"I lived in this complex for 4 years. The property manager is amazing and they take excellent care of the property. The tenants are friendly and it is a quiet complex. The location is excellent and the neighborhood is very walkable. The pool is really nice in the summer and is low key and quiet. Not over complaint about my time there. Would highly recommend this complex. I really enjoyed my time there, but bought a house."
"I feel sorry for the elderly residents here.. mood bugs and there is always someone dealing with the police .. also lack of ventalation in the units is alarming .. I moved here temporarily while my place was getting remodeled and I see alot of elderly people here and I feel bad for them..I wouldnt put my grandmother here . I feel like the conditions in the units would make them I'll and uncomfortable..no elevator so if you have limited mobility it would be difficult to live here (they might fall down the stairs if they live on the 2nd floor) the staff seem nice but apathetic. Also the appliances dont seem to work correctly (stove doesn't work half the time and sometimes goes cold in the middle of cooking the fridge keeps freezing my groceries) and the hot water never seems to get very hot. They say there hated but the gate is only 4 ft tall and won't do anything to keep thieves out.. the laundry room gets locked up at night ( was in the middle of sock laundry one night and had to go to work without socks the next day because I couldn't get into the room) honelsy your better off spending an extra 100 bucks or so for a better appt in a different area of town"
"If I could give zero stars I would. My oldest daughter with our youngest two walk out to our car in daylight this morning and there is a lady in her car trying to jack it with the insides torn up. The units were on the news last week for crime spree. It took two weeks from the first call to gEt someone ou ut to try to looK at a leaking washer. Their phones at the front desk " don't work". We leave messages we call emergency maintenance I called for three hours every ten minutes after my kids and the car weeds being jacked. No one answered. I asked to get out of my lease for safety of my family and they still want 2 months rent. They have police living here and it hasn't stopped anything. Do. Not lease here. They lie to you crime is out in the open and they won't return your call or fix maintenance tenancy issues. They told us they don't have many issues in their complex when we moved in. What a lie. They donn even have sexurity cameras in the parking lots or around the buildings. Please do not rent here. Not if you vaKue your family or your safety. As seen the supposed manager replied about our concerns. Previously I sent an email to her shortly after I wrote this review without receiving a response. It would appear their response on yelp is to show they are responsive and caring. To this day I have yet to receive any contact from her. Putting a reply on yelp without following up with the actual person is nothing more than lip service. My wife walked out in the middle of the night last week and there was a drug deal going on in the parking lot. There are no lights in the parking areas and no cameras or even fake cameras to deter this. They have our contact information they still fail to contact us. These responses are purely to give the perception that they are dealing with the problems."
"Moved out in August 2024, I was told 30 days to receive my 2000.00 deposit here it is October 22,2024. I was told a check was mailed out Sept. 11. on October 16 the office told me they would cancel that check and sen out a new one. still have NOT Received my deposit. The new owner are no go. Do not expect your deposit when moving out. I will have to take this matter to the court system In order to receive my deposit back. property manager does not answer phone I call all day long no one returns my call or emails."
