I've dealt with many management companies over the years. Advantage pointe properties has been the most pleasant experience hands down. Richard and Carrie are true professionals that manage properties the way it should be done. If your an owner fed up with your current management give Richard a call I promise you won't be disappointed.

This company badly managed our rental property for two years. It was, hands down, the worst experience I've ever had with a business. The owner is dishonest, unethical, and unprofessional. Among the many examples of unethical behavior...he automatically (and sneakily) renewed the lease at the end of year one without allowing us to review it, despite the fact that we specifically told him we wanted to negotiate a shorter lease with the tenants so we could list the house. Most of the time he appeared to be working for our tenants rather than representing us, and I often wondered if he had a personal relationship with them. After the tenants moved out, the property manager basically tried using extortion tactics with us...refusing to clean the carpets or take care of other required maintenance because of "outstanding" bills (we had received a statement just five days before and had always paid on time). We ended up having to do the work ourselves just to get the house on the market, and the property manager unfairly refunded the tenants their full damage deposit. The owner also has a very serious anger problem...every single interaction resulted in him literally screaming at me. It was very bizarre behavior and, quite frankly, scary at times. He seems very unstable. Whatever you do, stay far away from this company! Worst in Albuquerque!Edit: I just read the response from the owner and, wow...this guy is truly a lying POS. Everything in his response is a total fabrication. First of all, I owned this house with my ex partner (not ex-husband), who was minimally involved in the decision making because he lived out of town. None of what Mr. Small says is true, and he is making up the story about me accusing the owners of flooding the attic. That literally never happened. He is also lying about my ex giving authorization to renew the rental agreement. My ex and I were anxious to sell the house and we both discussed how frustrated we were that Mr. Small renewed the lease without consulting us. I am completely floored by how dishonest this man is.

I've posted my experience to Google reviews, but want to ensure this is available to view anywhere it could possibly help others from getting scammed as we did.We responded to an ad on ZIllow for a rental home in a great location, with hard flooring throughout (aside from guest bedrooms), and was advertised as pet friendly. I took a tour, got to meet the current tenant (who owned a large long-haired dog, and a cat), and decided to turn in our applications. AFTER turning these in along with half the deposit, and $105 in application fees later - we were approved, but advised there would be no pets allowed. This property manager had to gall to ask for an additional deposit covering a re-carpet of the house to allow our small four pound chihuahua to reside there (again, this house was almost entirely hard flooring).Not only is this an absolutely ridiculous request (who in their right mind would pay to recarpet a house with hard flooring), but a clear bait and switch from what was advertised - we would NOT have applied if the advertisement didn't say pets were allowed. Unfortunately the application fees are nonrefundable - and if I had thought to screenshot the advertisement and record the calls with this awful man, I'd be taking these scammers to small claims court.I've heard of this bait and switch practice with smaller property management companies being used to rake in application fees as additional income - but never experienced it first hand. Be extremely careful when dealing with this couple - and make sure to log/record any interaction you have with them. I'm sure we're not the first, or last people they've done this to.

If you are an out of town property owner DO NOT, DO NOT, hire Richard Small to manage your property. When a tenant moved out, he claimed he could not rent the property for three months. He gave the tenant the full deposit despite leaving the house a mess. He continually told me it wasn't ready or were new problems. The house was not listed on his web site. He actually rented the house to another person and kept the rent! I flew to the property and talked to the neighbors who told me someone had been living there. The prior tenant also verified someone had been living there. He even had the nerve to charge me for the utilities this person used! During the rental period he tried charging me for repairs that were already repaired. DO NOT HIRE THIS COMPANY TO MANAGE YOUR HOME.

I had about 3 service calls during the total period I rented their property and they responded well to service calls, but at the end of the contract they maintained extremely poor communication. Our move became very painful due to their poor communication.

My family and I currently reside at one of APP's properties, 3 Monte Verde in Tijeras. The place was not clean when we moved in, and although the carpets had been shampooed, there was still an underlying dog urine smell. Additionally, we have several repairs that we reported (on paper) immediately after moving in. Richard Small, the landlord, has uploaded this information into our file but has never made the repairs. As an example, he was recently advised (again) that our ice machine is still not working and he had the audacity to ask if the freezer was cold enough, even though he told us for months he was going to come out and fix it. Every time he said he was coming out to fix something, he would text my husband about an illness or a family emergency and never make it over. We have a water tank instead of a well, at one point it stopped working and instead of fixing it or coming out to check on it, he demanded to know how many showers we take each day so he could calculate whether the tank was empty (it wasn't - the water delivery service fixed it for us the following Monday after a weekend with no water because he wouldn't just come look at it when we assured him there was water in it). When I advised that he could not ask those types of questions, he demanded an answer so he didn't have to waste $800 on a repair bill (his words). Now the biggie - our air conditioner has never worked right. It will run for an hour or so before it becomes coated in ice. We reported this in July and someone came out to look at it, never heard from the landlord again. When we asked him about it last week, he stated that the owner was taking care of it and if it hadn't been taken care of we should have let him know. We should have stayed on him about it, but trying to talk to this man is so unpleasant that we avoid him whenever possible. When I told him that it was his job as the landlord to stay on top of these things, he again put the blame on us and on the owner. But he won't give us the owner's contact information so we have no way to reach the owner. After we complained another air conditioning repair service was sent out. They found that our air conditioner isn't even the right size for the house, and that there is a KNOWN Freon leak (known because it's been capped, which means every time the air conditioner runs, the Freon leaks out into the air and causes the unit to freeze up). Our landlord was aware of this and failed to warn us, so we've been breathing in Freon for months - and he didn't tell us. For months our family has been experiencing headaches and cold-type symptoms, which, it turns out, are all symptoms of Freon exposure. Our pets have been having respiratory issues as well. And he failed to warn us. This air conditioning repair company reports that they service most of the properties that APP manages, and that almost every property has quick fix issues like this that could potentially put the residents in danger. As a previous reviewer wrote, "the owner is dishonest, unethical, and unprofessional", and this is spot on. He also refuses to accept responsibility for any of his mistakes. It doesn't matter how pretty the house is, stay away from any property managed by this company. We probably would have been safer and healthier if we'd rented a shack in the war zone.

I had similar experiences to Lorna M. (Aug 2015 review). Dealt with APP as both an owner and a renter. Some of their costly mistakes could plausibly be attributed to incompetence. But we were flat out lied to (in written correspondence, even!) multiple times. To give one concrete example: APP rented our home to tenants with an easy to discover criminal background (I had incorrectly assumed APP actually performed a background check using the fee they collected). Subsequently, the tenants had a domestic dispute incident, one of them moved out, and APP modified the lease to allow a replacement tenant without notifying us. Months later, when we wanted to list our property for sale, APP angrily opposed us doing so and refused to give us the contact info for the current tenants. Seriously! We had our realtor just go find out who was actually living in our home, and once we presented the information to APP, APP replied, "Oh yes, the previous tenant moved out months ago." That's just one of many costly and time consuming problems APP caused by lying. Currently, every single property owner from 2014 is dealing with IRS notices because APP incorrectly reported owners' rental income (supposedly also an accident). It'd be nice if previous owners could get together for a lawsuit against APP, but with the IRS now involved, it's doubtful there will be any money to recover.
