Coronado Village Manufactured Home & RV ResortAugust 2022 Elevation 5,050ft SECURITY-Gated, opens at 6:00am Closes at 9:00pm. Courtesy Patrols (supposedly) limited video in typical places.SPEED LIMITS-Posted 10mph, most do pretty well. Roads are blacktop so no dust, with speed bumps.PARK WATER-We use bottle water. Water is very hard, large build up on the hot water heater anode. They also have their own well. Also they use Water Keys, connect hose to key then install the key and turn, water is on.SHOWERS-I/we did not use them but I saw them being used regularly.SITE SIZE-Sizes vary, however there are 327 sites, --ALL--back-in. Site really was not big enough for our 44' Toy Hauler. All the way in so no patio. Not really wide enough, there is space but trees concrete patio pad and other obstacles put our right side landing gear on the concrete patio while the left was in loose gravel. Unloading the car was a challenge as was loading. Like to load vehicle 2 days before departure so we have to disconnect, load vehicle then reconnect for a couple days.LAUNDRY-4 of each machine with one washer broke. Also spin was not good on #1 which means more drying time. #2 washer is out of service. $2 every machine.NOISE-Plenty of it. I-25 and 423 run hot most of the time.STAFF-For the most part they were good. We ask them about mailing something and they directed us to the mail boxes which have mail drops. I was a bit uncomfortable with this as one letter was to the state on financial. I would like to know when it was picked up. Should have mailed it someplace else. If you have something important, mail it someplace else.SOME SERVICES-Wi-Fi is only in the Club house, bring your own. Cell signal was all bars for t-Mobil/Verizon but wife's was 2 bars at&t. Laundry, Club House, Pool, Sand Volley Ball, Kids Playground, large park, basketball and Tennis Court, mail boxes for long termers only, short stays pickup mail at the office. The mailboxes are controlled by the Post Office. Guests must go to the post office and show they're residents here showing contract etc. All documented in Coronado Village flyer. IF, you are short term here DO NOT PUT SITE # IN YOUR ADDRESS. Your mail should go to the office. Maybe instead of site put Office. Only use site # if you are here long term and have a box with the Post Office at this campground. OVERALL-Right off we were told to park our vehicles in the proper place by the road, not in the gravel. Ok, we moved them in the space between the road and the site. Site next to us parks in the gravel close to his motorhome. No pull thru's. Toy haulers w/patio's or just plain long, ALL sites are back in. No park wi-if. Kind of strange process for the office. Visitors and park guests are not allowed into office, must keep outside of the office. They are prompt in coming out, but seems a bit odd. Lots of cats at this campground lots. Not good for wife as she is very allergic to them. Cat tracks across the car hood.A large city, largest in N M. I believe so there are lots of services, grocery stores (Whole Foods is pretty good) electronic stores and food, lots of restaurants. Miley's Cafe is good for breakfast or lunch.You can take a drive and get to other things. We went to Durango and rode the Durango to Silverton train. Took around 7hrs up and back plus time for Lunch. 2 tickets $220. Sounds expensive but it was worth it to us. It was very scenic. A review on Durango to Silverton was done. I would skip the Four Corner Natl. Monument. It was very underwhelming, not worth the drive.Traffic is a big issue, and they are pretty bad drivers too. Seems like the cops avoid 25 and the Pan American. Speed limits mean nothing. If you go the speed limit best to get behind someone else doing the same.I will advise you to get confirmation of dates, written, for your stay, from experience.The park residents all seem to be very nice people. The neighbors behind us traded salsa, cucumber bites. She made the salsa and it was great.

It's not a bad place to park your RV for a day or two. Only reason for 3 stars is that it's also a mobile home park where people permanently live.