"Don't believe the pictures here of LVB. The complex is not nearly that good. With that said: I can see by the many new reviews that LVB Management has been at work. And -- it's not a bad place to live. I just have a different story/slant. I wrote out the whole bad story, and then I realized I need to do a short version and forget all about LVB. //// LVB has "water issues". Almost all of the apartments do not get direct light (which means that there have to be mold issues - I do realize that all buildings in ABQ have mold, more or less, but mold has to be worse when there is no light). The laundry rooms are so tiny -- like a closet. The halls are so narrow. But, for me, the worst about LVB were the Manager Brian and The Regional Manager Julie. They were so rude and so patronizing. I don't know why they were. Once in a while I still go over, in my mind, what happened -- and for the life of me, I can't figure it out. //// I'm 76. I've rented in apartment complexes for almost 50 years. Never in my life have I come across such rude management like Brian and Julie. Not even close. Two more things: (1) Julie mandated that I turn in my Notice to Vacate (at my current complex) before LVB would process my application to LVB. Think about it. If you fail to quality for LVB or if you change your mind - your current apartment can be rented by your current Manager. Which is what happened to me. In less than a week, I changed my mind about moving into LVB, and when I went to rescind my Notice to Vacate at my current complex, my current apartment Manager had already rented out my current apartment. I was technically homeless (I could have moved into another apartment in my current complex, but I haven't liked it here - the first apartment complex that I have lived in that I haven't liked at all). Lucky for me, everything turned out extremely well for me. I found a much better complex, I was treated very well by the Manager and Leasing Agent, and in 24 hours I was approved. I also got a chance to talk to some long-time residents. They have loved living there. (2) There has to be something wrong when an apartment Manager goes through 5-6 Leasing Agents in the past 12 months, which is what LVB management has done. At my new complex, the Manager has worked there and lived on the property for the last 10 years. The Leasing Agent has worked there for 8 years. One of the two maintenance men has worked there and lived on the property for 25 years. That longevity was a selling point for me. //// The only bad thing is that LVB kept my $500 deposit (and, of course, the $150+ application fees). I am grateful that the loss was not a big deal for me. And the loss of the money was certainly worth finding out how bad LVB Management is before I got stuck living there. Oh, one last thing: you don't get to see your apartment before you move in. LOL THAT has never happened to me before. Who is going to move into an apartment that they haven't been able to see ahead of time? LOL SO glad I did not move there (and I bet Management is also -- LOL)."

"Have been trying to get a fire extinguisher for months, finally got one and it turned out to be expired in violation of the city's fire code. I have also had problems with my hot water heater and it took them 20 days to fix it in violation of City housing code 14-3-2-3 (C)(1). The workers always say that the issues will be fixed "soon" but soon never seems to come. Also the workers always tend to leave a couple minutes before closing time like they did today (May 6th)."
"I moved into Wyoming Place in February 2020. Before moving in I noticed that it was occasionally difficult to get ahold of the office, they never seemed to answer the phone and it would sometimes be a day between email replies. I brushed it off as the price was right and the apartments seemed nice and I'm usually a very self-sufficient person. As the move-in date approached I made it known multiple times that I wanted to see the apartment before move-in. Having worked in property management it was important to me to make sure the apartment was what I thought it would be before picking up the keys. They did not want to allow me access to the apartment before move-in. So I once again let it go. The wrong office hours were sent to me in my packet and so I set a time for move-in and found out the office would not be open yet. No problem, I rearranged a few things. Upon entering the apartment it became clear to me that the office did not check it for readiness before move-in. The stale cigarette smell hit me like a ton of bricks upon opening the front door. I had to call the office 3 times before someone answered. When I informed them of the problem they seemed confused and offered to let me move the move-in date so they could take care of it. I explained that was not possible all the arrangements had been made and the furniture was on the way. They gave me an Ozone machine and said they would be back at 5 pm to pick it up. The apartment itself was dirty and had to be cleaned before anything could be unpacked. The carpet is extremely worn with bare patches and stains and when we vacuumed it we found it was dirty. We used a Rainbow System Vacuum to vacuum the carpets and the water was black. We did it 6 times and each time the water was black and full of particulate. This was disheartening but as furniture was arriving there was not much to be done. I settled into my new home am overall pleased with the apartment itself but there have been issues.1. They never came to pick up the ozone machine so a couple of days later I took it back to the office.2. They still rarely answer the phone in the office and have only returned my messages once.3. In April I sent an email inquiring about how to pick up packages now that the office was closed due to Covid and received no reply.4. Someone leaves their trash outside my apartment.5. I put a work order in on the 1st at 15:00 and it was not addressed until the 9th at 14:30.I emailed on the 1st at 1500 and they responded on the 2nd at 1155 that they had submitted the work order. They made no mention at this time that they had an emergency on another property and had no maintenance on site. When I called on 5th at 1530 to see why my work order had not been completed, then they informed me of the issues. One of the things I put in a work order for was that my kitchen sink was leaking. When I asked if they could at least fix that, I was informed that they would only come out if it was an emergency. Since I did not feel it was an emergency, I got off the phone feeling dejected. 10min later the office called me back to let me know that the sink was an emergency and someone would be out in about an hour to fix it. 2 hours later someone showed up. He was very friendly and polite and replaced my garbage disposal. On Tuesday the 8th we had a heavy rain shower and my bedroom window leaked a ton. I was up all night changing the towels out so that there would not be water damage in the apartment. I sent an email to the office at about 0040 letting them know of the problem so they would be aware first thing. At 1130 that morning I received a call asking if now would be a good time to complete my outstanding work order. I said that it would and ask if they had added the window. They had not read my email yet at that point. So I informed her of the problem and then we hung up. Someone finally came to complete my work order at 1430.The office staff is extremely friendly and seems to care about the residents in person but they are very difficult to get ahold of outside of that. I like my apartment and besides the communication issues and the carpet, I have no problems living here. However, if you are not a self-sufficient person this is not the place for you."
