We don't live here, but we were very interested in it... until we took the tour. We arrived at our tour time early. The minute we walked in, the lady in the office seemed annoyed. When I told her about how I had been in contact with them about a specific unit, she said it had already been taken. We asked to tour the property anyways. Don't get me wrong, the apartment seemed beautiful, but the lady didn't really answer our questions and made us feel like we didn't belong at this apartment. When we got done, I had additional questions. She told me they can be answered by reading the brochure. We didn't even go back into the office! Absolutely terrible customer service.

Don't recommend this place to anyone. They don't live up to the Name Luxurious. Multiple issues no acknowledgement or action taken from management. Manager and assistant don't know how to handle 300 units in a professional way. This place was once decent. Owners don't appreciate tenants like myself who protect their investment. After 3 months noting has been resolved. I can go on with a list but enough said for now.

I would recommend this place to others. Besides the high cost of rent for a 1 bedroom, I have enjoyed living here. I've had only minor issues in the apartment, and management was always on top of getting things fixed for me. The community is quiet and respectful. Overall good place to plant your stay.

My sister and I have lived happily at Las Mananitas for almost14 years. We liked the grounds and our neighbors were friendly. The maintenance staff was efficient and handled our requests in a timely manner. The management was agreeable in making improvements to our apartment over the years. However, everything changed in the last year. Maintenance is nonexistent. Two simple maintenance requests in 6 months have been ignored, in spite of frequent reminders. The manager seems to ignore our complaints.The latest insult: Maintenace carts have been parked in our handicap spaces! Just what is going on here?

After reviewing several properties, I had wanted to look at one more place before I moved into a property I had chosen in June.I always considered Las Mananitas to be a very beautiful property, but that's where it ends.The service, or lack thereof, is subpar at BEST.I wanted to extend the consideration of calling first, before I just stopped by, as other properties are by appointment only.My call was met with Mia answering the phone, and she couldn't have been less enthusiastic or any less helpful in her rude and indifferent demeanor.That call made my decision right there, coupled with the crappy reviews, that I won't even be stepping foot on that property, due to the lack of professionalism and inconsiderate way in which they conduct business.Don't waste your time or money on this property! Far too many others out there, in which you'll be met with a courteous staff, and people who actually take pride in their jobs.If I owned that property, I'd be looking for new staff!

I saw that Las Mananitas received low scores but maybe that was then ... despite rent rising everywhere we really love living here. The front office are kind especially Isabella. They have been making improvements ... I would recommend this place to all my friends !!!

My experience 11/17/2020. Beautiful grounds. Great apartment. My experience with the leasing agent and management , was quite shocking to say the least.Not only was I given incorrect information from the leasing agent I was also given old information, lack of information and an extremely uncomfortable, scary and unprofessional experience.The leasing agent expressed with attitude and assertion that "she had more important things to do than to print out papers" when asked about the pricing difference from the sheet printed from the website vs what was hand written on another sheet. All I asked was why there was a difference.Naturally, I had questions and I have every right to ask questions if I'm planning on living somewhere.She lacked knowledge of the property and demonstrated lack of training. At one sharing with me that she didn't agree with things the company was charging. She presented herself beyond unprofessional. At one point raising her voice, shaking with anger, arguing with herself, ready to cry and rolling her eyes. At this point this was in front of management, because I begged her to please get management as I was shocked with her demeanor and defensive behavior towardsme. I felt a little threaten by her behavior but extremely shocked and stunned. Even concerned about her.Management allowed her to speak to me rudely and defended her immature and unprofessional behavior. Stating "she doesn't like confrontation" Meanwhile, displaying full on confrontation. Until finally she went inside. No apology from her.In the end I have requested to speak to corporate. If this is the type of engagement one will encounter dealing business with this company, corporate needs to be aware.It was not only unprofessional but inexcusable, shocking, scary, worrisome and disappointing. I was told she was stressed when she came into work that morning.Not the customers fault or problem. News flash, The world is dealing with a heavy amount of stress from this pandemic.Upon reading the reviews, I find it odd that a year ago someone else that a displeasing, almost similar experience.I would avoid these apartments if possible or at least till they get the front desk properly trained and issues are addressed!!

If I could give this community a negative rating I would. I wanted to live at this property since they were brand new, they were just out of my price range. I was fortunate enough to be able to afford to move in with a roommate in 2019. Quickly it became apparent that the front office staff was lacking in professional attitudes, but I had a fantastic downstairs neighbor and the maintenance staff were amazing and friendly. COVID hit and they decided to raise rent. I called corporate to dispute it since you know, it's a global pandemic and money is tight. Corporate didn't care and said no one else has complained, and they weren't going to let me complain and not have rent raised and to consider myself lucky since they raised rent after all of the other properties in Alb. Fast forward to Jan 2020. I got a job in Florida and needed to relocate quickly. My lease was up in March. I went to the managers as quickly as possible to see what options I had. I was told since I was giving enough notice that I wouldn't be charged a lease buy out since it was moving out of state and if they rented my apartment quickly enough I wouldn't be charged the last month of rent. I busted my butt to move out of the apartment by Feb 1st and left the apartment very clean. I got the first call from them two weeks after I moved out while I was driving to Florida. They not only wanted a lease buy out but wanted to pay the rent for Feb even though they had rented the apartment immediately after I left. So pretty much double dipping since the new tenant had also paid that month. I played phone tag for months with them. I sent a payment check for the lease buy out since they didn't want to be held to their word and it was lost in the mail. The manager threatened collections and I told them to give me a way to pay it online.RADIO SILENCE. I never heard from them again, until I got a nice email from Collections yesterday. The fact that instead of working with people who haven't refused to pay, just asked for a different method, they send them to collections? It's beyond unprofessional. Do better. Hire better staff who stick to their word and promises.

I lived here for four months while working as a traveling nurse at UNMH back in 2017. The apartments are nice and quiet. Also, plenty of parking spots. My only issue were the roaches I would find in the apartment!
