were still roaches. When I moved out at least $300-400 worth of my possessions (books and framed pictures) were ruined by roach litter. Also, pipes burst in the ceiling twice, flooding my apartment and they made huge holes in the ceiling to fix the pipes, one time leaving the huge gaping hole in my ceiling for weeks before they fixed it. I wouldn't tell my worst enemy to live here.

One of the worst places to live!! If you like to have a slumlord! I had mold in my apartment due to their pipe busted now I have long term health effect due to it and in the process of taking them to court! They did not want to fix the problem so they gave me a 30 day which is against the law! But these undocumented immigrants that run this place will realize you have to follow the law to run a business here! Also had my lock broke and maintenance came and busted down door and never fixed the frame.

This place is GARBAGE. Where to begin, Lucaya seems like a good fit for students or people who want to live close to campus/Nob hill area. ITS NOT. Not only is the management shady but maintenance is non existent. We were told that people would come by to paint the house, spray for bugs, etc. Never happened. I would leave work to be there when someone came over (obvious reasons) To make matters worse four months after moving out I find out they sent me to collections! Without ever trying to get in contact with me or send me any type of notice that I owed money? Slum Lords isn't a good enough insult for this place. They probably wear that title with pride. Also they owe me SOO MUCH money for all the cockroach spray I needed to buy living there. Seeing how their bug people never showed up once.

Lucaya House is the WORST slumlord housing unit in Albuquerque's UNM area. Students don't rent from this place if you want to have a stress free rental agreement and not worry about every last dollar being sucked out by "management" I have lived here for two years, and will be gone by the end of the month because they have broken the last straw. I'm pretty sure all these positive reviews on this site were wrote by management because there's no way anyone i've ever talked to has anything good to say about the place. All of my neighbors have the same thing to say: The grounds are nice, the management is the worst management they have ever had to deal with.The apartment itself isn't terrible, the space is decent and it's fairly clean. However that's the extent of the good things I have to say about this place. I have never been more stressed with my living situation than when I lived here. They have tried to charge me late fees on rent because THEY misplaced my check that was placed in the dropbox in the correct time. They have no leniency, will never work with you, and are just waiting for you to step an inch out of line so they can charge you for it.They will try and charge you for anything they can. Even if you follow all their rules, you will still be charged. You can scream all you want, but they'll threaten taking you to court. Unless you have your documents in order they might have the upper hand. When I moved in they didn't give the 72 hour checklist to report broken things. I came to them on the third day from my move-in date and asked for it, and they refused to give it to me. They said I should already have it, and when I said i didn't and would bring it back in 10 minutes they refused. Why? because now they can charge me for all the broken shit that was here when I moved in. The "owner" of the property also partly owns Greg's towing....guess what, Greg's towing is who they use to tow cars off their lot. They will not hesitate to tow their OWN tenants from their OWN apartment building. You are not safe in your own home.I don't feel safe living here. I'm afraid my car will get stolen or towed, or somehow management will arbitrarily say I owe them some huge amount of money which I can't pay. Don't move to any of the Lucaya houses near UNM in Albuquerque, NM. Please. They have properties on Spruce, Maple, and a few others in the same area.

I have lived here at a unit on Lead Ave for well over a year and like the other review there are several areas for improvement. The maintenance is very slow if they come at all. The circuit breaker is several decades old and gets overloaded very easily resulting in power outages. I also referred a friend and tried to get my $50 credit towards my rent but they refused even after my friend made multiple phone calls to remind them. The staff in the office is not very helpful at all. If you are considering renting from this agency make sure the unit you are renting is up to par. After moving out and cleaning the apartment better than when I moved in, I still was charged for cleaning and hundreds of dollars for replacing the blinds simply because they had dust on them, ensuring that I didn't receive my deposit back.

I lived in one of their basement units off Terrace and Lead for several years, and there are definitely less pros than cons. PROS: 1. Cheap rent (includes basic utilities) 2. Great location! Walking distance to everything you need. 3. Extremely pet-friendly. CONS: 1. Cockroach-infested 2. Maintenance enters monthly to spray poison to keep roaches at bay, and you are asked to remove everything from your cupboards. 3. No swamp cooler (buy lots of fans for July-August) 4. Thin walls for next door unit, and if your neighbor upstairs has an opposite sleep schedule you will need earplugs. 5. Leaky pipes in the ceiling and walls (I had one break; there was a flood). 6. Dog poo and blowing garbage on grounds. 7. During the monsoon season, water comes down the stairs and under your front door. 8. Cheap rent means occasional crackhead neighbors (there were disturbances where the police were called, and I had several personal items stolen). 9. Office quickly turns on you when there is a problem - DOCUMENT EVERYTHING WITH PHOTOS AND DATES, SAVE ALL RECEIPTS, AND READ YOUR LEASE AGREEMENT AT LEAST TWO TIMES BACK TO FRONT.