"I've lived here for 4 years and if given the option I woukd remain here. The only problems I've had are with my neighbors down below me who lived here 10 years and before me no one lived above them. They continue to complain anytime my grand kids visit and its just easier to move than deal with the hassel. Other than that lovely place quiet and they usually do apartment gatherings in the office for hollidays. I will miss this place greatly when I move as well as the beautiful views of the mountains from my front porch."
"I have been living here awhile. At first the office staff and maintenance was the worst (with the exception of the property manager, Andrea; who has consistently been wonderful)... But a few months ago they overhauled the staff and it has been an AMAZING transition. I love the employees. Andrea and Crystal are a fantastic team. They are very professional. They are friendly and attentive to all needs. Sometimes I just stop in to say hi because I enjoy them so much. They do fun things like donut day, pizza day, and different events that add value to the community. The property is clean and safe. The maintenance team is friendly and efficient. The pool has been great this summer. The workout room is clean and nice. I have nothing but praise for everyone that works here and highly recommend this place for apartment/town home living in Albuquerque. Great location and good people. "My boyfriend and I applied to this property even after reading the awful reviews thinking, "why not it's a cheap apartment complex, you get what you pay for". That being said, they upped our deposit after we were approved to $1000 (which is more than the rent in the apartment), and upped the rent by $50. Apparently they will accept you, but based on your credit they will accept with "conditions". This kinds pissed me off because I did hear about people being ripped off here, and thought, "oh God. If they're doing this right away, what will they do later?". Let me also mention this, we wanted the renovated apartment. The renovated apartment would not be available for three months but we were still encouraged to apply for an older model and then transfer into a newer model. HA! Well right when we got approved we called and spoke with then about the hidden charges now tacked on, and about a transfer. All of a sudden, over night, they no longer do transfers. So they falsely led us to believe something just to get us to apply. We don't even live here yet and haven't signed a lease, and with all of this going on, we won't be signing, that's for sure. They were very friendly, but extremely misleading. I hope we can get what money we have already put in back. ALSO they have many upgrades in the model that don't actually come in the upgraded apartment (that kitchen back splash, is not in the new apartments, I asked."

A very nice place to live on this side of town. Actually the nicest place this side of town to live. It is gated and the they are very choosey with who they let move in. I have seen a total of maybe 5 roaches in the entire two years ive lived here (because I am clean and smarter than the roaches), No bed bugs and mold free. I am a very clean and am highly educated with keeping a bug and mold free environment so that does play a factor. There is free wifi which works great as long as the neighbor illegally downloading 24/7 doesnt move in and laundry room and pool right here. Also there is a club lounge, cant forget that. Everything is kept clean and looking great by the friendly staff including the grass. I dont plan on moving anytime soon.

