Upon move out they do NOT do a walkthrough with tenants because, "it causes too much drama". You'd think that would negate that and give the tenant an option at hand to fix. Our house had some trash on the side by the trash cans, cardboard from a move out as we are military and had to be gone ASAP. They charged $175 to blow leaves around the bushes and rocks and rake rocks to cover fabric they was exposed, which kind you, was already exposed upon moving in. Also, they did NOT do a walkthrough with us when we were moving in, or before. They also charged $85 to install toilet seats and replace 5 burnt lightbulbs which the only burnt light bulb(s) was (1) refrigerator light and fluorescent light bulb in the garage which wasn't working when we moved in. Again.. they never did a walkthrough. Before we moved in, there wasn't a tenant for 5-6 months at the house, so of course things are gonna go bad. On top of those other charges they charged another $38 for speciality light bulbs. They try to blame the fact that you should know exactly what needs replaced and fixed upon move in and move out when we were never given a sheet. The carpet was dingy and needed to be replaced, which is a sanitary issue and health issue. They just expect people to keep shampooing it. Mind you.. there was 3 toilets in the house and all the toilet seats were working, not damaged and in great shape. Upon moving in, they had (2) new toilet seats in the bathrooms, but apparently they charged us for not installing them when we didn't need to. Very confusing. Glad we are done with this place and we will never be back, such a scam. Horrible customer service.

Beware, they are terrible to deal with and put money over safety. We had a terrible experience leasing with them. We had a major safety issue and they half attempted to fix it. Several windows in the house would not open or close. Long story short, they only checked part of the unit and only fixed the ones downstairs.They did charge us an early termination fee because we broke the lease because the whole issue was not resolved and created a safety hazard. Want to be able to exit the house in case of Fire. They are very difficult to get a hold of and very unprofessional.

We had a great experience with their agents and reps--especially the leasing coordinator Daniel Dixon, who made finding our dream home his personal project. Dixon's work was a godsend, given the brief window we had to look for a property. Maria Marquez was another standout. We really appreciated the time and care. I would highly recommend.

First, this company barely responds. You can't get a hold of them via phone, and when they do respond, they respond via unprofessional text message. You would think that when I haven't had hot water in my house for 2 days and it's a Friday, they could actually pick up the phone and call me to assure me they would have someone out to fix it, but NOPE! They emailed me that someone would be CALLING in the next two days to SCHEDULE an appointment to come fix it. I bet they get to shower with nice hot water when they go home, but their nonchalant response made it clear that they don't care about their residents. On top of that, it took them TWO MONTHS to type a renewal lease agreement and then they back dated it so as to justify charging extra fees when there was NO legal notice given of an effective date of any rent increase, then bullied me saying that if I didn't sign the illegally back dated lease, that I have to give my 30 day notice to vacate!!!! Illegal business practices much?! This company forgets that PEOPLE are what make up their business, and PEOPLE, who should be treated just like they would expect to be treated, are the ones who pay the rent!

Update from 0 to 4 stars with change of business director:Halfway through our 1 year lease, we were called and told that Coldwell was passing along $200 in HOA fines to us for payment, for multiple parking violations (1 car had its passenger side wheels parked on the rocks next to the driveway, to allow the car inside the garage to back out without hitting the giant yucca plant that sits next to the driveway). We were shocked, as we'd never had any notice of having violated an HOA parking rule. Upon contacting the HOA, they explained that they sent months worth of notices to the owner, giving it a chance to be rectified without penalty. However, those notices were never given to us. We called Coldwell asking that the owner be responsible for paying, since he didn't provide us the many notices, giving us a chance to quickly and easily fix the problem by moving the car a few inches. (We once received a notice from Coldwell about weeds along our front sidewalk and yard, and we took care of it the same day. So to learn that months of notices about the parking violation were not given to us was baffling).Kayla from Coldwell stated over and again that "unfortunately we'd be responsible and there's nothing they can do". I reached her boss, the new director, Elisa, and she quickly pointed out that the contract states that Coldwell doesn't have to provide such notices until the charges reach $500, and that ignorance of the HOA rules doesn't excuse anything and that the tenant is responsible for all charges regardless of whether they were provided notice (and a chance to rectify) or not. This was so disheartening, right before Christmas, to learn that a 30 second fix (scooting the car over) was costing us $200 because it was never relayed to us that several notices had been sent to the owner. We've never paid rent late, never missed a utility bill. We felt so powerless that an owner could choose not to provide such notices to Coldwell and that Coldwell would still hold the renter liable, even when months worth of notices gave an opportunity to resolve it without any fees. (As a note, I hope future contracts are revised to protect renters from such situations.)Somehow, the owner got involved and stepped up to the plate (hooray!). He emailed to us and Coldwell proof that he sent all of the notices to Coldwell promptly and that Coldwell's old management had actually dropped the ball on notifying us. At this point, Elisa (the new director) took ownership of the issue and resolved it.We had no other issues for the remaining months of our lease. When it came time to move out, we hired professional yard cleaners, carpet cleaners, and spent weeks scrubbing all of the past filth (see original review) from before we moved in to make it as clean as we could. Again, we never paid a single late bill or payment. We were, in return, provided our full deposit back in a timely manner. Updated to 4 stars for Elisa's quick, professional and efficient communications with us during the second half of our 1 year lease, and her fair treatment upon our move-out.

If I could give them negative stars, I would. Five times last year during the summer, they kept sending mediocre handymen to fix my AC. It resulted in me having a leaking AC, not having air flow, etc. I finally called TLC. They fixed it immediately. But I wasn't fully reimbursed. It took MONTHS to fix my washer that wouldn't spin out the water, my stove top that wouldn't heat on one burner, etc. After a year of renting here, most everything finally started to work.Yesterday, my AC starting leaking from the roof (which it has done previously). I called around 4pm and was directed to a voicemail box. Then I called again to the emergency line. They said they would look into it. By the time I received a call with no VM, I was having dinner with my family. No VM was left. I then got a VM from Coldwell several hours after I called. I had plans with my family all evening so I couldn't respond.So I called again today to express my concerns. I had turned off the water to the AC and it was now affecting the water flow to my house (I have a video). I called and was promptly hung up on. I called again and was quite angry, but not yelling. I was hung up on AGAIN. I called then from my work phone and asked that we please have a respectful conversation. It turned vitriolic. The agent refused to listen to me and when I mentioned a lawyer, laughed at me saying "try"-I know NM law. I have a doctorate degree and make six figures. I told her so and that she shouldn't treat any renter with such disrespect. She, for the second time, hung up on me. I left a message after, which was recorded.I have dealt with horrible issues with this company for over a year. They are arrogant, uninformed and horrible people. I won't sue them with a rental case-instead, I will sue them individually in civil cases.Do NOT rent from Coldwell. Especially if you don't have dollars to spend in a civil case. I have videos, pictures and documentation about all of their backhanded shenanigans.

Coldwell caused a bitter ending to a sweet time in our lives. They took over our lease and after that, service was awful. They didn't care if my kids were freezing in the winter, it was the weekend and heater emergencies cost too much. Their only suggestion was to use space heaters and extra blankets. And these folks will say anything to keep your deposit when you leave. I have to get my lawyer involved because they deducted utility bills from my deposit which I had already paid directly. I sent them piles of proof, but no response. They are greedy and heartless. If you can avoid this company, please do.