My former home... Do not buy... Do not rent... No longer... now they just change their doing business as Name.Just not what it used to be, new management, Old regional VP Kerin still discriminatory in my opinion, and I give everyone 3rd and even 4th chances... Shame on me, most ethical communities use online verification and approval platforms such as Yardi, on-site and other community management software. Not Thesman Thieves! (again my humble opinion) she past that many years AGO WHEN SHE LIVED AND Managed the park. At least then she did have ethics. Discrimination, in my opinion is rampant, in fact she even asked me if I thought the community was ready for a black activities Director... I said they better be! Millie was the best director of activities and events they could have dreamed of and I fought tooth and nail for her role. ask anyone... she was legendary, unlike Kerin who is just legand dairy! Damn spell check!I had to fight to put diversity pictures that reflected our community makeup in the brochure, as apposed to all white ones, which is the companies practice! Any way she and her side kick mgr Tytanas I think is how she spells it. dont take a tour with her she can only move her legs at the knee like 4 inches otherwise the wardrobe would malfunction... its like the damn on the Rio grand, it holds a lot of excess, behind it. Its so unproffesional, discusting and old school trash. But thats the role model I guess. are just punishing those who recall when this park didnt have 8 open units for you to look at... nor was it full of RVs, because they are in and out! With no vested interest in community but say for a few nights. No, this beautiful community when I was the leasing consultant had no open units, in-fact we had a waiting list of nearly 2 month to get a unit and they were held with a 500.00 HOLD DEPOSIT WHICH WAS PROCESSED TO GET YOU ON THE LIST. NO NOW ITS PRETTY MUCH AN RV Park. doing her best to destroy what was once the best Mobile Home Community in NM. Too many homes being pulled out recently... If you still live here know your rights!jec.unm.edu/education/on...New management.. Geraldine... Lies cheats and steals.. Run away! Kerin? Do you have no ethics? just stop on your tour and ask any random person about Kerin and you will here a revengeful, vindictive story. Where everyone but the Dragon Lady suffer. (Again my opinion) What happened to your wonderful community...? Your former home before you craweld up the ladder at the detriment and decimation of your former beautiful Community. How many times are you going to change it's name... Reall good business practices would be to resolve and manage your on-line reputation as apposed to running from it, and changing your name over and over. It gives them the right to take every belonging in your home if your in arrears...Ive seen them rush in with vehicles to block a resident from pulling out a home. SeriouslyMore and more RVs coming in. RVs should be limited to an agreed upon area they are not the same a a mobile home. Do not rent do not buy... Run! I worked for the company... Was their number one leasing agent in years... I had my NM Sales licence before the park manager did. But she was and is a saint compared to the slew crew now. Owned a home... Got married in the park... IT was our home, our community, our pride and joy... now it is the worst rated community in NM... boy that didnt take long... but they keep changing their name to escape the negative, actually horrible and frighting reviews. then ad bogus 5 star reviews to counter act. When this fails... name change, website CHANGE. ThIs Is the WORST PLACE FOR YOUR FAMILY. YOUR DOG EVEN AFTER APPROVED WILL BE EVICTED TO THE Broken Hearts of your kids. No these aren't Christians, Christians don't judge, Don't fihate, dont preclude any one from gods love... they do all dY LONG. This is a nice alternative to your standard RV park. It's actually a permanent community, but they rent out empty spaces for traveling RVs. Our space had a little yard and fence, very spacious. There's a nice park if you're traveling with animals, and the clubhouse is available to watch tv or just relax. Pool wasn't open yet when we went there, but that's a nice touch and great for kids in the hot months. A few things to note: WiFi is only available in the clubhouse, so if you're like us and depend on WiFi for Netflix streaming, etc, might want to bring some dvds along (they had books you can borrow but not dvds). Also, the Park is right off the highway so it's not a place you can park and walk to restaurants, etc, if you are not towing a car, but the park itself is nice and runner-friendly (I just did my 4 mile run around the community - bring food to cook). They're on a well system and our water came out brown. They said they'd flush out the line for us, but this is not good water for drinking. They did let us fill our jugs in the clubhouse kitchen. Overall, a very nice stay and affordable - after our good Sam discount, it was only $36 per night.