If I could give you a NEGATIVE 5 I would. Worst place I have ever lived. The management is horribleThere is no security Worthless maintenance staffThe apartment was dirty when we moved in.Can't see out of my bedroom windows because there is so much moisture damage. Counter has been cracked since day 1.2nd bathroom ceiling is leaking water.Master bedroom shower was broken when we moved in. Water was not on in the master bedroom when we moved in, turned it on to realize the toilet was leaking so they turned it off so we wouldn't notice I guess? The appliances are old and falling apart.You pay for parking and they don't enforce the policy when someone parks in your stall so basically you pay for someone else to park there.My vehicle got towed overnight from a stall that I paid for! Oh and the rent prices have continued to go up even though the gym and pool have been closed for a year and nothing in our unit has been fixed.I could go on and on and on.See for yourself in all the photos below. These pictures were taken when we moved in 2 years ago and it's the same way today after countless complaints.Don't move here if you have any self respect.

Don't move here, March 2024 - May 2024 was our dates of living in this unli place the management would Not pay for professional pest control this was a issue that was before us based on speaking with the neighbors they have to spray for pest themselve. we were promised our deposit back and it's been 90 days how by law we were to recieve our deposit 30 days from our move out date the photos speak for themselves unless your willing to take legal action to get out don't live here

The whole team at La Vida Apartments is amazing! They are professionals who really know their jobs and are genuinely so nice and helpful. Had a 12:30 tour booked, had to wait until 1:10 to be seen. Then learned that there are pet weight limits of 45 pounds. Online I just saw "pet friendly" noted. Wouldn't recommend- if they are that late for a scheduled tour, I can't imagine what their actual service is like for residents.

Update: I was asked to contact the leasing office. I still have yet to hear back from anyone I've contacted and the leasing office phone just goes to leave a message and that message is not returned.Original: I relocated to this apartments from another state in April. I had very little to go on but the apartments were nice enough when I visited. It's mostly clean and quiet but that's where the positives end. When I moved in there were smalls items that needed to be addressed. I reported it at move in and am still dealing with issues related to that seven months later. A few months after moving in, my rent pay system wasn't accurately reporting my rent costs. When I informed the front office of this issue I was called incompetent and a liar and was accused of trying not to pay my rent despite paying on time up to this point. I was charged a late fee and paid it. The next time the issue arose, I took photographic evidence and sent it to the office. I was then called and told that sometimes happens and in those instances they don't charge a late fee because it was not the tenants fault. When I mentioned I was already charged one previously I was given a "sincere" apology and encouraged to reach out to the office again if I continue to have issues. That was last month. This month I go to pay and there is yet another issue. I go to the front office to explain my issue and they make it sound like I'm being dishonest again. So I bring my computer back to show the issues I'm having. No one could help. I was then given a "customer service number" for the rent pay portal company. They don't have a customer service. I got directed to the manager and vp of the complex and have left over five correspondences via email and phone call to them both since the first. I was told I should hear back within 24 hours. It's the seventh and I still haven't heard a thing. If you do not like living in an apartment with insecure bathroom fixtures or playing "will I get to pay my rent today" then I strongly discourage you from moving into this complex. They do not care about tenants or fixing issues here. They only care about getting your money by any means necessary and they will still charge you late fees when the issues you encounter are on their parts.

"I have lived in this complex for 9 months, and have had a 100% positive experience so far, with management and maintenance attending immediately to any issue with professionalism and friendliness. Although an older complex with a more dated aspect, the apartments are large, impeccable upon move-in, and you get a lot more space for the $$$ compared to other places. (Note: they DO have a selection of units with updated kitchens/baths, you just have to ask). The units also have HUGE outdoor patios; my 2nd floor unit has awesome mountain views, and I enjoy sitting outdoors in the summer amidst my colorful flower pots. The complex is super well-maintained, there are landscaping crews year round, and there is never any trash or dog waste, even though dogs are welcome here (on leashes, LOL; I enjoy seeing the various owners walking their dogs from my patio in the morning). It's tranquil too, I've never been bothered by noise or neighbors, and only met nice people at the mailbox and pool, or in the management office. I feel safe and secure as well; this is important as a single person! I just renewed my lease and had no misgivings about doing so. Very satisfied all around."
