I am not typically one to take the time to write online reviews; however, if I could give Arrowhead Pointe less than even one star, I definitely would. Believe me, almost anywhere else in Albuquerque is a better place to live.Staff and management knew our move-in date months ahead of time, and our apartment had been vacant for months. However, on the day we were scheduled to move in, we opened the door to our new apartment to see that it was incredibly dirty and not ready for tenants. It literally looked like someone could have lived there just the day before. The walls, bathrooms, kitchen, carpets; everything was dirty, and we had to do all of the cleaning ourselves. Management is incredibly slow to respond to concerns/maintenance requests and lack an overall sense of urgency. From the day we moved in we were missing several smoke detectors, window screens and electrical outlet covers. The lock on our sliding door was broken, our bathtubs were pulling away from the walls, and our filters and vents were incredibly dirty. Regardless of the importance of these maintenance concerns, it took us well over a month to have any of these issues fixed. It took constant online maintenance requests, phone conversations with staff, and repeated emails with management to get them over to our apartment to address our maintenance concerns. At one point, the management even marked some of our online work orders as "complete," even though they had done absolutely nothing at that point.We had to call emergency maintenance for several weeks (4 or 5 times total) to fix the water that was dripping from our ceiling above the toilet in our master bedroom. The ceiling even started to turn yellow; however, management was not concerned and did not feel the need to check for mold and/or replace the part of the ceiling that had been soaked with water. We just had to place a bucket on the toilet and use our other restroom until they could figure out how to fix it.If you are looking for a quiet area to live in, this is absolutely not the place for you. Neighbors blast loud music from their cars and stomp/slam things on the floor at all hours of the day (especially overnight during quiet hours). Management tells you to address all noise complaints to ACP (security company) and refuses to address the issue. Trust me, there is nothing worse than waking up several times a night to incredibly noisy neighbors and finding out that the management will do absolutely nothing to help you feel more comfortable in your own home.

WARNING!! Do NOT rent apartment 2304 unless you want to live under the loudest, rudest, untruthful, most inconsiderate people on the planet!! You will also get 4 different peoples mail because so many people move out of that specific apartment because of the upstairs neighbors!! If you want to live somewhere you feel valued and respected then I would stay FAR AWAY from here. The leasing office staff are terrible and extremely rude. They will advise people to make false police reports then threaten you with eviction with no evidence or even the supposed police report! Then Brandon the assistant manager will lie about having information they clearly don't and talks in circles while talking down to you like a child. Kenny the Manager ignores your emails and is always "busy" when you go to the office and the rest of the staff have no power to actually help you. They pick and choose which tenants they help anyway so wouldn't matter regardless. HOMELESS PATROL AT NIGHT AND STEAL FROM YOUR PORCH!!! But don't bother complaining about it because they refuse to fix the holes in the fences. Maintenance isn't the best they painted over mold before we moved in and now it has spread and took forever to get fixed. The office ignores calls and never checks voicemails. I was placed on the bottom floor against my will and now have The loudest most annoying neighbors on the planet above me between the stomping tenants starting at 5am and their giant dogs running around while the play fetch or barking at neighbors it's almost impossible to get any type of peace in my own home but the office only seem to care about the upstairs tenants rights in their home and so don't count on them to do anything cause they will just tell you "well you could of refused the apartment" when it was their fault you were placed here to begin with. Still waiting for someone to explain to me how playing fetch inside with your 50lbs dogs when you have people under you is "normal apartment noise". And let's not even get started on the notices being posted on our door threatening eviction based off lies which we can prove are lies but they refuse to listen to us weird they want conspire to kick people out for trying to get them to do their jobs. The grounds are nice but there isn't nearly enough grass for a place that allows pets. The apartment is bigger than expected because they don't have the right models in the website so that was a nice surprise. But I recommend paying more for better quality. This is not a place worth your money or your sanity.Not that we wanted to stay but I think it's hilarious that we were the ones that got a "non renewal notice" but you continue to allow the idiots upstairs to live there and disturb the people below them. This management group is sorry.

