if i could give 0 stars i definitely would. horrible experience. i stayed for 4weeks and left immediately after. they allowed me to break my lease but didn't give me any of my money/deposit back. ants infested, horrible manager "Kim", everything in the apartment was breaking or broken.I definitely don't recommend this place not worth the money or the time.

One of the best apartments I lived in over the past 3 years, management is so friendly as always, especially for maintenance work orders they come very consistent and response time is very quicker whenever there is problems or anything to get fixed, also it's pet friendly, washers and dryers inside by your doorway and we have a relaxing swimming pool to swim when summer comes. I highly recommended it if you're looking for someplace to move in while you're searching for a new home to settle in.

I am not a resident of Arroyo Villas but a very concerned citizen. A year ago New Mexico went into lockdown per Governors orders due to a global crisis we are all aware of a sad side effect of that lockdown was mass job loss. Many New Mexicans are struggling to pay their rent and put food on their tables. Well two days ago Arroyo Villas informed their resident that they would be paying a 50.00 increase in rent (the biggest increase in at least five years) and had five days to put in a 30 day notice if they couldn't. In the middle of a pandemic where job loss is at an all time high and everyone is worrying howThey are going to pay rent this was abusive. Arroyo Villas advertises themselves as a low income property, yet this is now a price low income individuals just cannot pay. Many of their residents are on social security and this increase makes rent bigger than their checks. This is abuse to those in poverty and should be seen as nothing but. This is irresponsible abusive and extremely saddening. Let's not forget that this is when arroyo villas is claiming their is a mad man living on the property abusing women, and a few years ago arroyo villas moved rent due date to the second a day before many on social security even receive their single monthly check. They charge their residents fees for things out of residents control. They must take a moment to stop and look at the chaos and abuse they are causing before some one else does