"I very much enjoyed staying with Southwest Suites in one of their corporate apartments in Albuquerque. I was here for a 4 months temporary work assignment, so I got to know the neighborhood, apartment and the staff well. I would recommend staying with them any time. Though with my job assignments, I will probably only be back in Albuquerque for a few days or a week at a time. When I contacted Southwest Suites, and another rental office looking for temporary housing, I was impressed by response time from Southwest Suites. The website was pretty clear to navigate, and once I sent a response form reply, I was contacted within an hour with a list of apartments, with attachments of photos or a web link to the apartments. The options were a wide range of locations across the city, and amenities, from fully inclusive to totally unfurnished. This period of time between sending an email and receiving a response was the norm; the other rental office would take up to a day or two to contact me.Once I selected and apartment, I stopped in the office to pay my deposits and fees, and the staff were really friendly and outgoing, and professional. Working for the federal government, I had to wait on my Per diem and housing allowances to work right when paying my rent. The office was very accommodating when I had a delay on my government credit card for payment.I had some maintenance issued with needing light bulbs replaced. The apartment I chose had 10-12 foot ceilings and I was provided a two-step step stool to try to reach these fixtures. If I have a complaint, it would be about the maintenance call. Southwest Suites, is linked to a nation-wide corporate rental/management company. My maintenance person had to come back to the apartment twice to resolve my issue. The first time was them showing up without a ladder, and not knowing what kind of bulbs were needed. A nation-wide company should be able to have a list of simple things like light bulbs and fixtures in each apartment. In addition, they should provide maintenance with a truck that is equipped with large ladders and bulbs and the like.This part of the review, is for your information about Albuquerque, and East Downtown, and is something to be aware of, and nothing that Southwest Suites can control. The apartment I selected is on Copper Avenue NE. This is located one block off Central Ave, and Broadway. It is across the street from the old Albuquerque High School, now townhomes and rental apartments. The location is very good. Several restaurants of great quality are almost across the street. There is a small grocery in walking distance, and Smith's (a Kroger Company) grocery store is a mile away. Downtown, with movie theaters, shops and other amenities are a couple blocks away. This part of town is up and coming and changing, so I did see some transient people, but the usually ignored me, or would say hi or good evening and nothing more. The neighborhoods in the High School, and house owners were very friendly, the residents of my building were not unfriendly, but never spoke to me. The one drawback is the parking in this neighborhood can be hard to find. You might have to walk a few blocks. I would recommend if you are there any length of time, like me, that you get with the city and rent a parking spot in the nearby parking garage. The apartment is also near the hospitals, so there were a few times the emergency helicopter noises got to be much, but there were very few sounds from ambulance arrivals.The apartment itself was great; it is a small studio and just the perfect size. Again, the noise factor was there. The building is fairly new, but was not insulated between floors. So I had a heard of elephants quite frequently visiting upstairs; which is funny since I saw the resident couldn't have weighed more than 90 pounds dripping wet! The amenities are very comfortable. I especially liked the fact that it was a Temperpedic bed, which I have at home! I did have to re-arrange the furniture in order to watch television comfortably, but having wood floors that was easy to do. The silverware provided is cheap, so I had trouble getting ice cream out of the container without damaging any of the spoons. The dishes and pots and pans are nice quality, but are showing their age and starting to scratch or chip. The color is definitely dated. There are some spots where the white primer is showing through. It is about time to get rid of the bright-burnt umber color. I did not inspect the apartment before I went shopping, and that was a little mistake, I bought more than I needed. Many things are provided, so if you are in for a short time, you only need clothes and your food. If you are staying long-or-short term, like me, here's somethings I found missing that you will need. Garbage bags, the company only left what was in the cans. Dishwasher machine soap, again they only supply two. Cleaning spray or wipes, for the entire apartment."

