I'll start with the positives: the apartment manager was very friendly, the grounds are clean and well kept , and the rental office is nice. The prices are also reasonable. It's also in a great area, close to shopping and it is a gated community.However, my experience was impacted by the apartment I was shown, which was still undergoing repairs. The microwave was cracked, the refrigerator was short, and outdated (and hits vs stainless steel), and the insides of the cabinets were gritty. I wonder if they are planning any upgrades. I believe apartments should be shown when they are totally ready for move-in, not while they're still being fixed up, or have cracked appliances.I'd much prefer to view an apartment that already has those upgrades in place rather than one that still needs repairs and new fixtures. It's always nice to envision yourself in a space that's ready to go!Interestingly, the manager made a joke about a specific high-end complex, which prompted us to check it out. We ended up loving that community much more. So she accidentally referred us to the place we ended up choosing. My main suggestion would be to show apartments that are move-in ready, as having to explain the condition of a unit isn't the best sales approach.

Arterra is a beautiful property. The best we have seen in Albuquerque! We are moving next year and Lilah showed my wife and I around this past Saturday, she was so professional and sweet. We looked at close to 10 apartments this weekend and Lilah stood out the most! Thank you so much Lilah we can not wait to call Arterra home.

Today my son and I went on a tour of the Artera Apartments in NE Albuquerque.What a dump, the apartment the lady showed us was HORRIBLE. The kitchen cabinets were stained and worn, the fridge was full of dents. The dishwasher had stains on it.The bathroom sink had a huge crack from one side of the bowl to another. What a complete embarrassment to show us an apartment that was a 1-10While we were there 2 residents came into the office, they complained that the problems they had reported were still not taken care of. One of the residents said it was the 4th time she had to come to the office, asking when and why hasn't my leaky sink still not been looked at.

I have asked maintenance to fix my clothes dryer with no response for over 4 weeks. No response and dryer is still broken. Ice machine work order never fixed... this management company is horrible and not responsive at all. These issues affect utility bills that we are responsible for... Not acceptable and now seeking legal councel. This is NOT okay.

I have lived in several apartments and I don't think I have EVER lived in one as uncared for as Arterra. In early June 2023, we moved into our apartment and shortly noticed an ant infestation. We told management and they simply gave us two ant traps and only sprayed (minimally) twice (at our request). A discussion with neighbors led us to realize that we are not the only ones having to deal with ants and management is doing the bare minimum for them too. At the end of July, our water heater leaked into our closet. They did not pull up the carpet, they only sprayed once to "kill" mold and once for the smell. I have reiterated multiple times to them that I have a mold allergy and nothing has been done. The mold has since gotten worse because of recent rain. They told us to let them know when the carpet was dry (which took about a week and a half) and then when they came to look at it, they decided not to do anything. Last week, I again requested that the mold be sprayed and they did not spray it, only "checked it." I went into my closet to get something for five seconds this morning, which triggered my allergy symptoms so badly I had to leave work because I was miserable. Their communication with residents is awful too. This place is NOT worth the money.

The property is lovely but things do not get repaired in a timely fashion. It is a gated community but gates are broken and remain broken for quite some time. There often seems to be some excuse as to why something is not taken care of. The lights outside my building, the next door building and some parking space lighting has been out and it's been two weeks - still not repaired.

I would love to endorse Arterra Apartments of Albuquerque and the staff that manages and maintains the complex. Bobbie, the manager, is kind, courteous, proficient and fun to have coffee with. She is very accommodating any time I need anything from help retrieving a package to help with contract paperwork. She was particularly helpful with my handicapped parking needs. Her entire team is a performance reflection of her commitment to excellence. Paul, the maintenance supervisor is prompt, courteous, professional and he can fix anything, and when he fixes it, it stays fixed. I have never had to call him back for the same problem. He is a very nice and friendly person and always speaks when he sees me out on the property. The property is beautiful, luxurious and extremely well maintained. The grass and shrubs are well trimmed and maintained, and the pool and gym are clean, sparkling, and spectacular. I love living here, and will continue to do so until Father Time dictates otherwise. The property is private, quiet and parking is just not a problem. I barely even hear the tenants who live above me because the soundproofing is so good. I love it here, and that's the bottom line. 5 Star Property
