I chose to move to these apartments mostly because I loved the area of town. Walking distance from many different restaurants, the mall, and the exercise hills behind Cibola High School. After reading the awful reviews, I was a little nervous about my decision. Let me tell you, signing the lease was not a simple task. Unfortunately, there were a few miscommunications between the office staff, myself, and my roommate. The first apartment we had picked actually ended up belonging to someone else, so we had to head back and pick another. Then the rental verification paper from our previous apartment got misplaced, which was inconvenient. We ended up signing the lease the actual move in day, which was very strange and very last minute.I haven't been here long, but all I can say so far is that I have no complaints thus far. My apartment closets and bathrooms are HUGE, much larger than any others I looked in the area. The AC works great. My neighbors have been nice so far. The maintenance men have always been extremely polite and kind in passing.As for parking, I get home from work at 3am and have had no problems finding parking next to my apartment. It seems that the west side of the complex isn't as congested as the other parts of the complex.I absolutely love my apartment! And this the third floor thing is reallyyy giving me some much needed exercise.

This place charges per paw for animals yes PER PAW 100 per paw that's insane. Ur telling me if I have a dog with 5 legs it's 500 dollars for her to live with me. NO THANKS. It's run down old old old appliances that don't work fridge leaks carpet is disgusting. Walls are paper thin. And it's over priced I was paying 2000 dollars for a two bed pulse utilities. The management was closely related to a high school the girls were Rude and disrespectful. When I would get a notice of some sort that would BANG and I mean BANG at my door. I had a maintenance man come to my door at 11 o'clock at night dressed in all black head to toe and tried to wrestle with me to get in to my apartment when I told him no because why the f*** would I let a man come into my apartment close to midnight. DONT LIVE HERE

CAUTION!! STAY AWAY FROM THESE PEOPLE! Zero stars!!Cottonwood Ranch Apartments are Not worth your hard earned money and happiness!!We were days in the midst of the move-in date, they demanded all move-in monies$ AND complete lease signed before you move in- or even lay eyes on the apartment you'll be paying for! Also, within this lease is the walk-thru checklist, which states by signing this, you have seen and are accepting the conditions of the unit!! Common sense, as you know, You will be completely liable for any damages that you sign for!! The leasing agents are very back-stabery and not trustworthy, They just want their money!! CAUTION!! STAY AWAY FROM THESE PEOPLE! Zero stars!!

These apartments are nice and in a good area. However management and staff is a completely different story. I used to live here and it was utterly unpleasant. The stench of cigarette is already imbedded into some of the units that I've checked out. Even though smoking is "prohibited" the neighbors upstairs were wanna be gangsters making scenes and screaming in the middle of the night. Always smoking and swearing. Also too many people lived there for a 1 bedroom apartment. Management said that they couldn't do anything (they don't care) so we had to resort to the cops. Parking is horrible. The towing "company" and the apartments have a little scam running amok. First there's warnings that if you don't have a parking permit you'll be booted. Which is understandable, that way there's no random people parking at the complex. I had a parking permit a little after a month since moving into the apartment, I was leaving to go to work and I find that my vehicle had been booted. Even though I had a parking pass that little towing company had booted my vehicle. In order to have the boot removed you have to pay a "fee" of $75.00 in cash or money order. No credit cards or personal checks, how convenient. I called the apartment management and they told me that they had nothing to do with the company and even though I had the parking pass it was out their hands. So pretty much they were just shifting the blame and didn't want to take responsibility. Afterwards I had to call that towing company to have this boot removed from my car and they took forever to get back at me. Since they took their sweet time I had to get some money to pay off the fee. I went to the bank and got $75.00 in pennies. Finally after a long while the towing company rep shows up in plain clothes , no uniform mind you, and in a random truck, no company logo, nada. He gets off his truck and laughs at me because of the boot that's on my car. He asks for the fee immediately and proceeds to tell me that he was gonna teach me a lesson. I had to get the cops involved because he wouldn't accept pennies as a form of payment. Finally after the boot was removed I called management and asked for a refund or a credit towards my rent and they simply stated that it was my fault. How was it my fault if I was displaying the parking permit and following the rules. The apartment complex and that towing company are just ripping people off.Don't believe the 5 star reviews here, they're fake. They had a little incentive that if the tenants left a good review on Yelp or Google they'll take $20.00 off your rent for that month. I didn't take the bait. Also the Aspens and Cottonwood Ranch Apartment Homes have the same owner so stay away. Horrible management. Scammers.