"Horrible and illegal stuff happens here. Not safe, mailboxes constantly being tampered with, liars who change their llc every year to avoid liability and probably + tax evasion. Meth cooking, rotting floors and ceilings, broken swamp coolers, broken hot water heaters, constant water leaks and flooding, no usable pool, ass hole management who have worked for absentee landlords since 2019. Used to be a good thriving community, now they are kicking out elderly and disabled people to double the rent for this cockroach infested hell hole. Ridiculous, physical and emotional intimidation, most tenants unhappy, this is not a place you want to live. Wasps, roaches, fire ants, flooding, sewage backups, dogs can only pee on these rocks next to a backyard breeder with a vicious dog who tries to jump the fence and bite your face off if you come over, first communication received during pandemic as about removal of "unsightly" patio furniture during lockdown! people's apartments and cars getting broken into, no on site staff most of the time, and when you have a problem there is no way to contact them/ they ignore your issues/ are extremely aggressive to try to intimidate you out of taking further action. Overpaying rent, not sealed from the weather, no pest control, mold, water gets shut off often for up to 24 hrs at a time because of water main leakage, but then we have to pay that overage as residents (ridiculous), and sprinklers are broken so they waste water in summer that we end up footing the bill for. They don't feel that they owe tenants any respect. High utility bills and unexplained costs constantly (like half the residents here are paying "camera fees" despite not having security cameras - they took them down and left the electrical wires hanging. One person here was murdered and then was rotting in his apartment for a week before anyone found him- sure they are just tearing out the carpet and painting over it. The post office and the secret service have all been trying to get them to make our mailboxes more secure and they have done next to nothing to address that problem. Maintenance is abrupt, clearly stressed and overworked despite never complaining, and crabby. Most of them leave a huge mess everywhere they go because of the long list of work orders they have to get to- I have complained to Lupe, Angela, and other managers (when I could get ahold of them) of this problem, but they say they just have so much to do. They put up signs out front saying "move in, friendly, blah blah blah" and re-designed the office to make it look newer, while bullying long term folks out so they can pull the wool over your eyes and charge you twice as much as we pay. All folks who are good tenants and pay their rent, etc. Some are elderly and on permanent oxygen, are veterans, etc. This place is falling apart, is in serious neglect, and dealing with these mercenary paper pushing jerks has honestly been a stressful and traumatizing experience. Should you ever come here to live? Should you pay 950 for a 1 bedroom in ABQ next to central and the war zone with no AC? Hell no. Save your money and your self. GBE, Absolute, and all their out of town bosses are playing you and pretending to be "luxury." They are doing this to multiple complexes throughout town. Luxury my ass! Even when we had decent management on property this place was never ever luxury. A coat of paint and a few surface changes will not do anything about that."

"I lived here for a little over 5 years, PRISMA went through many hands in that time. The positives: the location is great, for the most part it's quiet and the units have a nice layout. The negatives: everything else. The office will try to blame everything on previous owners, but the current ones are the worst. Not only did they not take someone off of my online account after they were taken off the lease (essentially allowing them access for almost a year, which I had followed up about multiple times) when I was finally moving out they locked me out of my apartment a day before my lease ended and went through all of my remaining items. Literally criminal. I submitted work orders that were NEVER followed through on. I literally cannot comprehend the negligence of this place. The manager Harley is nice if you get a chance to speak with her, but based on all the bullshit it can't make up for the disregard of resident."

"One of the best apartments I lived in over the past 3 years, management is so friendly as always, especially for maintenance work orders they come very consistent and response time is very quicker whenever there is problems or anything to get fixed, also it's pet friendly, washers and dryers inside by your doorway and we have a relaxing swimming pool to swim when summer comes. I highly recommended it if you're looking for someplace to move in while you're searching for a new home to settle in."

"The Greystar Communities are renowned nationwide for their luxurious amenities, spacious floor plans and sharp staff. One doesn't have to set foot on property to be able to tell that Diamond Mesa is a Greystar community! The floor plans are very unique for an apartment complex; every unit entails a garage, not to mention a washer and dryer as well! Nobody has an upstairs or downstairs neighbor, eliminating the infamous noisy neighbor problem. This community definitely has a very homey-feel as every unit, even the one bedroom, looks like a house in itself. A dog park, playground, 2 swimming pools, jacuzzi, 24/7 gym, clubhouse computers (with internet access), volleyball pit and available grills are only some of the amazing amenities on site. The pool is closely regulated to ensure residents enjoy the area without experiencing overcrowding. KUDOS TO STAFF. The team on site is very professional, kind and attentive. They have always cared for, addressed and solved any issues I bring to them in a timely matter. Diamond Mesa seems to be one of the only apartment complexes in ABQ that RECYCLES. I love that. I read these negative reviews and have to scratch my head with confusion. This is a great community to live in, and I look forward to staying with Diamond Mesa for the duration of my time here in Albuquerque."
