I have 10 acres of land in Cuba, NM. I had a real estate agent in Cuba and after 3 wasted years with him I decided to make a change. Unfortunately I called ERA Sellers & Buyers in Albuquerque. I spoke to Helen Chan. She seemed to take careful notes during our first interaction. She wasn't sure if she wanted to be the agent for the land or if she was going to farm it out. We exchanged e-mails & phone calls for the next couple of days and at this point Helen seemed to want to work the land but wasn't quite sure. Helen called up to Cuba and verified my last agent and I were no longer in contract. Now had decided (4 days into the process) she didn't want to work the land. She referred me to a married couple. I called and spoke to the husband but then could not get a hold of them for the next few days. I called Helen back, essentially because this was a bad reference I asked her if there is anybody else or if she "still" wanted to work the land. She wasn't sure what she wanted to do and she said she would contact this married couple to see if they were still alive. She said we would reconvene the following day and go from there. Tomorrow came and went and I could not get a hold of Helen. I decided to part ways with Helen and the married couple and start from scratch after wasting a more than a week of my time. About an hour after I sent the parting e-mail to Helen, the married couple called and he said he "was calling title." I decided to call a different number at ERA Sellers & Buyers and hopefully not get Helen on the phone this time. Luckily I got another lady and this time she did her job and found me an agent within 10 minutes!!! Unfortunately the agent turned out to be Melanie Armijo. Melanie called me and sent me an e-mail reviewing our conversation. This was the high point of our "relationship" and it was downhill from there. There is a lot to untangle with this land and when Melanie realized this she started getting very busy with dental appointments etc. Melanie has a more impressive resume than Helen and is more intelligent but at the end of the day she is just as useless as Helen. Melanie became allergic to my e-mails again because it involved too much reading and work for her. The land was never was listed after about 3 weeks of nonsense with ERA Sellers & Buyers. If it would have been listed or advertised it I would have not needed to call every day to check on it. There are no excuses for not listing the land because I sent pictures & even an outline for how the ad could be worded (cut & paste). Helen & Melanie are lazy. I never was able to get a hold of the married couple so they never saw the pictures in their defense.I have had real estate agents in San Jose, Ca, San Antonio, TX, and Portland, Or and have bought and sold three homes. I am embarrassed I ever called ERA Sellers & Buyers Helen and Melanie were terrible and I believe the married couple is still "calling title."

This review is of Larry Cobb of ERA Realty on Wyoming Blvd in ABQ. I am selling my house. Larry Cobb walked into my home with his client, with no appointment, didn't ring the doorbell or knock, and had no gloves on, which is required and clearly stated in the showing instructions. I was on my way to the shower when he barged in uninvited and unannounced. 5 minutes later and I would have been standing naked and wet in my shower, facing Larry Cobb and his client. Larry said he made an appointment, but a quick check of all appointment platforms proved he lied to me. He walked out and did not lock my front door, which is on a different floor from the living area I was in. He cheated his client. He lost me the purchase of my house. He has no real estate knowledge, no integrity, no decency, and apparently is illiterate. I hold ERA responsible for this criminal and disconcerting behavior of their broker.

Danielle was available for advice, picking the right location, and helped me throughout the entire home buying process - even assisting with the non-realty areas! Relocated to NM this summer and had the pleasure of working with Ted Zmroczek as our buyer's agent. We had a tight timeline, were faced with low inventory and had just gone through some less than favorable experiences with prior searches/offers. Ted was a consummate professional and helped us plan a very well organized house search in quick order. His knowledge and experience of the ABQ area was extremely helpful to us since we were new to the area and climate. Once we had found the home we wanted, Ted worked very quickly to get our offer in front of the sellers and got the deal closed. It was the smoothest experience I have had with any real estate transaction to date! His knowledge of home building was really invaluable during the inspection and closing process which provided a high level of confidence to us as buyer's! Ted Zmroczek was my realtor. He knew what had to be done to my house to prepare it for market and was able to get everything done perfectly and FAST! It sold in 2 days. The buyers and their realtor sought Ted's knowledge of issues unique to this area right up til closing. Ted helped me find my new house right away and was also able to secure its purchase -- a new listing that ultimately generated multiple offers. He knows the business inside and out, facilitating both closings with ease. I met several people in his office and was always treated very well.

The realtor's name is Johanna Casaus.She works for ERA Real Estate.When I moved here to NM, I stayed in temporary housing and at the same time started looking for a place to buy.I was completely unfamiliar with NM. I was unaware of how much crime is here and especially in some neighborhoodsis even higher. Johanna seemed to really like the house that I ended up in. From the start, she tried to persuade me to purchase it. She seemed to like ita lot. She told me that she would buy it if she could. When I asked her if the neighborhood was nice and safe, she said YES!That was a joke. It's very high crime in my neighborhood. Since I moved in in January, my mail had been stolen, packagesleft by UPS have been stolen and my car was broken into. Just a few weeks ago, I found two men in my back yard whohad jumped over my 6 ft fence with the intent to rob me. I am on "nextdoor', a website for people in neighborhoods to join and stay abreast of crime activities. Almost every day there are reports of house casings, robberies, burglaries, criminalswalking into houses that have people in them when the doors are unlocked, cars being stolen etc. Drive by shootings areare regular occurrence here. Just the other night, there was one a few blocks from my house.Another complaint that I have about her is she feels some sort of obligation to the sellers. The seller of the house I boughtreally wanted to sell it, really wanted to get rid of it. Johanna discouraged me from going any lower on my offer that what Imade because the seller would lose money and she felt bad for the seller because of that. I could have gotten if for less.It's business and she should have been looking out for MY best interests, not the sellers. She knew I could have gone lower,but did not encourage me and really did not like me going as low as I did. Johanna also did not like me insistingthat everything that showed up in the inspection be taken care of...because she felt bad for the seller. She did this with myfriends who used her as well.Another complaint...she was very moody, grumpy and snappy. She jumped down my throat a couple of times because she was tiredand has health issues. She did this to my friends who used her as well.Last thing that comes to my mind...she would tell me all sorts of strange personal stuff about her family. She told me about her granddaughters eating disorder and that her mother was a drug/alcohol addict. Way more than I wanted to hear. All in all, she is very unprofessional. I have bought plenty of homes in the past and never had a realtor with the lack of professionalismas Johanna Casaus. Due to the fact that I had just uprooted myself from 40 years in another state, I was very disoriented and in a littleshock. It is pertinent when a realtor is dealing with someone in my positon, that they truly have their best interest in mind, which shedid not. She only had her best interest in mind.

Realtors- Johanna Causus and Rajka Heinstein . House was left very, very dirty. Carpeting was filthy. Attached bookcases were removed and taken from house. This was all sprung on us at last minute before closing. This was not at all professional. Made our purchase and move very unpleasant. Would not recommend for these reasons.