I should have read the reviews before moving in. I HATE this place and I do not recommend it to anyone. Oh and before I forget they were giving $20 off the next months rent to the tenants to give them a good review ( I think on Google), so those reviews are probably bogus. Do not let the nice looking leasing office sell you because it is not worth the headaches.They did not replace the carpet after a pet owner lived there. The day I moved my stuff in I found out that they didn't clean the carpets or clean them properly and there was dog or cat hair everywhere, a ton. When I called the next day the girl at the office told me that's impossible because they always replace the carpets when someone moves out. I told her oh no you don't because the other gal specifically mentioned that the carpet was not new. Anyway, after calling the next day. I had to take the day off of work to move my things, because they wouldn't or couldn't do it. Makes me wonder how they could have brought in the carpet cleaner if I wasn't able to get time off to move my stuff, or even what the carpet cleaner could have actually cleaned. Then, while I'm re-vacuuming, because they only vacuumed around my things (mind you I just moved in and things were scattered) the maintenance guy was replacing my dryer because it didn't work, there was so much lint and fuzz in the vent hole on the wall and on the floor that had gathered behind the dryer from the previous tenant and before putting in the replacement dryer he had the nerve to say you can clean it if you want. The pool area is not very clean one of the pools is dirty and we couldn't even swim in it. They claim that one of the pools is heated but they both feel the same temperature. People jump the pool fence at night after its closed and there is not nightly patrol other than to tow and give cars the boot if they don't have current tags. They also sent me a bill for $2.05 because even though the utility company read the meter and put the utilities in my name on my move in date like they were supposed to they are claiming that they were charged for one day of my usage. Which mind you I didn't even use the utilities on that one day because I slept at my moms house that very first night because I didn't want to stay in that filthy place. Makes me wonder how much they would have charged me if that very first night, I had used the electricity by plugging in the vacuum to clean all the pet hair that they should have cleaned in the 1st place. (all this is backed my pictures and video by the way)I have lived in many different rental homes and apartments and this by far is the worst.

I'm not one to give bad reviews but man this place is disgusting when me and my boyfriend moved in we thought everything would be clean and fixed before we signed the lease promises we're made and everything that was wrong with the apartment was not fixed as promised and guaranteed . Carpet was not shampooed carpet was shity vacuumed just to make it look like it was clean. Cat hair everywhere absolutely DISGUSTING . Water heater was growing mold and moss inside and was not working. No parking ever unless you want to pay for over priced covered parking. Not a Karen but it's just awful that an apartment complex would let someone move in under these circumstances they need to get it together and make sure everything is clean and works for there renters.

Awful costumer service. The company that handles the parking situation is a scam and probably doing things illegally. They come in the middle of the night to boot cars and leave you in a terrible situation in the morning. This morning I got booted in a paid parking spot that me and my girlfriend pay for. Registration is up to date. We were told that we didn't need to worry about having the spot pass up because the only reason anything would be an issue would be if someone was parked in our spot that shouldn't be there. Called the front office to dispute the charge and was basically told there's nothing they can do so I just lost 80 dollars because of their poor communication. They charge 1300 a month for 1 bedroom apartments and the complex is filthy year round. People break into cars every night and there's no security or any precautions taken to prevent this. They won't pay for security but they'll pay this shady company to boot cars for expired registration. The definition of taking advantage of inflation. They know the cost of living at other places is probably slightly higher than here so they give minimal effort into keeping their tenants happy. They know people only live here because they have no other options so they do not care to keep the people happy. Do not live here. Every review you see is true. There's a reason all the reviews within the last few years are 1 star. Live anywhere else you possibly can.

...They booted our car because our tags were expired by a few days. Now they're extorting us for a fine of $75 in CASH. I went to leave for work, couldn't, and now am essentially being extorted to get my own car back from this place. They wanted to follow me directly to the ATM and hand them the cash and it seemed to incredibly shady that I can't help but wonder if this is even legal. This is worse than nickle and diming, it's going after poor people who can't afford to get their tags updated immediately. Before this I only had $13 in my bank account. Now I'm going to be overdrawn and get ANOTHER FEE for that. This is absolutely immoral. It's only my first month here and I planned on staying for a year or two, but this place is messed up in their priorities. Seems to do everything they can to get extra money from tenants for very minor things. Pathetic and should be illegal. Everyone I know will be hearing about this practice and will know to avoid this place at all costs.Another review I saw on another site said to go through at night and count how many tenant's cars they boot to extort for $75 a pop. Makes my blood boil. I'll be leaving this place as soon as I find somewhere else.

If I could give this place a zero I would. The only nice part is the pool, and the fact they have in unit laundry. For the amount of rent I pay you would think before moving in they would have repaired cabinets that are barely hanging on and water damage. But nope! They will also tow your vehicle even when IT HAS A PERMIT SHOWING which costs you more money! People like to steal from the vehicles and bicycles because they can't seem to provide very good lighting in the parking areas.

This is in February but I called them asking for an application and they said they don't have anything available till April. I told her their website says a 1 bedroom and a 3 bedroom are available right now and 2 2 bedrooms are available on March 9th and her response was they keep the website out of date to keep traffic coming through.