"I would give a 3.5. I moved to Albuquerque about 1 month ago and so far Vista has been decent. The approval process was easy. Upon move in though...my apartment was dirty. Screws were left on the carpet and in drawers, kitchen and dining floor were black when I moped, so much dust and dirt in laundry room with a dirty towel left in the wash, dishwasher wasn't screwed in so that fell out (that was fun and unexpected), carpet was filthy, and bathroom sink was clogged and took 2 bottles of draino to fix. Other than that, safe part of the city, quiet, and short distance to grocery store. I'll update if need be in the future."
"We initially chose to move here from Florida because it was a great deal for the price. We moved in 2022, before the new management came in. The pricing was wonderful when we moved in. Unfortunately, when we renewed the contract we had a list of 5 new fees tacked on that we were not paying when we moved in. The additional fees are why we chose not to go with other complexes because it didn't make sense to pay for things we didn't need. The new fees they've added VARY in price month to month which makes it nearly impossible to budget properly for other bills and needs such as groceries. The difference in what we pay now is about 400-500 more than what we paid last year. Here is what you can expect to see added to your contract if you choose to move in. CAM FEE - this is for maintenance & outside work and there is no flat fee for this, they can charge whatever they want. It's been anywhere from 30-80 dollars each month - what bothers me is we pay this and we don't see what it covers. There is a unit around the corner with water leaking for days, we've put in multiple requests to have the chimney cleaned which have just been discarded and then we are told they didn't get a request, our AC unit was not working when they hooked everyone's up in JUNE and not only did we have them out here multiple times, but they couldn't figure out what was wrong so they told us it was already fixed. My DAD had to climb up there to fix it himself. We have a broken fence with a hole through it that our dog could jump through at any given time (we've also advised them of this and it's been this way since April when they came to paint the fence and they broke it, but never bothered to replace it). So, what maintenance gets paid to do is beyond me because nothing gets fixed. CITY TRASH FEE PLUS VALET TRASH - Valet trash fee used to be 20.00 a month flat - now they add in the fee for the city to come and pick up the trash in the dumpster that the Valet takes for you and the fee is now double - expect around 50.00 or more a month. Our unit is next to the dumpster, my husband walks the trash there. We've asked to have the valet trash fee removed since we don't use it and they refuse to take it off. SERVICE FEE - 6.50 - this was told to us that the internet charges them a fee to process payments, so they don't pay that - WE/YOU DO WATER/SEWER - Water used to be paid directly to ABQWUA and for some unknown reason they decided to implement this into their bill. Our water bills have now spiked from 17.00-25.00 a month to 25-40.00 a month. I was also double charged for 4 months on water and have submitted the papers requested to get this resolved. It's been almost a year later and I still don't have a refund from anyone. They have no issue taking your money, but when they do in error and you need it back, they drag their feet. PEST CONTROL - 1.00 - Yes, it's one dollar, but I've only seen pest control come around every few months, so why are we being charged for this if they aren't providing a monthly service for everyone? The front office is horrible. They rarely answer the phone and if they do they give you an excuse that they'll get back to you and they never do. If you visit with a concern, they tell you they'll get back to you and they never do until you visit them again. The units here need a lot of TLC. The flooring is laminate and has bubbles or tears, the blinds are cheap plastic that bend at the slightest touch (RIP to those if you have a pet!), the dishwashers are old and don't clean unless you do two cycles and none of the doors stay shut when you close them. Please read the other reviews. It's not just us - there are multiple units that have issues and some of them are much worse than ours. Don't pay the crazy prices they are asking for with little to no benefit - look elsewhere or rent a house if you can. The greed with these owners everywhere is just sad. This might look pretty on paper, but the experience of living here is awful."
