It's really sad to see such a beautiful property dragged down by such a bad property Manager.I had the pleasure of working at this property for 2 weeks, and it was most degrading experience of my life. The Property Manager who's name is Rosie, is rude, derogatory, and unprofessional. She also lacks any form de-escalation skills, and conducts herself like she a warden, which her boyfriend so kindly stated to me when I first met him. Even he's aware is her unprofessionalism, which is apparently a dirty Company secret that nobody wants to talk about, well I am here to talk about Rosie and how bad of a manager she actually is.In order to thrive at Andalucia Villas, you must praise Rosie, you must brush her ego on a hourly basis, if not you get lectured about how and why you should worship her and threats of termination if you don't brush her delicate ego when she is feeling insecure. Rosie makes sure that her employees dwell in a toxic work environment, as a matter of fact she takes great pleasure in humiliating her employees in front of future prospects and or residents of Andalucia Villas. It's not wonder why this property has a rotating door of employees, it's because of Rosie, she can't seem to conduct herself in a professional manner, so she runs anyone off anyone who will not worship her, full stop.The only light at that property is Rachel, she is kind, wise and most of all she is a professional. I would like to thank Rachel for being a buffer during my 2 weeks of toxicity at Andalucia Villas, as she is the one who really runs the property, unlike Rosie, who can't even write a simple 7 day notice without violating fair housing laws.I truly hope the owner of the property reads this, as he or she needs to know what is really going on at Andalucia Villas, as things are not what they seem to be...And if the owner of the property is looking for a good manager, look no further because your diamond in the rough is right here...

I'm surprised at the good ratings this place has. It looks really nice and is relatively new; but they claim "luxury" when inside it's actually very cheap in the way of materials, especially the carpet (flat, thin). Our apartment was dirty when we moved in and the carpet ended up having to be replaced after all of our furniture was already there- and WE were responsible for moving everything. Rosie, the manager, admitted that there had been no final walk-through done for our unit after the previous tenants moved out...One of the assistant managers actually tried to blame us for this, stating we wanted to move in early, when we actually just asked to be able to move in as soon as the unit was ready.There's a $500 non-refundable pet fee upfront PER PET, AND $45/month per pet. We were also charged $75 (taken out of the reimbursed security deposit) for a pet cleaning fee upon move out. I think this is completely reasonable (if it actually gets done), but the amount isn't stated in the lease (just the clause) and we were just left wondering why it was taken out of the security deposit, and not the pet fees.People smoke weed EVERYWHERE in this complex. I don't care what you do behind closed doors but I personally find the smell horrible/get headaches from it, and would prefer not to smell it everywhere I go. Management refused to do anything about it even when it was wafting through our windows from the unit below us. Super dog-friendly which we loved, but most of the other dog owners seemed less than enthusiastic about cleaning up after their dogs. People use their garage for storage instead of parking, so good luck if you have guests visiting. In their defense, Management has tried to enforce this, but don't actually make any headway. There's supposedly a three day limit on parking in overflow spots, but before we moved the same two cars were parked in the spots near our unit for over a week.Management is TERRIBLE. Not accommodating, half the time they don't actually know what's going on, and I wouldn't call them helpful. Before we moved in they wouldn't even communicate with me directly, only my fiance, despite my name being on the lease. Maintenance, however, is STELLAR. Super responsive, very friendly and personable, I have nothing negative to say about them at all.Overall, yes it's convenient location-wise and we loved that trails and shops are nearby. Amenities are nice and clean (though we actually didn't get much use of them due to COVID, no one's fault). It was a good landing spot since we were coming from out of state, but I wouldn't recommend this place to anyone.