Property practices discriminatory rental screenings by making up rules not explicitly stated on application. I received an application for a rental, not a lease. There is an "unearned" income section on application. It does not state child support is NOT accepted. I gave court order garnished order that I've had for 13 years in addition to my CSED portal payments and bank statements. Clarissa Calloway then states she just learned after my application that they won't accept child support for income eligibility. I offered to put my mother as co-signer. They then stated since I have rental history, I cannot use my mother since co-signers are only for those with no rental history or credit history. This is another disclaimer not noted on the application and seems biased. I don't receive much child support and my W2 shortage (3x's the rental amount) was $200 a month less than what I receive in child support. Additionally, they only calculated my W2 income and didn't also include my 1099 income that averages 10k yearly.For more information, see 2022 Albuquerque new ordinance that prevents landlords from discriminating against tenants source of income, including child supportLaura, theyesman, regional property manager states they are exempt from this ordinance since owners own majority of properties. However, these communities only lease their land/lot to those that own their manufactured home. In addition, the rest are normal advertised rentals that are subject to rental practices since this isn't a "private community" as Laura states. Laura also states this is a new ordinance and that's why she's unfamiliar. These topics have been on the news and three years ago isn't new. It's like an CPA trying to practice in a sector they're unfamiliar. Professionals have to have applicable competency within their sectors.

So far so good we are comfortable. A bit of miscommunication as far as garbage and water costs with management, might be shared billing. Which is needed at times until utilities are upgraded. but ethically not correct. It's all in the sales of these lots. Communication is key. To avoid information is also a lie, especially after the fact. Just my two cents worth. Hope this is helpful.

We have been in Albuquerque since 12/26/22 for a long-term job. Husband wanted to make sure job was what it was supposed to be. On 1/2/23, after 7 days @ Coronado Village MH & RV, I went to office to get a packet for long term rental & told Geraldine we would look over packet & get back with her the next day. At 1pm on 1/3, I called the office to ask questions concerning information requested in the packet & no one answered phone so I left a message for Geraldine to call me back. Two hours later (3pm) Geraldine returns my call, as I am asking about the information requested in the packet, she informs me that she rented our spot #266 effective 2/1/23 & that we would have to vacate the spot before that date. I don't know why she felt the need to rent this spot out from under us when she knew I had just got the packet the day before & was going to get with her the following day. We drove over 1,000 miles to take this job & there are no other RV spots available near this job. She tried telling me my husband said we weren't going long-term but that was not true, he never told her that. Geraldine finally admitted that it was another man that had called wanting a spot long term but he wasn't willing to put the $550 deposit they wanted up front. Then she told him "Too Late Now" we already rented it today. We told them when booking that the job was 1 1/2-4 years long. Now we are in a major bind with nowhere to park our RV. Also, when booking I spoke with Laura about mail & she told me to add the last 4 digits to zip code & packages would be delivered directly to clubhouse, was not able to add the last 4 to order form but put my phone number, thankfully I did because when my packages came for 3 days in a row, when FedEx drivers stopped at office to ask what unit I was in, they told him they didn't know. All 3 days FedEx had to call me to ask what my unit was. We had just paid upfront almost $795 on 12/26/22 & they expected us to pay another $550+ to book for long term on 1/3/23, then they expect you to get electricity in your name if you're long term. Also, for long term rental they require you to produce your SS Card, DL, Tax Stmt or Bank Stmt, 3 most recent check stubs, IRA & money market acct, & all account balances, all of your employer information, references, they run credit check, & background check. I am not buying anything I am just renting a spot. This is too risky to have all of you personal information comprimized. I do not feel it is right for them to rent the spot out from under you a week after you arrive & they were well aware of us being here long term. I am trying to find out who the office girls' superiors are to contact them or to get in touch with Michael Thesman the owner of Coronado Village to let him know how they are running his properties. I am almost sure he would not be very pleased with how they treat good paying tenants that drive over a 1,000 miles only to be kicked out just because they can. Geraldine told me that she could not undo the rental for the new tenants. Why Not? She could tell them that it was a mistake & continue to let us stay in our rented spot. It is no different than kicking us out for no good reason. Not good for business that's for sure. I would advise to stay away from here, seems very shady to me. We had read some reviews similar to this but thought there could be more to it, but we are proof that they have done this more than once.
