Owners beware! If only ZERO stars was possible.Like Eric's experience, I had to hound for returned phone calls, and, at one point had to threaten a law suit to get my rent disbursement - though tenants paid on time.Like Kevin H, I was charged for repairs that weren't done. They charged me quite a bit to get the property "move in ready" for my last tenant, yet the list the tenant provided upon move in was very long, and disturbing. And I echo his opinion that Gayle is rude and unprofessional.It didn't sound as though the place was cleaned at all, it certainly wasn't painted and not even the basics were provided. The tenants move in report included: screws in the walls, toothpaste and hair in sinks and showers, no garage door opener, front door lock broken, carpet stains, broken drawers, missing light fixtures, rust stains in the sinks and toilets ... the list goes on.Living out of town, I relied upon them to take care of my property. They failed in every aspect.

I cannot recommend this property management company. We inherited a property in Albuquerque that is being managed by Lane Properties and we are not happy with the service so far. They are very slow to return phone calls (if at all), bad customer service, line item expenses on statements are not explained, I tried to escalate my concern and requested that the owner or manager call me and that didn't even happen.It's almost as if they have NEVER called me back. I always have to call them to follow up on my issues or questions.Can anyone recommend a management company that is effective, responsive and nice to deal with?

My mom died last year and Lane Properties was the company that was taking care of her estate beforehand, after reading the reviews on yelp my husband and I were apprehensive but decided to give them a shot and transfer later if things didn't turn out well. Within the week we saw our house advertised on craigslist, and AHRP and was soon rented after that. We've had 3 sets of tenants so far and Lane has kept up with all concerns from them, maintenance and repairs, all bills being paid on time, and statements getting to us before the date we specified.The second couple that rented from us had two dogs and didn't take care of the property; every month they called before rent was due with various problems to avoid paying as much as they could. There would be carpets torn up, holes in the walls, dying grass (even a tree!) outside from being torn up by those awful pups. Uh, it was a nightmare!!! But I was very impressed with how professionally Gayle handled the situation, more docile than I would have, and had estimates taken by handymen or contractors before writing to the tenants. As soon as we gave the ok she went about the eviction process and doing all she could to retain our money from them. Repairs for the house were costly although less than my husband and I had expected. Everything has been replaced or repaired and in a timely manner and was ready for our new tenant in a month. We are so happy with our experience here and plan to stay with Lane as long as we have our house.

In one word: frustrating!!! We bought a rental property and had planned to manage it ourselves. We then ended up moving overseas and had to find a management company. We have NOT been happy with Lane Properties. The owner, Gayle, seemed very nice when I interviewed her and spoke with her. But I can NOT get them to respond to emails or phone calls. It's hit and miss at best. And living overseas made it very difficult to even place a call at all. They also only sent statements just over half the time. At the years end they had neglected to send a statement 4 times. And I had to email multiple times (and multiple people) to ever get them to respond. When I went to do taxes this year I saw that we paid well over 10% in fees to them (NOT including the sales tax they charge on top of the 10%). I will be calling them shortly. But I'm not expecting much.Fortunately, it does seem that they pay the bills and take care of trouble calls from tenants. That is the only positive I have for Lane Properties.

I'm a property owner who went through Lane Properties. I cannot recommend them. Horrible service. I had to constantly call and remind them to send my monthly statements which should be sent automatically. Some of the things that I was charged for "repairing" weren't fixed at all but they just thought I wouldn't notice because I live out of town. Gayle is extremely rude and unprofessional.

Lived here 9 years, have been harassed by landlord, Gayle, for at least 7 of those years. Gayle Doty is the worst property manager in the world. Even the owners of the building I live in have told me they don't own a building as an investment and they do NOT intend to put any money into maintaining the building. Annual maintenance is usually late and incomplete, the building is falling apart and when you try to contact the management they totally ignore you....UNLESS you ask for something to be done that might cost a little money, THEN you are presented with a retaliatory eviction notice. Gayle has given us four (4) Thirty-day notices to terminate the lease just because she can't stand gay married couples. She treats most straight people with kindness and she tends to their repairs immediately, but for us (the gay married couple) repairs were either late, incomplete or never done at all. We've NEVER been late with rent but once received an eviction notice for non-payment of rent four (4) days after she had already cashed our rent check. Gayle is extremely unprofessional, she will hang up on you or forcibly tell you to "shut up" if she doesn't like what you're saying. She especially hates gay people. She is totally mistaken about proper maintenance or property management and she doesn't have a clue how to do her job. Gayle is a SLUM lord in the truest sense of the word. She has harassed us for many years, stopping by unannounced and nosing her way into our business. She has allowed, through her own neglect, mold to grow in our apartment (even though we told her it was there) and when we asked for a mold test to make sure it wasn't black mold that had made us so sick, she decided to retaliate against us and she presented us with our fourth (4th) Thirty-day notice to terminate the lease. She uses this 'scare tactic' on tenants she doesn't like and it usually works, but we are not so easily scared. We can't stand her harassment any longer and have decided to move but we are definitely not through dealing with this property manager. Lane Properties of New Mexico, LLC is a front for people who don't want to take care of their properties and Gayle should lose her real estate license, for her neglect and her bigotry. She has screwed shut the night depository so you can only pay rent if she is in the office; this allows her to charge everybody a "late" fee. She should not be allowed to harass tenants and use terror and harassment to get a tenant to move, and those she does evict she always tries to sue. If you value your sanity, safety and sense of fair play then stay as far away from Gayle and Lane Properties as you can get. This company should be put out of business and Gayle should have her license revoked. WORST property manager in the world!!!!
