This place sucks. When you call for anything the staff acts like you're bothering them. Office is always closed and communication is nonexistent. Lease says there's a 3 day grace period for rent but if it's one day late they hit you with fees. Alan violates the lease agreement when he wants to so that it accommodates him. Our water didn't work for 4 days from a repair they failed to complete and they only repaired it because we threatened to sue. From 2018-2023 we had to deal with them giving us the run around when we needed repairs. They would often come into the house without notice and legit took items from us, and when we installed cameras SURPRISE they stopped stealing from us. These people took jewelry, cash and damaged our closet door where the cash was. For well over a year our dishwasher, front door, garage, and disposal was broken and when we requested it to be repaired, we never received any repairs. They'll always say "we'll put in a work order" but I doubt it takes 3 years to fix something, then again, their maintenance person is a complete imbecile who would always make excuses for his lack of knowledge of repairs (we're sure he's like the slower family member they HAD to give a job to). We ended up purchasing a new dishwasher, microwave, and door, then, the idiot maintenance guy who only showed his face when it was something THEY needed had the audacity to threaten us with legal action if we removed OUR purchased items when we move. We took our stuff anyway because for one, the maintenance guy was an idiot, and because I'm sure they would have used our purchases to justify not repairing what they needed to for the next unlucky victims. They're crooks who never keep they're word. These people are going to be sued for sure, if not from us, from someone else who's tired of their lies and dissatisfaction. Their properties are mediocre for what is charged, crooks is putting it lightly. Overall please avoid this company, you'll be slapping yourself if you rent from them. I truly hope they go out of business, get pregnant, go bald, get a UTI, and have an unhappy life. This is coming from the chilliest person who never complains about anything, but these people are on some serious drugs or on a mission from the dark side to make the world a more horrible place than it is. Beware because again, you'll slap yourself for getting involved with these fools. Photo attached is what you'll get if you give this place an ounce of your trust.

5 out of 5 stars above and beyond my expectations on what a property management company and broker realtor does.A huge thank you for 4 years of managing the care and sale of our rental house. Which was not easy when it's an older house that consists of half an acre of lush landscape and an in ground very large pool.My wife and I are part time landlords with 12 years experience stress-fully dealing with 3 home rentals. We decided to use a property management company for our most complex property. After calling a number of companies and reading their terms of service. We decided on AAA Premier Property Management because their price was based on a percentage of the rental cost and was reasonable. They only get paid when the rent payments come in. They also have good reviews from owners of properties they manage.Most of the other companies had the same pricing model but also added on ridiculous additional fees for taking calls, running inspections, time and mileage costs to view property issues, still charge a fee when not rented but still managing the property, charge to let the repair people in, etc..Rental Experience key points:Most important they always cared about our property and it's conditionStraight forward clear contract agreement outlining services and monthly management fee for those services. No hidden fees!Found very reasonable prices for all the services that were provided when a repair had to be done.Has connections to a large array of contractors, and maintenance companies who quoted much better prices than we could get. Also, they showed a quicker response time on repairs due to the desire these contractors have on getting repeat business from this property managment company.Thorough checks done on potential tenants. This included credit checks, and troubled rental history.Managed all the required documentation needed to rent a property and legally protect the owner's interests.Advertised the property using outside signage, posted photos on the company website, and 3rd party rental sites.Reacted quickly and followed proper legal protocols to tenants who made late payments or broke lease termsQuick response and fast turn around for any issues reported by tenantsLegal assistance when there were any problems with tenants not paying final rent or exceeding their damage deposit and refusing to pay.Great communication on what's going on with property and tenantsExpenses were available online with scanned receipts, clear monthly summaries and yearly tax summaries.Staff was responsive, always friendly, kind and helpfull.Saved more money than if I managed it myself. I base the savings on how much my time is worth for all the things they took care of. This includes keeping track of expenses, legal documents, leases, advertising, showing the property to tenants, discounts for repairs/maintenance, collecting rent, inspections, tenant issues, etc...The only negative experience was our fault. We allowed tenants to have pets and we allowed the management company against their advice to rent the house to a tenant with a poor credit score.Selling Experience:Since we had already built a strong trusted relationship with this company it was an easy decision to have them as our realtor.They listed the property with MLS which is the only way to go when advertising the house. All internet realty companies and websites pull the information. So the house had maximum advertised exposure.We got an offer on the house which consisted of a packet of legal documents from the buyers realty company. Somewhere in the middle of this mess of legal garbage they wanted everything to be paid by us. I read through every page and I thought I had caught all of the realty tricks but Alan found them all and didn't play their game. He explained what was normal for the seller to pay and what was normal for the buyer to pay. Note: This is the third house I've sold so I had some experience with this. But things have really changed and not for the better for a seller. Having a realtor you trust is so important and Alan shined in this department.Under selling stress during the counter offers Alan's calm demeanor and experience really helped us make wise decisions so we didn't give away the house. A tremendous thank you to Alan for helping us from getting ripped off.All document signing except for the title was done electronically using Docusign. Saved a lot of time.Because they took care of the property they were able to manage all the agreed upon inspection repairs required for the sale of the property. Again the prices they get blow away the prices I get for the same types of repairs on rentals I manage. If we had sold it using only a realty company we would have had to deal with all the repairs from a number of different contractors. What a stressful nightmare that would have been.Conclusion:We were blessed to find this company.Sincerely,Stan and Tina

I am a single mother. I receive no government assistance. I was in a horrendous relationship with an abusive man that took his anger out on my child. I fled the relationship for his safety and my sanity after years of abuse. Then, when my ex boyfriend defaulted on the rent for a home we had rented through this agency, I was held solely responsible for the total amount due. They did not ONCE attempt to collect from my ex. Due to this, their refusal to allow me to pay HALF (even though I fled abuse) they have ruined my credit and my ability to find a home for my son and I.If you've ever wondered how evil the love of money can be, do business with this wretched company and find out for yourself.Five years it has plagued me. Five years of constant wrecked credit and living like refugees because this company is shit - but my son is safe. I am no longer covering bruises with makeup. We can sleep without fear.Worth it.