Beware of this building under the management of Greystar, property manager, Ernest. In attempting to resolve a problem of infestation in a vacant apartment, he became threatening and said he would move toward eviction. No phones work. Nor does email. The corporate office does not answer the phone and the local management office is closed with a sign to leave packages.As a former home owner and tenant with excellent references, I'm appalled by the behavior of this company. Rather than a spirit of collaboration to resolve a code violation--They move to being threatening. I have a call to my legal council, District 9 Councilman Don Harris, the corporate office and the city as I'm literally afraid of Ernest.The previous company may have had their bad days but we're so motivated to make this s pleasant place to live. I miss them so much.PS. You would think management would prioritize a safe building according to code and worry most about violent domestic disputes in the building (bringing in some sort of service) and cleaning up the syringes in the area.

BEWARE!!! Do Not rent from this property. The management is horrible and incompetent. The only reason I gave any kind of rating is because I can't post without one, if I could give a ZERO I would. I initially moved into one of the studio apartments, no problems or issues there except that it was not energy efficient at all. The electricity bill during the winter months was extremely high. I ended up transferring from the studio to a 3 bedroom unit with my daughter and grandson. When we went to look at the unit, which was supposed to be move in ready there were still many things that needed to be done, one of which was cleaning. Holly who showed us the apartment said that she would make sure to address all of the items mentioned prior to move in. Which were not, she also stated that I wouldn't have to pay a deposit that the deposit from the studio would transfer over to the new unit. Come to find out a lot of what she told us was not true. I thought I was saving money by transferring rather than moving to an entirely different complex, which in hindsight I should have done. Prior to move in i was given an amount i needed to move in then Holly, called me back and said no I was wrong the amount is actually more. I had to come up with $1,500 +/- to move in. I had planned to move in on the 27th of March 2020, after finding out I had to come up with that much money prior to move in I moved my move in date to the 30th instead so that it would coincide with the April rent that they say they had to collect upfront. Mind you I was not a brand new tenant but they treated me like one. I paid my rent every month on time and none of that mattered, they wouldn't let me move in until I paid the April rent in advance. They also told me that they would give me a few days to move out of the studio, but guess what I was charged for those days as well which they reduced from my deposit. On my move in day when I entered the apartment the heater was on full blast. I had service in my name since the 27th which was my initial move in date. I didn't change it with the electric co. because I didn't think it would be a huge issue. Well with the thermostat being all the way on high and it being a cold weekend, guess what that first electric bill was outrageous. I went to them to see about being credited for those few days since I didn't have occupancy and I was simply ignored, they never got back to me about the request, just flat out ignored me. My car was broke into 3 times, my license plate stolen. The damn neighbor's dogs barked constantly and management never did anything about it even after I complained. The dumpsters were always overflowing, trash and dog crap everywhere. The water was constantly having to be shut off do to never ending repairs. Again high electric bills during the winter months because the apartments don't retain any of the heat. Whenever I had a maintenance issue the request had to be made more than once. All of the items I noted on my move in checklist never got addressed. They used COVID-19 to their advantage to not do anything. I was charged monthly for pest control and the whole year that I was in this apartment they came out only once to service the apartment. I woke up many of nights to gunshots that I know were occurring right on the property. There were always shady people walking around the complex, you could tell that they were transients and did not reside there. This complex is straight up GHETTO. Now that I have moved out they want to charge me for replacement of a window blind that they say is missing which was not. They want to charge me for full paint of the apartment and I was there for only a year, granted there were a few areas that needed touch up but surely does not justify a full paint of the apartment which I doubt that they will do anyway but they are charging me for. They are charging me for full replacement of the vinyl flooring due to a few stains, that flooring was no where near perfect when I moved in and neither was the carpet that with a good cleaning would have been fine and not have to be replaced. This property management company is a huge rip off. When they are ready to make improvements or upgrade a unit the sock it to the previous tenant to cover the cost. Most of the items they are charging me for are general wear and tear. My advise to anyone who is considering renting here, DONT!!! But if you do anyway please don't say that you weren't warned and make sure to be thorough on your move in checklist and when you move out as well and take lots of pictures because they will and you will have no recourse. They will basically tell you that you are SOL and will not take your word over the onsite management. I am so glad that I decided to become a homeowner again rather than to deal with property management companies like Greystar. It's sad that places and people like this exist and due to the pandemic they are getting worse and gauging people. You should be ashamed of Ur'selves