It was a perfect fit!Come June, it will be 4 years since we moved into our new home. Anadalucia Villas is not your typical apartment. Lets start with the attached garages. This is by far one of the benefits to this facility. You can enter your home thru the garage or the front door. The property is well manicured and kept looking great to compliment the gorgeous Bosque that is just steps away. We moved here for practical purposes. My son was accepted to Bosque School and the convenience was hard to pass up. This has saved lots of time and also given my son some independence. As you walk up the stars in our place you enter the kitchen which has stainless steel appliances, granite counter tops and laminate floors that have the look of rustic wood. There is a washer and dryer in the facility and it is located by the kitchen. This in itself is a benefit. The bedrooms and the living space are carpeted but these laminate floors are in the bathrooms and the small hallway. The patio from the living space is a good size and holds a small table and a few patio chairs along with all our plants. Both bedrooms are a good size and there are ceiling fans in each room along with the living room. Bathrooms also have the granite counter tops and the master bath has a linen closet. Both bedrooms have walk-in closets. These are what you pay for in this facility. The bonus is you have wonderful staff that go above and beyond when it comes to the property. They address every complaint and issue that comes up in a timely Manner. Rosie and Angelo go above and beyond. They know us by name and they are so conscious of what is going on with their tenants. You will not find that just anywhere. Finally without forgetting, there is the gym, the pool and the clubhouse which all provide that added tier of luxury in this complex. Yes, rent is higher then most apartments but as I said, you get more for your dollar. We now are walking distance from Sprouts and there are a few great restaurants close by. I was recently reading some not so truthful reviews on the property on google and found it unfortunate since I know there were some untruths mentioned. Turns out I knew one of the reviewers who was my former neighbor... I just have to say having your dogs is a plus on this property but they must be on leashes when outside your home. This place is one of a kind and we have had a great experience.

Pros:Rosie (manager) and Angelo (maintenance) are both great and go out of their way for tenants.The apartments are well-built and look nice. Not a lot of noise from neighbors through the walls. Con:It's not the manager's fault, but the apts are right next to Coors, which is a major road. Some apartments might be better sheltered from the noise than others. From about March-June and September-December, there is awful recreational road noise on Coors from motorcycles and recreational driving going on into the middle of the night.

My husband and I are celebrating five years at Andalucia Villas. The apartments on the surface are beautiful but a ton of corners were cut in construction. I am surprised by so many negative reviews. I admit I am a stickler for keeping things painted, carpets cleaned or replaced etc. So if a tenant has a problem with management, don't let the office staff get by with it. The maintenance staff is amazing. Angelo is a joy to see on a daily basis. He is the complex ambassador and goes out of his way to greet people and make sure all their needs are met. Jeff is a wizard at how quickly he gets his jobs done. I sure wish maintenance had a second golf cart. Three, sometimes four, guys have to share one golf cart. They could be so much more efficient if corporate would back them up.

If I can rate lower, I would! $2300 in move out fees when I spent 3 days deep cleaning everything, from all the appliances and renting a rug doctor to clean all the carpet! $1200 in carpet replacement when only one room needed replacement! Outrageous and ridiculous!!!!! DO NOT RENT HERE!!! Save yourself a headache and a huge fee when moving out!!!Nice community and great neighbors, but money hungry property management!!!

would not recommend. To rent apartment , they ran a hard credit check. The same if you were trying to be approved . No place I ever rented in 40 years has ever done that. This includes a brand new $340,000 home , I am currently renting. The apartments are not built well. Appliances mostly outdated. Before, I moved my new potential landlord , requested a reference check from management. Management, told him , that I had a to put a Notice to Vacate before, they could release any information on me. The potential landlord told management , he is never heard of that. So, if you are not approved for the new rental, you are homeless. Luckily, I have very high credit score and money in the bank, the new landlord rented me the property. Finally, the move out cleaning cost was almost $400. I left apartment in fairly good shape. No damages . Routine cleaning , which landlords would normally be responsible for , they charge me for. Over 40 years, I have never been charged for cleaning after vacating an apartment. Management is all about money. The apartments are way over priced.The only positive is maintenance is very good, particular Angelo and grounds are kept up.

