We rented 2 houses (only because the owner of the first was going to sell that property and DM moved us into the second property) for a total of about 10 years and have few to no complaints. We did keep up on the properties, improved them and treated the houses as our own so by doing so, there was little to complain about. If a repair or something was needed, it was done within the law allowable time limits or sooner. Move out was without incident and we got as much of our security deposit back as we felt we were entitled to. 4 stars. And as for Rita, she'll give you as much respect as you give her, even if she is a pill! ;)

WILL NOT RECOMMEND. DMP was my property mgmt company for several years. When I informed them I would be moving back, things got very sticky. They allowed the renter/tenant to vacate with just a quick walk-through AND refunded almost all of their security deposit. I have over 20 photos of damage &/or abused personal property that was never recovered. Moving back was an EXTREMELY expensive experience. If renting out my residence in the future, I will go through a reputable company.

I do not recommend Del Mesa Properties, as they are a complete failure as property managers. My wife and I needed a property manager to manage our home in Rio Rancho, as we were in CA for an extended time. Del Mesa made a decisions to allow a month-to-month rental without our approval, a clause which we had inserted into the contract to protect us from month-to-month tenants. They initially told us in an email that they had a signed lease, come to find out later this was not true and an omission of facts on their part. During the final walkthrough, Del Mesa missed over $1,900 in damages the tenant had caused to our property. Del Mesa also missed the tenant's pet, even though there was plenty of evidence throughout the property that the tenant had a pet, which was clearly against the rental lease agreement. Had our son not been available to do a second review, we would not have been able to recover the damages from the tenant's deposit, as Del Mesa initially stated the tenant left the property in very good condition.

Do not rent from this company they are liers we payed on time every month we lived there 3 years on last time for them to come in debbie tryed to break in to are house . then sat and lyed to my husband everything was good found out eater heater was leaking every were the roof has never bern fixed either on the house as asked everytime we asked for somethi g to be fixed we were told to. Pay but as soon as they saw the heater whichby lae they have to fix they gave us a 30 noctice with a infant to vacate. Becouse they didnt want to do now its back on there rental list just rember not to rent it or from them and debbie after we were is still texting oh yeah they dont know how to use phones they only email or text there not adults

We were skeptical to consider Del Mesa to be our property management company after seeing the 1 star. Upon further investigation,we realized the review was from 2009,& the management has changed.Debbie handled our first property & had it rented quickly. As we travel frequently,Debbie (& Lorraine) have taken care of issues that have arisen from appliance delivery,to an overflowed Toilet & faulty heater situation. Everything was done in a timely fashion with little involvement from us. We would highly recommend using Del Mesa to manage your property,and to show how pleased we are Debbie is presently the manager for our second property.

This company is horrible. They refuse to service our house's AC swamp cooler on time. We have left multiple messages and no one calls us to update us when the service guy will be by. When I do reach someone, lady keeps telling me the serviceman is "trying to get to everyone." Can't even tell me a timeline when the ac would be serviced. Am I supposed to wait a whole month? Obviously you need to hire more serviceman or get someone who can work faster. Hated that there's no communication or coordination. And of course if you use an outside company, they tell you that you won't be reimbursed.

Homeowners & Tenants Beware!!! Worst experience of our lives! As a previous homeowner, one would want your Property Manager to do "preventive maintenance" on your property for things like air conditioners, swamp coolers, smoke alarms, hot water heaters, leaky roofs. For the duration of our lease, this Property Management team NEVER did any preventive maintenance, and were not timely in resolving ANY maintenance issues that surfaced. Ultimately these maintenance issues lead to higher repair bills for the homeowner and inconveniences for the tenants. We experienced a sufficient roof leak one week after moving in and then were lied about the fact that it had leaked before we leased the property. It took over two months to resolve the issue, and then the primary maintenance man, the property manger's husband shows up and does a patching job with paint that doesn't match, and he doesn't care! If you want your house to look like a "rental" call him. An air conditioning system broke down at the beginning of summer took all summer long to get the system operating properly. During the holiday season the smoke alarm started going off all day and night only to be told by the management team that "it is not an emergency situation." We even had to hire an attorney to resolve the numerous maintenance issues that we experienced. The property manager lied to us several times, doesn't communicate with tenant when there is a maintenance issue, never takes a phone call from a tenant, and doesn't care about the tenants or properly maintaining the homeowner's property. Property owner here. Is it possible I can give this company a ZERO. Owned an investment property and decided to use them because they were very close by. I thought if something went wrong with the property they would be more responsive. To my disappointment, it was the opposite. I kept getting Home Owners Assocation fines and penalties and when I call them to take care of the problem, they always make so lame excuse. The worst excuse is "were too busy"?! THe worst thign is they seem to be a family run business. So complaining will not solve anything. I recommend looking for a big established company to manage your property. If anything happens, you can call to complain and the person will be responsible. Beware!

This property mgmt is useless. STAY AWAY! The homeowners of the house we live in are wonderful, but unfortunately they hired the wrong mgmt co. They "forgot" to tell us there was a homeowners assn, and we left our trash cans out. They also forgot to tell us we were getting fined until the fines were tripled. Then they lied and said they had told us instead of just admitting their mistake. Then it was a vehicle parked on the street. Again, didn't tell us about it until fines had tripled then lied about it again. They are nasty on the phone, and could care less about us or the other people that fill their greedy pockets. Made living in this home extremely uncomfortable despite how great the homeowners were.

Be aware of this property management company!! Moved out of a house that I had rented for a year and 3 mos and they ripped me off of my security deposit. Multiple phone calls to the office has gotten me no where. They didn't even have the correct date of when I vacated the property and took 2/3 of my security deposit stating that I was still in the house 6 days after I had moved out and was in another state at the time. They present themselves as being your friend and you find out at the end they have been planning to rip you off on bogus charges. After paying rent on time for over a year and taking care of the property this is how they treat a tenant who they know is out of state making it very difficult to fight for my money back. If you know your a good tenant and expect to get 99% of your security deposit back STAY AWAY from Del Mesa properties.... They are thieves!!