If I give this place 0 stars I would!!!! I signed a 6 month lease here for a studio apartment. The overall apartment was nice at first. The management there is one of the worst I have ever come across. They have the worst attitudes and are very rude especially the assistant property manager Rebecca Thompson. She was stealing money for me claiming it was for my pnm bill when I already had pnm in my name. So she basically had me paying pnm and the apartment for one bill. She also took my rent payment it put it towards the "pnm bill" that wasn't due or was suppose directly to pnm. She tried to claim that I was late on my rent and added a bunch off fees to my account and tried to evict me. I called pnm and the bill that she supposedly paid using my rent money wasn't even paid so my money was missing. I called and she was being very disrespectful over the phone and so I came down in person and everything magically went away before I arrived. They try to take advantage of younger people. It's spiders and roaches EVERYWHERE. The water is shut at least twice a week for "maintenance". They never answer the office phones. And my fridge had a shortage so it would turn off and not turn back on. I put in several work orders as high priority and never received a response. After 17 days with no response and all my groceries gone bad, I just decided to move out. It was ridiculous and trifling especially with "24 hour maintenance". They purposely ignored my work orders and refused to fix my fridge. The pools are never open and they don't care about their residents. The gates are open 24 hours so it's not technically gated. They have homeless people and drug addicts walking around all the time. It nothing safe about this place including the gun shots every night. Please avoid this place at all costs. And those prices are not the actual prices. Save your self the stress.

I absolutely do not recommend these apartments. Maintenance only came to fix one problem out of the many we had. We told the women at the office that maintenance had permission to enter if my husband and I were not home. When maintenance finally came, the man said that if no one answers the door when they come they will delete the request to get what you need fixed. Also, upon moving out we were charged an extremely high amount of money for very unnecessary reasons. When I contacted a woman at Greystar, Anita Marie, to explain why we were being charged this amount, she was very very rude and was speaking to me as if I was a child!!!!

just moved in and I like it...the area is quiet...the grounds are clean..maintenance is super friendly...leasing office staff is super nice...carpet was clean and fresh when I moved in...the apartment is not upscale but it's a great apartment for the price, the professionalism of the staff and it's minutes to I40...came with standard amenities like ceiling fans, balcony, dishwasher, a/c & heat, and a nice plus is that they have washer/dryer connections so I was able to use my full size washer/dryer

Can you guys get someone to come fix underneath our sink please? We have patiently waited 6 months for someone to address this. Are the work orders backed up 7 months and we are close to getting this resolved? You don't answer the phone ever so maybe you'll see this review. Also you have a ton of nails that were painted over in the walls and floor boards. Maybe take those out when the next people move in.

Awful management. I have a service animal that has to stay by me due to health reasons and I went to my girlfriends apartment and I have never had a problem with a service animal. I basically need him to survive. They wanted me to sign my name onto the lease so I could see my girlfriend at her house which under the FHA I can bring my dog with me wherever I need them. She got a complaint and so I stopped going over. Now 4 months later my girlfriend goes to pay her rent and she gets an email stating that she's been evicted and they are wanting her to grab her check. She had no notices no mail or email stating she was evicted I was able to look it up. This is disgusting. How can you not give anyone warning. You people are disgusting pigs and I hope you rot in hell.

They charged me wrong one month and it billed my entire paycheck. They credited it to my next month, then found a way to add more charges to cancel it out. This is extra amazing because I moved unit and they still haven't written up the lease for me to even sign. The cherry on top is they raised the base rent price in between those two events.The water is out here more than it was when I was deployed it Iraq.I've only ever had two maintenance orders completed. Residents frequently talk about how the more profitable units are clearly prioritized for maintenance. (The actual maintenance guys are cool, I assume they're poorly managed or funded.)I moved here from California because I wanted to live somewhere with lower standards and Arrowhead Pointe doesn't disappoint.Edit: They don't de-ice either.Another edit: Took the day off to deal with pest control and they haven't shown up this afternoon for a morning appointment. He showed up at the end of the second day then they charged $500.Also some reviews say the manager is great but she was recently replaced for poor customer service supposedly. She was only here a short time, at any reason.