"Absolutely awful to live under this management company. I lived in my apartment for many years and NEVER had the issues i have had since peak management took over the complex. They did a renovation and have left rusty wrought iron, rubble, trash, piles of tree branches and dirt in main walkways where kids play. when i call the office no one ever returns my calls, the property manager is unbelievably rude (clarie, god help you if you have to speak with this awful woman) and the office staff is equally worthless. I was without running hot water in my bathroom for over a month and one of my neighbors went 2 months without air conditioning!!!! Good luck finding anyone in the office and since no one calls back youre stuck wondering if anyone even remotely cares. Since they have taken over chelsea village (formerly known as kona kai) the west complex has pretty much been vacated. No one wants to live here with awful staff like they have such DISGUSTING disregard for the safety and comfort of their tenants. STAY AWAY!!!!!!"

"These apartments are terrible, have lived here since 2019 and maintenance sucks they rarely show up to the apartment. The emergency maintenance line is a voicemail, very inconvenient considering it's for EMERGENCIES. Our apartment is flooding we tried calling the office for a week, they NEVER answer the office phone. The workers must be on their phones all day. They finally showed up after a week n a half, and keep in mind it's not only our apartment flooding it's multiple. Maintenance came early in the morning and said he need to call a pipe expert, like i thought you were the expert SMH! Manager and maintenance came again around 2 and saw the flood and said this apartment was the worst and they'll be back later and now here we are 7 hours later, house still flooding! I guess our health isn't a top priority here!"

"I love Tesora On Spain it's a good area to live but when new management took over it was not as good as it used to be until our fav employee came back . But one employee that really helps and continued to help us when we moved out was Amanda and I'm going to miss Amanda at our new place but the only reason we left is that we are looking for something bigger and we need a three bedroom but if I didn't need to upgrade rooms I would have stayed but if they could I would like it if they renovated like more updated items in the homes but other than that I loved living there, the space, the people it was good !"
"Great location, not far from the nicest areas of NE Albuquerque, across the street from a pharmacy, supermarket and restaurants, and within walking distance to some of Albuquerque's best elementary and middle schools. The #2 bus runs right in front of the complex with frequent buses to Kirtland AFB. The park behind the complex is large, beautiful, always filled with people either exercising, playing, or having picnics. The apartments are nice, well configured, and quiet enough. The views of the mountains are wonderful. The staff is friendly and the prices are appropriate."
"Super unprofessional lack of empathy you'd figure you get more empathy from. Such low income employees they tend to be more understanding and a tad nicer. But none of that. My 5 year old had an allergic traction to the bathtub bc it got resurfaced, and they painted it with paint that has latex. I had to use her 500 epi pen because she went into anaphylaxis shock. 1st day, her allergic reaction and faucet in her bathroom is dripping a large amount of water..2nd week, the microwave stops working day after that, I try to use the oven, and nope, it doesn't work. Day after that, the washer starts to actively flood water. They did send a cleaning lady to clean the bathtub, but that didn't work. I broke into red spots and hives. The pictures below are me still red and swollen after 1 hour of me taking a shower, not a bath. I explained to them that the bathtub still has paint flakes coming off of it. It needs to be resurfaced. Don't waste your money. The apartment complex looks clean, and I don't mind things being old and used, but they have to be functional. Their not. One of my neighbors stated they have been without a functioning AC since June. Yikes. Oh, and they ignore your text messages, so yeah, avoid yourselves the hassle and headache go somewhere else."

"Literally the worst place I've ever lived in. They charge extra for just about anything they can. My roof leaked all throughout winter and destroyed furniture. It is now early June and I'm still without air. Ending my lease 6 months early."
"Took a chance on this place and it paid off!I was moving to ABQ from the east coast and needed something that was convenient, affordable, and safe and this place has been all three. I moved out today and really wanted to be sure to write a review and show my appreciation. The management has been awesome and every time I had an issue it was handled. Clean space, affordable pricing, and utilities included? You can't beat it. The only word of warning I'd say is that the Internet is pretty much useless and the laundry facility card machine is never working lol. But those were no biggies for me.All in all, it was the perfect choice for me. Thanks for making my transition to ABQ as seamless as it was."