Went in to tour the property and a sales rep by the name Melissa was very judge-mental as she looked me and my mom up and down multiple times and smirked at the price of units and implied they may too pricey for "us" without knowing any of our credentials or even bothering to spend more than 2 minutes explain how expensive they are. Very rude lady she's the only reason I wouldn't even bothering looking at these apartments again

Would not recommend any one here there nice on the outside but not luxury on the inside. Tenants before me had a dog carpet never got changed before I moved in just shampooed apartment still had a bad dog smell complaint about the situation and never got resolved. Management is horrible as well as corporate Manager spoke to her once about the situation because my mom had gotten flea bites from the carpet and had to get antibiotics prescription and never heard from her again Kimberly booker very disappointed with the apartment I rented out and management never again.

1) 99% of tenants are AWESOME!!2) Location/property is great!!3) MGT IS HORRIBLE.4) Apts are CRAP!Be prepared to pay top $ to live in an apt that was thrown together in days, has ZERO insulation, bizarre toilets, crooked fixtures and the worst lighting. We spent nearly a year trying to get mgt to come look at the FILTHY CARPETING. These office gals think everyone is stupid. The carpet cleaner told me they frequently "clean" the carpeting at Andalucia WITHOUT SHAMPOO and the machines often don't have proper suction - so you're living in FILTH. Our apt smelled bad from day one and mgt was just nasty. No help. There were sunflower seeds painted into the window sills, hair stuck in the wax on the floors. You are expected to professionally clean that apt before turning keys over, they'll charge you HUNDREDS to clean. No professional cleaning before you moved in, it's the prior tenants!! A common conversation amongst neighbors is what we hear from the people next door/upstairs. You have allergies? An active personal life? An upset stomach? IBS? A cough?You'd better know you're "sharing" with your neighbors - ALL OF IT!! It's not funny when it's happening ALL THE TIME at 3am and you need to get up for work at 5. The dog park is DISGUSTING and word was it had Ghiardia in 2020. (The gates were locked for a few days, nothing was done. It was reopened with not even basic cleaning) They NEVER CLEANED IT. Full of giant/small red ants and dead trees with filthy wood chips that have never been added to/replaced. Dog "action stations" are broken and dangerous. Pets pay huge, non refundable deposits and HIGH RENT but that dog park is a hazard.Kids playgrounds are missing chips to keep safe. No way are these play areas to code. NOT MAINTAINED. The large grassy area is pretty and a place everyone congregates BUT it's so overwatered that's it's got rot. It smells horrible in the summer. The property felt safe. Beware of renting month to month as several good folks have been bounced out with only days notice to move. It's crazy. There are always vacant Apts yet they rent the ones with tenants living month-to-month. It would be half bad if the office staff was nice. Or even just professional. These are some miserable ladies. We were told they were nice Pre-Covid, when they planned lots of social activities, but there is NO USE OF AMENITIES NOW!!!No matter, they still charge top dollar for the crappiest Apts I've seen since 1978. Just dirty.In the last weeks of September we did see several Apts getting new carpeting, but the nasty 6 year old stuff we lived with is likely still there as the new person was moving in just days after we left.We left that apt sparkling clean!We found disgusting stuff, including cigarette butts, under the edge of the dishwasher, under the fridge, in the bathrooms. If we could pull stuff out a bit to clean, why couldn't mgt do that for us??It's a common issue tenants discuss.If you want to live in this ideal location, get mgt to put in new carpeting. Demand they paint! Demand apt be professionally cleaned. Don't live downstairs unless you're ready to add upstairs people into your life! (Our neighbor vacuumed/did laundry/aggressively cleaned on average 2 hours DAILY... at 4AM!!! She said she HAS TO. I shared her most intimate bedroom moments, thanks to zero insulation - YIKES!!! I knocked at 5am on a Sunday in my jammies, she said she was not changing her life for me and she did not care what we heard. OKAY!)Good luck.
