Ben Vigil rented with Bruni Karr and mentioned how great they were to work with. Customer service was incredible. They were very fast and responsive anytime they had any kind of maintenance issues. Ben mentioned he would rent with them again.

I rented from 10001 Lauren Ave SW for a few yrs from this place and from the beginning there were red flags I should've quickly overlooked them for especially after not checking their reviews in the first place. Extremely unprofessional people, their contractors suck, the owner told me twice in a phone convo after telling him about the inappropriate time frames on work orders and their quality. They took 8 months to get a used stove in place of one that did not work and the door didn't close shut at all. 8 months. Karen lied to me and said that the homeowner scheduled a inspection and that it was mandatory, when it is not. I allowed her to come in with no proof anyways at the time and she "wrote a punch list" of stuff that needed to be done. When the contractors came they did not have the proper orders that need to be addressed. Nothing gets done and even when they came, they couldn't figure out basic stuff that even DIY homeowners could. They literally left a random patch of carpet cut out from the hall closet into the hall and tried to say they need to bill me for new carpet. The refrigerator was old and dented really bad, despite miraculously working. The owner of the joint is on his last legs, or so told by his associate Karen, who also tried to use that to sell me a house instead of buying from Charles, it's just a cesspool of a drama reality show. After filing a complaint with Charles he told me "he doesn't care about any of it, and that if we need to get inside the house oh we will."There are pigeons living in the swamp cooler and you can smell it really bad every time you try to turn it on, so for a whole yr and a half I have been waiting to get it cleaned out or changed. They never got to it. But they did serve me an eviction notice over no reason at all besides me requesting work to be done when they never even bothered to clean the place up when it needed an overhaul. The only reason I accepted it was because I was led to believe I could refinish the whole place for them labor free if they paid for material, as I am a Contractor with the state of NM. Licensed and insured. But they refused, even to let me do the work if they laid for the items they needed to address on their own account. The homeowners family member, is scamming their ol fart and refuse to let anyone talk to him. These people will only be headaches and liabilities to do business with. I can provide proof of anything via email, [email protected] pics ect and show you real time what to expect from them. You will be wasting your time and money as I did.

I found the perfect rental property, and was told that a deposit would put me first in line for it, and that I had a few days to decide. So when the time was up, I called to ask a few questions and to tell them I wanted the property. Lo and behold, it turned out there was someone ahead of me and that it had been rented already.They claimed "a mistake" and blah blah blah. This is called "mismanagement" and sloppy work ethics. They didn't offer to help me try to find another property, they didn't do anything - just, "Oh well".I will not trust Bruni Karr to do the right thing again. I believe they just lost several customers.

I have rented with Bruni Karr for the last 20 yrs. and my only concerns are some of the contractors that come to the house. When I have had some issues with them, Lynette is very helpful with getting the issues resolved. I have had a couple encounters with Charles. He can be very opinionated and will only do the minimum. During the first few years, I only corresponded with Chesley (another very good representative for Bruni Karr). So the question is....would I recommend this agency to find a rental home? My answer is yes.

This company is a JOKE. I frankly did not understand their logic. They had my 2 rental houses , one tenant paid rent late frequently. This company supposed to get late penalties from the tenants, but instead they charged me , the landlord, for $50. Not only I did not get the rent, but I need to pay penalties? Hello, I'm the landlord! I talked to the owner, he told me that was agent's "benefits" !!!!! After several months penalties, I stopped leases with this company! I can't believe this ridiculous company! I managed the 2 rentals I myself from them on.

I would give no stars if that were an option. Bruni Karr treated us as if we were nothing and looked down on us. We paid, didn't miss one payment, and they won't replace the New fixtures. They are old and need replacing, and they refused to return anything. This company doesn't listen to their tenant's requests that are not met. They don't repair unless the owner approves the request. They look down on the renters when we keep them in business. Beware of this company. They did no cleaning of the property walls were not patched but not painted. The cost of the lease is not worth the property. I had to clean the place because it was a mess! They will also charge you for cleaning when it's their responsibility to have the place clean it's not the previous tenant's job to pay for cleaning, and I can prove they did not clean after we left. I have pictures of the same image they have posted on their website. They harass their tenants, make them feel like they are being watched, and can't be happy in their homes; beware of the lies they tell and promises this company doesn't update their rentals. The appliances are from the 80s. Don't rent from them. Save your money and headaches. They are complete morons, and that is putting it lightly. They Don't respect your privacy. They call you and tell you they need to get a walk-through asap, and they just did one the month prior. We kept the place immaculate and complimented them on how nice it was, meaning the incompetent Charles. He doesn't know know how to manage the office. They Don't return calls. They will evict a person on no evidence. I wasn't given a reason for an eviction. They are crooks. DO NOT DO BUSINESS WITH BRUNI KARR.

Extremely disappointing. They were nice when we called, and even held the rental for us over the weekend since they were closed, but when we went to look at the rental property it was shocking. The place was so dirty and gross, holes in the walls, paint peeling all over, walls were filthy, blinds were broken, broken shower heads, half of the electrical switches didn't work, the dishwasher was dirty, floors were sticky, pretty sure there was a leak in the roof as one of the rooms had water damage on the ceiling. I couldn't even believe they were showing the house in this condition. Oh yeah and it smelled like dogs had regularly used the bathroom in the house. Obviously I came in hot when we got back to the office as it was a complete waste of our time, and we were so grossed out and disappointed. When I asked if they had personally inspected the property they said they had, and that they had paid $300 to have the place cleaned. I told the guy he should get his money back for the cleaning service, but honestly I feel like we were straight up lied to. Especially because the previous tenant had left a copy of their rental agreement in the house! If you had inspected a property why would you leave the previous tenants lease in the house!? When we questioned them about the condition of the house this guy Mike says "well it sounds like it's just not the right house for you". We were not expecting that kind of response, surely the house needed to be painted and fixed when they're trying to charge $1,850.00 a month for rent. The house should have been pristine and it was a literal dump. Sad because it was a really nice property, if I were the owner I would be so embarrassed. After I showed him photos I took of the property and we expressed our disappointment he tried to make it seem like he could negotiate with us, but obviously at this point neither party was really interested in doing business with each other. This is the kind of place that gives Albuquerque a bad reputation because basic professionalism is non-existent. If your expectations are in the gutter then this is definitely the kind of place you might like to rent from.

Wouldn't recommend. I was interested in renting one of their properties. I left 2 messages requesting a return call and received no response. All calls go straight to voicemail. Disappointing.

HORRIBLE! wish there was a zero. Unresponsive and irresponsible. Lazy. Not sure these people realize they have a job. Whether you are an owner or a renter, avoid this company. While we were tenants, they lied to us, didn't seem to have a plan to compel owners to maintain a basic standard of care, and their systems pretty much ensure properties could fall into disrepair.They will not send workers out with a pass-key (even though that is an option on their maintenance request), so tenants must take off work to meet third-party repairmen. This causes tenants to avoid reporting most issues. They told us they don't consider heat to be an emergency- even when we had an infant whom couldn't use a blanket. They told us that the owner had not authorized emergency work and they had 36 hours before heat became a legal emergency. I pressured them and eventually the worker lied to us. HE gave us the number of a workman- who never answered the phone. They knew would not answer until Monday, seemingly just to get us off the phone. They will cause you trouble every step of the way, no matter which side you are on.
